An appraisal report is awritten description and esti-mate of the value of the prop-erty. National and state stan-dards govern the format forthe appraisal and specify theappraiser's qualifications andcredentials. The appraiserwill create a written reportfor your lender and you willbe given a copy prior to yourloan closing.

After the appraiserinspects the property, theywill compare the qualities ofyour home with other homesthat have sold recently in thesame neighborhood. Thesehomes are called "compara-bles" and play a significantrole in the appraisal process.Using industry guidelines,the appraiser will try toweigh the major componentsof these properties (i.e.,design, square footage, num-ber of rooms, lot size, age,etc.) to the components of

your home to come up withan estimated value of yourhome.

The appraiser adjusts theprice of each comparable sale(up or down) depending onhow it compares (better orworse) with your property.

As an additional check onthe value of the property, theappraiser also estimates thereplacement cost for theproperty. Replacement cost isdetermined by valuing anempty lot and estimating thecost to build a house of simi-lar size and construction.Finally, the appraiser reducesthis cost by an age factor tocompensate for depreciationand deterioration.

If your home is for invest-ment purposes, or is a multi-unit home, the appraiser willalso consider the rentalincome that will be generatedby the property to help deter-mine the value.

Using these three differentmethods, an appraiser willfrequently come up withslightly different values forthe property. The appraiseruses judgment and experi-ence to reconcile these differ-ences and then assigns a finalappraised value. The compa-rable sales approach is themost important valuationmethod in the appraisalbecause a property is worthonly what a buyer is willing topay and a seller is willing toaccept.

It is not uncommon for theappraised value of a propertyto be exactly the same as theamount stated on your salescontract. This is not a coinci-dence because your purchasecontract is the most validsales transaction. It repre-sents what a buyer is willingto offer for the property andwhat the seller is willing toaccept. Only when the com-

parable sales differ greatlyfrom your sales contract willthe appraised value be verydifferent.

What is an appraisal?

Now is a great time for sewing enthusiasts to cele-brate and personalize their craft.

One of the newest trends is the use of nontradi-tional fabrics for traditional projects. Sewers arethinking beyond cotton and wool for their creations,and turning to utility fabrics instead -- for everythingfrom innovative tops and skirts to unique acces-sories.

“Let the world around you be your source ofdesign inspiration,” says Christopher Straub fromseason 6 of “Project Runway.” “Materials youencounter in your daily life can be repurposed to cre-

ate something truly unique.”Not only do many of these alternatives tend to be

relatively inexpensive, they are durable and widelyaccessible.

Straub, a lover of all things nontraditional, is offer-ing some great tips for those looking to use utilityfabrics in their next creation:

� For smaller, or more structured projects, use aheavier and more rigid utility fabric, such as duckcloth.

� For a cloth-like feel, use utility fabrics that aresimilar to traditional fabrics. A fabric like waffle

weave will add an extra layer of interest.� It can be difficult to guide the heaviest nontra-

ditional fabrics like vinyl through a sewing machine.A heavy-duty needle and Teflon-coated presser footwill make sliding the material through the machinemuch easier.

� Just because you’re using utility fabrics, doesn’tmean you need to settle for the most common colors,like black, white and brown. For more colorful alter-natives, get inspired by hot air balloons, kites andflags and turn to ripstop fabrics or use nylon.

More seniors than ever before are choosing to stayin their homes as they age. According to a study bythe AARP, only five percent of Americans ages 65and older live in group quarters like nursing homes.

From narrow hallways to steep stairs, design ele-ments in typical houses can make remaining athome difficult in our golden years. However, basicupgrades, like handrails and ramps, can go a longway toward making homes safer for seniors. Andthere are other small senior-friendly changes thatcan even make homes more environmentally friend-ly, which can help lower utility bills.

“The aging process can be gradual for some, how-ever others can move quickly from independent liv-ing to a cane to a walker,” says Joyce Polhamus, Chairof the American Institute of Architects (AIA) Designfor Aging Knowledge Community. “You don’t needto completely remodel your home; there are smallthings you can do now to make it more accessible asthe aging process evolves, while also making it betterfor the environment.”

Automate to Conserve

One of the best ways to help ensure senior safetyis to have a well-lit home. But it sometimes can bedifficult to reach outlets and to remember to turnlights on and off as you move about your house.Installing sensors, so lights go on and off automati-cally when you enter and leave rooms, will cut backon electricity costs and ensure better visibility.

As we age, tasks that formerly seemed simple, likewatering plants, can be difficult and energy-con-suming. Polhamus recommends setting automatictimers on sprinkler systems to eliminate the need todo this task yourself, while also helping to conservewater.

Update AppliancesEmptying the dishwasher or putting a load of

laundry in the washing machine, can put a strain onthe body. Consider installing newer appliancesdesigned to be more senior friendly.

With newer dishwasher and refrigerator models,you can open doors and drawers between hip andshoulder height, which won’t require reaching up orbending down. Additionally, replacing older appli-

ances with newer, more energy-efficient appliancescan help you reduce your carbon footprint.

Or you can place existing appliances, like front-loading washing machines, on platforms. An archi-tect can help you redesign any room around appli-ances to make it safer and more senior-friendly.

Seasonal DesignThe majority of heat gain and loss comes from

windows. Electronic curtains can alleviate the bur-den of repeatedly opening and closing traditionalcurtains and are more airtight to better keep cold airoutside.

If electronic curtains aren’t an option, Polhamusrecommends ensuring windows are properly sealedand considering shrubs or bushes outside to act as abuffer against wind and cold air.
