recently, home fueling costs often in-crease for home owners. Fuel options forhome owners largely depend on the re-gion — in Ohio metro areas gas and fuelpumps are most prominent while inrural areas, propane and wood are oftenthe main choices. But whatever yourheating fuel options are, you have op-tions to reduce your costs.Reducing fuel costs can involve both

short-term and long-term solutions andrange from simple, inexpensive changesto major home modifications. Here aresome ways that you can keep the cold outand the costs down this winter:

Reduce Air LeaksBy caulking and sealing air leaks in a

home, an average household can cut 10percent of their monthly energy bill. Usecaulk to seal any cracks or small open-ings on non-moving surfaces such aswhere window frames meet the housestructure. Make sure your weather strip-

ping in exterior door frames hasn’t dete-riorated and cracked, if it has, replace it.Sealing windows and doors will help,

but the worst culprits are usually utilitycut-throughs for pipes (plumping pene-trations), gaps around chimneys and re-cessed lights in insulated ceilings, andunfinished spaces behind cupboards andclosets. You can buy material that ex-pands to fill the gaps and keep air fromflowing through.

Use Energy WiselySet the temperature of your water

heater to the warm setting (120 F). Ifyour water heater is older, get an insu-lating blanket to wrap around it and re-duce heat loss. Newer heaters are muchmore energy efficient and a blanketwon’t make a noticeable impact.Lower the thermostat setting to 50 or

55 degrees when you are using your fire-place and the furnace is on. Somewarmed air will still be lost, but the fur-nace won't have to use as much fuel tokeep the rest of the house at its usualtemperature.Install a programmable smart ther-

mostat that allows you to lower the heatduring the workday or at night whenyou’re asleep, and automatically increasethe setting before you get home or awakein the morning.

Install Energy-Efficient ProductsUpgrading to energy-efficient appli-

ances and products such as new HVACsystems, high-performance windows andENERGY-STAR rated appliances willalso help lower your electricity bills.Win-dows with low-E glass may cost 10 to 30percent more than conventional glassdouble-pane windows, but their effec-tiveness in keeping your wintertime heatindoors will make up for it with lowerheat costs over time.Replacing incandescent lights with

compact fluorescents can save homeowners up to three-quarters of the elec-tricity previously used by incandescents.The best targets are 60-100 watt bulbsused for several hours a day. Check thefixtures to ensure they will accommodatethe slightly larger compact fluorescents.The best way to reduce your home’s

overall energy consumption is to hire a

market preferences and integrate elabo-rate designs and consumer desires intothe floor plans and construction of thehomes. And successful home buildershave the knowledge, organizationalskills and drive to build them.But what does it really take to build a

house?Like a CEO, a home builder relies on a

number of workers to get the job doneright. A home builder guides dozens ofskilled artisans and professionals, in-cluding carpenters, architects, engineers,plumbers, electricians, painters andlandscapers. The builder must under-stand all of the home’s complex systemsand know enough about each contractor’strade in order to coordinate this skilledteam to build and sell a quality product.Some home builders develop the land

on which the homes are built. In this ca-pacity, they act as the land surveyor.

They look at a piece of land to determinewhether it complies with zoning regula-tions, local planning laws and environ-mental restrictions, and whether it issuitable for development. The homebuilder studies the lot’s topography,searching for rock outcroppings, shallowdepth bedrock, shallow groundwater,natural drainage sources and dense veg-etation. Landscaping options and erosioncontrol also have to be considered. Oncea builder determines that a site is suit-able for construction, they must navigatethe permitting process.Home builders serve as liaisons with

their communities and local governmentofficials. They research and study localbuilding codes to determine what can bebuilt in a given location. In most locali-ties, building codes govern building,plumbing, heating and air conditioning,electrical systems and fire safety. Afterstudying the building codes, the buildercollects all the required permits fromvarious authorities before proceedingwith construction.

Once the permits are obtained, thebuilder will prepare the site and selecthow the home will be situated on it. Thehome builder then oversees the entireconstruction process, which includes—but is certainly not limited to—layingthe foundation; erecting the framing,roofing and siding; building the walls;and installing the plumbing, heating andelectrical work.A home builder acts as an inspector.

The local building department will in-spect the construction site for code viola-tions throughout the home’sconstruction. But a professional homebuilder will make certain the homemeets both code and warranty guidelineslong before and after the officials showup. Once the house is finished, thebuilder informs the appropriate munici-pal departments that it is ready for finalinspection and the approval that thehome is safe for its new owners to movein.Professional home builders strive to

deliver a home that will make their cus-

tomers happy. To meet this objective,they act as public relations professionals.The builder will discuss the constructionprocess and building schedule with thebuyer, and plan times when the buyercan tour the building site and ask ques-tions about the status of their new home.Home builders are also businesspeople

who establish a network of reliable andquality materials suppliers and tradecontractors with whom they conductbusiness on a regular basis.Home builders are schedulers and

record keepers. They must think on theirfeet, keep complex construction timelinesand tackle multiple tasks simultane-ously in order to keep the constructionprocess moving forward and ensure thehome is completed on schedule.All in all, home builders must wear

many, many hats in order to deliver ahome where the new owners can hangtheir own hats, raise a family and buildlifelong memories.
