heritage designation lowers a proper-ty’s value because it limits what anew owner can do with it.

I believe that’s a myth and here’swhy.Ontario’s Heritage Act guidesmunicipalities in supporting heritageefforts.

Most city heritage staff work witha committee of citizens and localpoliticians who advise city counciland act as a resource on heritageissues. The city clerk keeps a registerof all heritage properties.

About 4,500 homes in Torontoand 280 in Mississauga are designat-ed heritage properties while there aremany others that are “listed.” Listedmeans the property appears in thecity’s heritage register, but it has notyet been fully researched or docu-mented so it is not yet protected bythe Heritage Act.

Here is what the heritage commit-tee looks for in deciding whether aproperty should be designated:

• It has significant architecturalvalue.

• It relates to a significant personor event in the history of a city orhelps us understand the character ofour community or area.

• It displays a high degree ofcraftsmanship, artistic merit or scien-tific or technical achievement.

• It is a landmark.• It does not have to be old. Roy

parts of our modern heritage and aresymbols that define Toronto to theworld.

• It preserves the valuable legacyof the past.

As an example, the AdamsonEstate on Enola Ave. in Mississaugawas built in 1920. Mabel Cawthra andAgar Adamson commissioned theFlemish gabled mansion, inspired bytheir World War I experience inBelgium and the Toronto firm Sproattand Rolph designed it. The Cawthrafamily, one of the oldest in modernMississauga, traces their roots backalmost 500 years to Yorkshire,England.

The main criticism of a heritagedesignation is the myth that it willreduce the value of a property. Hereare some of the benefits:

• Studies have shown that her-itage properties increase in value atthe same rate as non-designated prop-erties. The Flatiron building locatedwhere Front, Wellington and Churchstreets meet in Toronto can charge thesame rent as Triple A buildings near-by. It is also cool to be there.

• You may have access to heritagegrant programs to improve your prop-erty.

• Heritage staff can help withadvice on renovations.

• There may be rebates on proper-ty taxes.

• There is an increased sense ofpride of ownership and civic respon-sibility.

There are also points to remem-ber whether you’re buying or sellinga heritage home. If you’re selling one,be sure to market the heritage desig-nation as a positive feature.

Although there are added steps todemolish or alter a heritage home, ifyou work with city heritage staff andunderstand how to make your appli-cation, it should not take much moretime than a regular building permit.

Interiors of the home are usually notincluded in the designation, so youcan do almost any interior renovation,similar to a non-designated home.

Remember that you are sellingsomething special — a piece of ourhistory.

If you are making an applicationto change or renovate a heritagehome, be sure to tell the story of yourhome, with detailed photographs ofwhat it looks like today and what itwill look like.

Use the committee members foradvice and guidance before you makeyour application, whether it is aboutbuilding materials, style or even landelevations. Housing markets are expect-ed to remain steady in 2012and 2013, according to

Canada Mortgage and HousingCorporation’s (CMHC) first quarter2012.

“With the Canadian economy set toexpand at a moderate pace and mort-gage rates expected to remain low,activity levels in 2012 in both newhome construction and sales of existinghomes will stay close to levels seen in2011,” said Mathieu Laberge, DeputyChief Economist for CMHC.

Housing starts will be in the rangeof 164,000 to 212,700 units in 2012,with a point forecast of 190,000 units.In 2013, housing starts will be in therange of 168,900 to 219,300 units, witha point forecast of 193,800 units.

Existing home sales will be in therange of 406,000 to 504,500 units in2012, with a point forecast of 457,300units. In 2013, MLS® sales are expect-ed to move up in the range of 417,600

to 517,400 units, with a point forecastof 468,200 units.

The average MLS® price is fore-cast to be between $330,000 and$410,000 in 2012 and between$335,000 and $430,000 in 2013.CMHC’s point forecast for the averageMLS® price is $368,900 for 2012 and$379,000 for 2013. The moderateincreases in the average MLS® priceare consistent with the balanced marketconditions that occurred in 2011, andthat are expected to continue in 2012and 2013.

Not all lenders are created equal,says lending advisor DaliaBarsoum, although, as she

explains, there are several common rea-sons why you may be declined for financ-ing.

You found the investment opportu-nity you have been looking for...

Your offer has now been acceptedand you are eager to waive the financingcondition. You have submitted a financ-ing application through your lendingadvisor or directly to the lender and areanxiously waiting to hear back.

Declined is the answer! Not whatyou were hoping to hear.

What happened? Here are the topcommon reasons for why a lender maydecline financing. It is important to rec-ognize that not all lenders are equal.Lenders differ in terms of:

1) The geographic focus of wherethey lend. Some lenders are not willing tolend in cities or towns where propertyvalue fluctuates or the local economicfundamentals are weak (i.e. lack of jobgrowth, infrastructure expansion).

2) The property types they lendagainst. Some lenders for example shyaway from lending towardsstudent/rooming houses or rental proper-ties altogether.

3) The number of rental properties

one can own. Some lenders will finance amaximum of two rental properties perindividual/entity. Others are willing to gowith five, while some may not have alimit.

4) The criteria they use to evaluatethe strength of a particular application.Each lender has its own qualificationratios for evaluating applications. Somelenders accept higher investor debt loadrelative to overall income levels than oth-ers and some will consider the strength ofthe property over the applicant’s.

5) Product offering. Lenders differ inthe client segments they focus on. Forexample, some have good products forself-employed or clients with challengedcredit, while others don’t. They also dif-fer in terms of the extent of support doc-umentation required from the client toclose the deal.

6) How they factor in rental income.Lenders differ in how they look at rentalincome and how much of it will be fac-tored in the evaluation of your applica-tion. It would be nice to factor 100% ofthe rental income on your application.The reality is that lenders factor in only apercentage (typically between 50% -80%). Some would consider it extraincome, while others look at rental as away to offset rental expenses.

7) The structure under which theyfinance the deal. Some lenders won’tfinance deals that are set up under a cor-porate structure. Simply because theyperceive it as a higher risk deal due to theeffort/costs associated with dealing withmultiple parties if a foreclosure has totake place.

It is so important to send your appli-cation to the “right” lender not just theone offering the lowest interest rate. The“right” lender is one who’s lending phi-losophy (encompassing all of the abovefactors) is in line with your specific situ-

ation and needs. Sending your applicationto the wrong lender could result in adecline.

The worst thing you can do when itcomes to financing is to follow what wecall “A trick or treat” approach to shop-ping for a loan.

What we mean by that is knockingon various lenders’ doors by submittingyour application to several simultaneous-ly or one after the other if it gets declined.

While shopping around is veryimportant, doing it in the mannerdescribed above will not only hurt yourcredit, if each of those lenders pull a cred-it report on you, but will also waste timeif you are not 100% sure that you are sub-mitting to the right lender.

There are better ways to shop thedeal and increase your chances of gettingapproved.

If you have been declined by the lenderAsk for the reasons behind the

decline and discuss any misunderstand-ing that may have occurred and con-tributed to the decline and if there is any-thing to do about it. It is worth it to takethis step first before taking your applica-tion somewhere else.

Before you submit or resubmit yourapplication after a decline to the nextlender, you need to speak with a lendingadvisor that specializes in financingrental properties and who has access tomultiple lenders in that area. Discussyour story with the advisor, includingyour financial situation, investment strat-

egy and provide him/her with informa-

tion about the deal at hand and the rea-

sons your deal was declined ( if any).

Your advisor will be able to package

your deal and with her/his understanding

of the various lenders’ policies, areas of

strength/weakness and your investment

goals, he/she will be able to submit your

application to the right lender and

increase your chances of approval.

Relationships Matter

Do not underestimate the power of

relationships to the success of your

investment career.

Selecting the right lending partner

early in your investment plan is key to

getting approved and continuing to get

approved.

Look for a track record and special-

ization in financing real estate invest-

ments as well as access to various lenders

and/or products that are tailored to your

specific situation and investment strategy.

Take the time to educate your partner

about your goals and investment plan

from the get go and discuss with him/her

the financing plan for any deals that come

your way early on and before committing

to an offer.

Your lending partner acts as your

sounding board, reduces the hassles asso-

ciated with shopping around for a loan

and can direct and educate you on how

and what to do with your application.

With their understanding of the

various lending products out there, their

lender relationships and market

knowledge they will know what works or

doesn't early on in the process and before

submitting your application.

Are you thinking about buy-ing a home in the GreaterHamilton, Burlington or

outlying areas? 2012 should be a goodyear for making a purchase as large asa house. How do we know?Economists tell us that low interestrates, relatively low unemployment,good employment prospects and busi-ness growth are good signs for thehousing market, and they are all pres-ent for our local market. TheHamilton-Burlington real estate mar-ket will see modest growth supportedby the expectation of continued goodeconomic conditions.

First and foremost, interest ratesare low. They are expected to remainlow for this year and perhaps into theearly part of next year. With five-yearfixed mortgage rates available atunder five per cent and six-month tofour-year rates ranging well belowthat, the time seems right to be taking

advantage of those low rates to buy ahome.

Unemployment figures for theHamilton and Burlington areas showour rate is about one per cent lowerthan the national average and compareeven better to the Ontario average.Our unemployment rate is down half-a-percentage point from last year. Wehave seen new employers bringingsuccessful and active business to thisarea recently and we are seeing localjobs maintained as well. Employmentstability will increase consumer confi-dence in our local economy and moreconfidence in the housing market.

Our area is the only area inSouthern Ontario expected to showeconomic growth through 2012. Intheir Housing Outlook Conference inNovember of last year, the CanadaMortgage and Housing Corporation(CMHC) cited strong jobs growth inour area as one of the reasons we

could expect to see growth. The

Hamilton area also scored well with

the Real Estate Investment Network

(REIN), which named Hamilton as the

best place in Ontario and the third best

in Canada in which to invest in real

estate. By taking into account popula-

tion growth, major employers, infra-

structure and pending major trans-

portation improvements, the REIN

found Hamilton to be a good bet.

And it is not just our economy

that makes 2012 a good time to pur-

chase a home in our area.

First time buyers taking advan-

tage of low interest rates will find

additional incentives to purchase a

home through the land transfer tax

rebate for first time buyers and the

Home Buyer’s Plan, which allows

first-time buyers to withdraw up to

$25,000 from their RRSPs to buy or

build a home.

Affordability is always an issue,and in the Greater Hamilton,Burlington and outlying areas, wehave a wide range of prices, propertiesand options for home buyers. Theaverage house price in our market areaat the end of 2011 was $313,430 – thatis just the average. There are homesavailable for under $100,000 inHamilton and $1 million homes aswell. We have mansions to cottages,historic neighbourhoods to brand newsubdivisions, acreages to leaseholds.There really is something for every-one in our area.

Our area provides the stabilityhome buyers should be looking forwhen they are purchasing a home, anda wide range of housing options andopportunities. This could very well bethe right year to buy a home in this area.
