Farmland for Lease at the Vermont Land Trust Brewster Upland Farm Jeffersonville, Vermont Background and Information The Vermont Land Trust (VLT) is seeking proposals from farmers interested in a five-year “farm incubator” lease on 5 to 15 acres of farmland, along with on-site housing, on the Brewster Uplands farm in Jeffersonville, Vermont. VLT has several long-term goals for the land, including agriculture, farm incubation, alternative energy, forest-resource management, and recreation. We plan to own the land indefinitely to fulfill these goals. The farm and associated housing are currently unoccupied. Property Description The Brewster Upland farm totals over 1,000 acres of farm, forestland and farm buildings. Much of the available farmland has prime or statewide-significant agricultural soils. We are currently leasing five acres to a farmer for vegetable production and are seeking a farmer to lease an additional 5-15 acres. The farmland is eligible for organic certification. It has a good supply of well water on-site, and a barn for storage. Both the water supply and the storage barn are shared with a current lessor. For more details please refer to the enclosed map. The lease includes on-farm housing: a newly renovated 3-bedroom apartment in a farmhouse, which has been converted to a duplex. Lease Terms Removable structures, such as greenhouses or sheds, may be built or placed on the land with VLT approval. VLT may be willing to reimburse the leasing farmer for improvements remaining after the termination of the lease. We will lease the land for up to a 5-year period. Lease payment for the housing and farmland will be $750 per month; heat and utilities will be paid by the lessor.
