been raised since 2009. Of the total income to FAAR, 46% is from dues. The rest, 54%, comes from

various programs and partnerships FAAR maintains such as the Real Estate Career Academy, the REAL-TOR® Store and the Real Estate Showcase magazine.

FAAR is a stockholder member of MRIS and therefore the agent subscription fees for FAAR mem-bers are less than the non-member rate.

FAAR Facts

The FAAR staff has over 68 com-bined years experience in asso-ciation management, marketing, governmental affairs, membership services, accounting and education and they take courses to improve skills in their respective field of expertise.

The staff offers effective, friendly Stellar Service.

FAAR office leases SUPRA keypads and sells lockboxes and maintains the SUPRA network system.The staff can change the shackle code for a lock box and diagnose keypad problems and check on the ownership of lock boxes and keypads.

FAAR is a Point-of-Entry for NAR’s National REALTORS® Database Sys-tem. The office is able to transmit information about new and exist-ing members directly to NAR.

The FAAR CEO can answer ques-tions concerning professional standards issues from members and the public. The office proc-esses ethics complaints, requests for arbitration, mediation and the Citation System. Free notary service. FAAR notifies Brokers of pending agent license expiration.

FAAR sends an annual letter (Oct.) to each member notifying them of their ethics date on file with the Association so they may comply with the every two year require-

ment to take an NAR approved 2 ½ hour ethics course.

MarketingFAAR partnered with The Free Lance Star in 1992 to publish the Real Estate Showcase. The partner-ship also includes the real estate page at fredericksburg.com. Mem-bers can advertise in both products for a fee. The FAAR REALTOR® Store features industry products such as signs, sign posts, flyer stands, books and numerous other real estate busi-ness items.

Supporting FAAR’s non-dues income producing efforts, such as the school and the REALTOR® Store, helps keep dues reasonable.

CommunicationsFAAR emails the weekly Update to members covering upcoming events and important issues and reminders. The FAAR Forum blog is available for members to contrib-ute and/or comment.

Charitable EndeavorsThe Fredericksburg REALTORS® Foundation raises funds to donate to area organizations and programs that address housing issues. The Foundation has donated thou-sands of dollars since its creation in 1992. Over the its 21 year history, FAAR through the Foundation has supported many organizations including, but not limited to, Hope House, Habitat for Humanity, the Kids on the Block puppet troupe, Hospice, the Central Virginia

Housing Coalition, Make-A-Wish-Foundation, Rappahannock Council on Violence, Alliance for Sheltered Housing, Homes for Our Troops, Rebuilding Together, Rappahan-nock Legal Services, and Project FAITH.

The Community Outreach Commit-tee supports Habitat in the annual Ride Virginia motorcycle event, hosts the Red Cross Blood Mobile at FAAR and serves dinners at the Thurman Brisben Center. It also sponsors the Secret Santa Gift giv-ing project which provides Christ-mas gifts to families of Project Link

The CommitteesFAAR has 16 Committees. Each has a specific mission. Special Func-tions plans the social events, while Community Outreach Committee assists charities in the area. Public Relations educates the commu-nity about the services/value of REALTORS® while the Multicultural Committee focuses on diversity issues. The Awards Committee rec-ognizes members for their service to the industry and the community while Governmental Affairs and RPAC monitor elected officials/leg-islation regarding private property rights. The Property Management Committee examines landlord ten-ant issues. Technology reviews the needs of the FAAR office and tools useful to members.

The Young Professional Network (YPN) provides networking oppor-tunities to all members but espe-cially to newer agents. Grievance and Professional Standards Com-mittees process complaints and hold hearings. MBN is a networking group for managing brokers and the Education Committee creates the policies for the school, RECA. For a list of the Committees and contact information, go to page 12.

The AffiliatesFAAR has 85 affiliate members who represent a wide range of allied fields and who have supported the many activities of FAAR every year. Thanks! Do business with an Affili-ate!

The Regional REALTORS® ForumFAAR, Prince William, Greater Piedmont, Blue Ridge, Dulles, and Northern Virginia Associations

joined together to assist members pursue a successful career. The group originally formed to address the ethical issues generated by the short sale market environment.

Housing 1stHousing 1st, an organization origi-nally spearheaded by FAAR, is now focused on learning the mission/needs of local agencies to deter-mine where it can be most helpful advocating for the housing issues of the community.

Association Leadership Develop-ment Program (ALDP)FAAR, Prince William and the Dulles Associations created ALDP in 2008 to offer leadership training for its members. The sessions cover understanding personality types, seeking non-dues income, learning the importance of legislative and community advocacy, plus other leadership building skill exercises.

The Pinnacle ProgramIn 2012, FAAR invested in the Pin-nacle Program, joining REALTOR® associations from across the coun-try to assess their relevancy and to look at ways to create a successful association of the future.

Happy New Year FAAR agents and affiliates! This year is all

about you! The leadership and staff have come up with some very cool ideas to show our apprecia-tion of YOU, the membership! In the first quarter of the new year, FAAR's Real Estate Career Acad-emy is hosting three designation classes. You can take the early part of the year to get some "advanced education." Be sure to check the FAAR calendar frequently for a va-riety of education opportunities.

In addition, February brings the annual VAR Legislative Conference in Richmond. This is a fabulous opportunity to meet your con-gressional representatives and to mingle with fellow Virginia agents. You cannot know how much you can learn until you put yourself out there amongst your peers! When you add your voice to the hundreds of REALTORS® that

descend on Capitol Square each February for this conference, you realize how much power you have through your collective voice. The best part is that you can attend for free! Look for more details later in the newsletter on how to register for the event and how to partici-pate in the meetings with legisla-tors.

FAAR also has a lot of great events in store for you to network with other agents and have some fun. Over the next few months you will have the chance to play Bingo for some great prizes, bowl at Splits-ville with your friends, and honor your fellow agents at the Awards Lunch.

March will be a very special month at FAAR where we thank our members by providing free classes, social events, and office visits to show you how to make the most

of your FAAR membership. Watch the weekly FAAR updates for infor-mation on how to take advantage of these great offerings.

2012 President Chip Taylor’s message to the members was

“The Members are the Heart of FAAR”. He spent the year outreach-ing to get a sense of what the members needed from the Asso-ciation. Information was obtained through office visits, a membership survey and two events, FAAR 2.0 and the Varsity Club gathering.

FAAR 2.0Individuals who have been a mem-ber less than two years were in-vited to attend the October event. The group was asked to ponder what if FAAR closed its doors and a new Association was created, what traditional features would still be needed, what could go and what could be added to better serve the members? Most of the comments centered on what FAAR could do for the newer agents. The group said that professional standards- doing busi-ness by the Code of Ethics, offering mediation, processing ethics com-plaints and arbitration requests, was necessary.

They also saw the value of main-

taining a strong advocacy for government and legislative mat-ters (Legislative and Governmental Affairs Committee); informing the public of the services of REAL-TORS® (Public Relations Commit-tee); providing robust consumer information on the areas in FAAR’s jurisdiction (focus of the new web-site); and strong education curricu-lum including technology (RECA and the Technology Committee).

Those in attendance commented that FAAR must be welcoming to new agents and should provide training on how to set up a busi-ness, including the financial obli-gations and short cuts to getting started.

Some suggestions were things that FAAR already does. The Association offers evening classes and has a new member getting started pro-gram called Street Smarts.

There were some more bodacious ideas, too. Create a lounge in the FAAR office for members to “hang out” and get a cup of coffee, meet with a client, or charge their elec-tronic devices (this is in the works for 1st quarter). Establish a better website (a brand new site launches in April). Provide free tools to members. Gather best practices (listing, negotiation, servicing niche markets, etc.) for new agents to consider (ideas for RECA).

Varsity ClubIn November, those who have been a member of FAAR for more

than 25 years were invited to socialize and share some of their FAAR experiences. In their remi-niscing it was evident that the cost of doing business has increased substantially. While many fondly remembered the days of the MLS book, they agreed that the Internet was an improvement to presenting and distributing listing information.

Electronic tools are great- cell phones, voice mail, texting, email-ing but the group agreed that real estate is still a people business and the most successful agents usu-ally enjoyed relationship building coupled with a sincere interest in helping people.

Fall 2012 Member Survey Sum-mary and Comments

1- Do you use the monthly RBI sta-tistical reports provided by FAAR?Since 43% read the reports but do not use the reports in their mar-keting, it suggests that we need to offer more education on using marketing tools.

2- Comments regarding FAAR’s political engagement-Over 72% responded that they approve of FAAR being politically engaged. Some comments sug-gested that members do not give to RPAC because they prefer to support their own candidates/is-sues. One commented that it was a unique service that is not available via franchises. Perhaps more transparency in the funding process by explaining the reasoning behind the funding is necessary.

3- Using a buyer testimonial video created by the PR Committee-Although 68% said they would use the video many of the comments suggested that members prefer to use their own testimonials.

4- Creating an assistance fund to help fellow REALTORS® in time of need-Almost 70% responded that they would support an annual $5 contri-bution but many of the comments questioned the criteria for funding an applicant. There is not over-whelming support of the concept.

5- RECA sponsored webinars-Just 34% said they would be interested in FAAR offered webi-nars depending on the topic. That suggests that perhaps the efforts in providing this type of education format were best spent in other areas.

6- RECA sponsored Road Show in firm officesClose to 80% said they would ap-preciate a CE class in their office. Education Director Barbara Castillo will market the format to offices in 2013.

7- Suggestions for classes or training-Mentioned topics- real estate law, marketing, property management, financing, technology, prospecting/

lead generation, contract, iPAD, ne-gotiating, and business functions.Many of the survey requests are current offerings at FAAR which suggests a marketing issue. Staff also suggested a Tips & Tricks class done in a speed learning format and a class on how legislation is created and passed. Some com-mented that RECA classes were too expensive.

8- Frequency of opening FAAR emails -60% said they “always” open FAAR emails but perhaps those that responded to the survey are also the members who open the emails. The format of the Update has changed to one that is easier to read.

9- Products and services that would assist in your business-Respondents asked for a user friendly website, current member roster, member- driven commit-tees, insurance coverage opportu-nities. Perhaps an updated “What FAAR does for your dues dollars” article is needed. A new website with interesting features and bet-ter navigation will be a welcome addition to the list of member services. The website will provide links to the many services/prod-ucts of VAR and NAR.

10- Participation in FAAR commit-tees, activities, leadership-Of those responding almost 65% said that community and family are their major focus, 41% said that business consumes their time

and only 7.4 % commented that they don’t see what was in it for them. Staff suggested a Member Appreciation Week where FAAR of-fers a number of freebies/specials/lunch or breakfast. Staff also sees the value of continuing office visits with leadership to promote partici-pation.

11- Most enjoyed events-Trade Show 67.6%Awards Luncheon 29.7%Halloween Mixer 27%, Installation 24.3%and Spitsville Member Mixer fol-lowed closely behind.

12- Most frequently observed unprofessional behavior-Sited activities- Divulging confiden-tial information, lying to clients, not changing status in MRIS, lack of communication, RESPA viola-tions; lack of professional courte-sies, rude recruiting tactics, going behind the sign activities. Not all the behavior mentioned rises to the level of a violation of the Code of Ethics.

The year flew by and upon reflection the list of activities is

impressive. Thank you to the Com-mittees Special Functions, Commu-nity Outreach, Public Relation, the Foundation and Education (RECA) for executing many fun, communi-ty-minded and educational events. Three new FAAR employees…FAAR welcomed three new employees in 2012. Vivacious Sarah Otto, joined FAAR as the new customer service receptionist and membership services assistant. Lynn DeSena came on board as the new Marketing Director. High energy Lynn plans to expand the AMP program and create an update just for brokers. New hire Education Director Barbara Castillo expertly manages the Real Estate Career Academy. Barbara has expanded

the class variety and she is excel-lent writing curriculum.

Offices visits and more…It has been a banner year for office visits. 2012 President Chip Taylor and Membership Services Director Lori Hillard-Wehr visited over 20 offices.

The Association Leadership Devel-opment Program (ALDP) gradu-ated 10 students, including 5 FAAR members. FAAR has invested in the Pinnacle Program, joining REAL-TOR® associations across the coun-try to assess their relevancy and to look at ways to create a successful association of the future. The pro-gram of webinars and face-to-face meeting goes through 2013.

Other notable achievements…New 5- year lease was negotiated

with FAAR building tenant with C&F Mortgage Corp.Numerous FAAR members were selected to serve on NAR and VAR committees. Sherry Bailey was elected for a 3-year term on the VAR Board of Directors.The first Good Neighbor Award was given to two deserving mem-bers. FAAR hosted it’s first-ever Art Show featuring the art work from the region’s high schools. The proceeds benefited the REALTORS® Foundation. The FAAR office in-stalled an IMIS Upgrade/new NRDS interface.

More firsts- an Economic Summit with NAR’s economist Lawrence Yun, FAAR 2.0 and Varsity Club gathering; a buyer testimonial video produced by the Public Rela-tions Committee.

I joined the Fredericksburg REAL-TORS® Foundation two years ago

not really understanding what the Foundation did or how it raised money, but still eager to do my part as a REALTOR® and give back to the community. During my time on the Foundation, I have developed a deep respect for the work that the group does and the charities that we support. There are so many needs throughout the area and the Foundation has really carved out a niche as a generous organization focused on one of the

most basic of all human needs: shelter.

I have also come to realize that many REALTOR® members of FAAR don’t have a good understanding of what good work the Foundation does. You may buy a raffle ticket at an event or buy an item at the Silent Auction, but I want every-one to truly understand the vital role that the Foundation and the individuals who support the Foun-dation serve in this community. So what does the Foundation do and why should FAAR members sup-port it?

• The Foundation gives money to those who need it.Since 2009, the Foundation has granted out almost $50,000 in funds to nonprofits. And that money has stayed right here Fredericksburg, King George,

Spotsylvania, Caroline, and Stafford to help folks you may see at church or the grocery store. People who have lost their homes to fire, soldiers who lost limbs in combat, and homeless families that need a warm place to sleep.

• All the money raised at fundrais-ers goes to grants.The Foundation is wholly sup-ported by FAAR so there is virtually no overhead. This allows nearly every dime that is collected to go straight back out to charities. The only items that the Foundation must pay for out of its funds are the yearly tax audits required to maintain the 501©3 status. So you can feel good that every dollar you give for a raffle ticket, Bingo card, or Silent Auction item is going directly to a family or individual in need.Continued on pg 17.

• Every governor has a relation-ship with an area charity.Each governor is responsible for maintaining a relationship with a charity and checking in on them frequently to determine their needs and also to ensure that the funds granted are being used for what they were initially intended.

• The Foundation Board of Gover-nors is made up of all volunteers and FAAR members.FAAR staff certainly helps with the day-to-day operation of the Foun-dation, but all decisions are made solely by the Governors. There are eight REALTOR® members and one affiliate member. Governors serve for three-year terms so that they have a chance really get to know

the issues and charities. • The Foundation is the charitable giving arm of FAAR and supported by the generosity of our members. Contributions are tax deductible! The Foundation does not regularly solicit outside contributions so all of the good we are able to do is thanks to you, the FAAR members. One of the Foundation’s goals is to expand the pool of contributors and start seeking outside support, but the majority of our fundrais-ing still comes from our members. So the next time you’re at a FAAR event, buy an extra raffle ticket or two. Those dollars may end up building a house for someone in need.

• Any REALTOR® member of FAAR can apply to be a Governor. You don’t need special credentials to be a Governor of the Founda-tion. You just need a desire to give back to your community and a willingness to do some hard work. The Foundation currently has an opening on the Board of Gover-nors so if you’re interested, email [email protected] to get an application. Applications are considered by the FAAR Board of Directors.

REALTORS® Give Back to the Community in 2012

RPAC

Area REALTORS® contributed much to the community in

2012 by supporting local charities, volunteering at numerous events, and raising money for the Freder-icksburg REALTORS® Foundation to assist with local housing related needs.

In an annual gift-giving program coordinated through Project LINK, FAAR members and brokerages played Secret Santa to dozens of area families, donating gifts and money. Local real estate offices also contributed over 6,000 boxes of cereal to an area-wide cereal

drive, hosted two American Red Cross blood drives, supported Af-fordable Housing Awareness Week, sponsored Habitat for Humanity’s Ride for VA, and served dinners at the Thurman Brisben Homeless Shelter.

The generosity of FAAR members allowed the Fredericksburg REAL-TORS® Foundation to grant out over $5,000 in 2012 to support Hope House, the Thurman Brisben Homeless Shelter, and Rappahan-nock Legal Services.

Fiscal cliff, sequestration, Bush tax cuts, deficit spending,

entitlement reform—a lot of the buzz words from 2012 have some-thing to do with politics. It seems that politics has pervaded every aspect of our life from how we get our healthcare to how we conduct business as REALTORS®. The world of real estate is not just populated by buyers and sellers, it’s full of acronyms, rules, and regulations that are all handed down from the federal, state, and local govern-ments.

Some of these rules make our lives better, some we can tolerate, and some are downright bad for our business. So what do we do about the bad ones? The answer is simple: make an investment in RPAC. You’re probably think-ing, but what’s in it for me? Why should I care about RPAC? Here are some of the reasons why RPAC is so important to your business.

• RPAC funds candidates who sup-port your business.Decisions about RPAC funding are made by fellow REALTORS® who look at several factors when mak-ing a decision about RPAC funding. We look at a candidate’s position

and voting record on real estate is-sues, responses to a questionnaire about real estate issues, and face-to-face interviews. Only those candidates with a demonstrated understanding of the real estate industry and desire to support the industry receive funding.

• RPAC supports candidates who support us, regardless of political affiliation. When considering a candidate for RPAC funds, party affiliation doesn’t even enter the equa-tion. If an individual is solid on real estate issues, we don’t care whether there is an R or a D next to their name. And it shows…RPAC support statewide is split almost 50-50 between both parties. RPAC does favor incumbent legislators with strong records of supporting REALTORS®. You wouldn’t want a client to turn their back on you if you’re doing a good job, and we don’t turn our backs on legislative friends either.

• RPAC and advocacy go hand-in-hand. VAR lobbyists, association Govern-ment Affairs Directors, and REAL-TOR® members like you work on actual legislation. They inform public officials of the implications of their decisions on your business, and make sure new laws and ordi-nances don’t hurt REALTORS® and property owners. The relationships created by RPAC help this process along.

• RPAC works behind the scenes, but it’s always working for you.

RPAC doesn’t tell members how to vote, doesn’t buy votes, and doesn’t get involved in every race for every seat. But RPAC dol-lars are always at work for our members. During busy election seasons, RPAC dollars are funding candidates who are supportive of the real estate industry. Those newly elected officials take their seats at the General Assembly and that’s where the power of RPAC is really evident. Legislators who we’ve supported carry bills for us and help defeat measures that would harm our industry.

The next time you pay your dues bill, don’t cross off your RPAC Fair Share. RPAC is like political insur-ance for your business. Just $25 can make a huge difference and there is so much at stake for our industry and our profession. Be-ing a member of FAAR gets you double the RPAC protection. Not only do we have the power of RPAC resources at our fingertips, but we are also fortunate to have a Government Affairs Director, Kim McClellan, who monitors lo-cal and state government actions on a daily basis and a member of the statewide Virginia Associa-tion of REALTORS® RPAC Trustees, yours truly Suzy Stone, who helps make decisions on how to spend those RPAC dollars. The power of your RPAC contributions coupled with the expertise of our staff and volunteers is a combination that cannot be beat.

The 2013 General Assembly ses-sion officially began on January

8, 2013. In just 45 short days, the legislature must take care of all its business. REALTORS® have a robust agenda for consideration. FAAR members will join REALTORS® from across the state on February 6th to advocate for these issues atREALTOR® Day on the Hill.

2013 VAR Legislative Agenda

• Appraisal Management Compa-nies: The laws adopted last year on AMCs need to apply to both commercial and residential ap-

praisals.• Landlord Tenant: There are sev-eral measures aimed at protecting both tenants and property manag-ers.

• POA/Condo Act: This bill will help address the annual challenges presented by property owners as-sociations.

• Real Estate Licensee Reliance on Public Records: If agents rely on public records, they shouldn't have to worry about frivolous lawsuits.

• First-Time Homebuyers Savings Accounts: VAR will seek to set up accounts for future buyers to con-tribute to, much like the existing college savings accounts.

• Dangerous Drug Lab Disclosures: VAR will examine ways to protect the public and our members from the consequences of meth labs.

• Fair Housing: VAR wants to ensure that all employees of real estate firms who are involved in Fair Housing cases are heard by the Real Estate Board.
