The Invitation

The state government is calling for proposals from innovative food and beverage operators to complement our existing cluster of entrepreneurs, thinkers and seekers already calling Lot Fourteen home.

Lot Fourteen is the former Royal Adelaide Hospital site and is being transformed into a globally recognised ideas and innovation neighbourhood for entrepreneurship, research and culture, creating high-value jobs across technology driven industries and the future location of the Aboriginal Art and Cultures Centre.

This landmark neighbourhood in Adelaide’s CBD is an example of health, wellbeing and sustainable design as the first WELL Precertified Community in the southern hemisphere and as a 6 Star Green Star Community.

Our retail spaces at Lot Fourteen will be neighbourhood places that stitch the precinct together and create life and energy, places with local character where interesting and exciting things happen every day.

A successful and popular roster of pop-up cafés, coffee carts and food trucks has provided food and beverage for our tenants, contractors and visitors over the past two years while development and refurbishment of the heritage precinct was underway.

Now, individuals or businesses looking for an exciting opportunity to breathe new life into the Sheridan Kiosk and create an outstanding food and beverage offering on North Terrace are invited to submit a proposal that reflects the aspirations of Lot Fourteen and adds value to the exceptional neighbourhood experience of Lot Fourteen.

The Location

Lot Fourteen is ideally positioned on Adelaide’s premier North Terrace cultural boulevard, within the Adelaide Riverbank precinct and the city’s network of cultural and academic destinations.

The neighbourhood connects with Adelaide Botanic Garden and the famous Adelaide Park Lands and is adjacent to the vibrant East End entertainment precinct.

The University of Adelaide and University of South Australia main campuses reside close by on North Terrace and the Adelaide Botanic High School is a short walk down Frome Road.

Sheridan Kiosk sits proudly on North Terrace, with close links to major public transport routes including the Botanic tram stop, benefiting from high foot traffic.

The Neighbourhood

More than 28 businesses and 700 tenants are currently working at Lot Fourteen and this will grow to more than 1,000 by mid-2021. When the development is completed by 2028 more than 6,000 people will work here every day.

In collaboration with South Australia’s major events and festivals, Lot Fourteen has an ongoing art, culture and entertainment program, embedding the neighbourhood in the centre of our festivals calendar and the hearts of the community. It is estimated that eventually more than 350,000 people will come to Lot Fourteen to visit either the Australian Space Discovery Centre or the Aboriginal Art & Cultures Centre and find a variety of reasons to visit Lot Fourteen each year.

The Opportunity

Lot Fourteen has a requirement for three main hospitality services to be provided by the successful operator:

1. Kiosk and licensed small bar serving a menu across breakfast and lunch at a range of price points during business hours as well as operating as a small bar and after-hours private event space as negotiated. Variations to hours may be considered subject to the overall offer by operators.

2. Catering services for Lot Fourteen tenant functions, meetings, private functions and corporate hires across the Lot Fourteen public event spaces. It is expected that the successful proponent will apply for a Restaurant and Catering License and be offered precinct catering opportunities on a first right of refusal basis.

3. Activation program collaboration to support the public activation program and major event activity at Lot Fourteen.

Our commitment as a WELL rated, healthy and sustainable community means that we are seeking a creative operator who shares the same socially responsible values to reduce our environmental impact and encourage a healthy lifestyle. The Lot Fourteen community embraces local South Australian produce and fresh, organic nutritious food.

This opportunity is the first of two (2) food and beverage retailers to be in the first stage of the Lot Fourteen development. An operator will also be sought for a small coffee bar in the Bice Building opening mid-2021. The Lot Fourteen retail strategy identifies additional food and beverage opportunities to meet the demands of the growing tenant population and precinct visitation as part of the Entrepreneur and Innovation Centre and Aboriginal Art and Cultures Centre developments to be opened in 2023.

Sheridan Kiosk

Run by the Adelaide Hospital Auxiliary, the kiosk stocked some of the comforts needed for patients, staff and visitors not normally available at a public hospital. The auxiliary’s sewing division was also located there, recycling linen and making flannel garments for patients. Funds raised by the auxiliary went towards establishing a women’s hospital in Adelaide as well as purchasing linen for the hospital wards.

In later years the auxiliary’s kiosk moved into a larger tenancy in the McEwin Building and Sheridan Kiosk was converted to a small office space where the Royal Adelaide Hospital Research Fund was located.

Positioned within the newly completed North Terrace heritage precinct at Lot Fourteen, Sheridan Kiosk has now been restored by Renewal SA and is ready for a new hospitality operator to add their own innovative ideas.

The rotunda designed kiosk building was built in 1925 and the building named after Alice Frances Keith Sheridan whose bequest contributed towards its construction. It was an innovative concept for hospital services at the time.

The Space

With valuable street-frontage exposure and indoor and alfresco seating, the Sheridan Kiosk is a hybrid hospitality opportunity, operating as a kiosk for healthy pop-in convenience food and drinks across breakfast, lunch and during the day and a licensed small bar, after-hours event space.

Renewal SA has developed an indicative fit out concept on the base building floor layout that provides indoor seating for approximately 50 people.

There is space for flexible outdoor seating to the south, east and west of the building.

The successful proponent will have the opportunity to plan and design a bespoke interior fit out to fully upgrade the tenancy to meet the aspirations of their proposal and enrich the character of this heritage-listed building. The building will be provided in a cold shell format and the Lot Fourteen design team will provide advice regarding tenancy fit out guidelines.

Key Informationi

Permitted use

Kiosk, small bar and catering business operating within the Sheridan Kiosk. Function and event catering may be supplied across the precinct.

Cuisine

Healthy and fresh pop-in convenience food and drink with a strong focus on local South Australian produce and producers. The contemporary and inspiring daily changing menu must include vegetarian, vegan and gluten free as well as consider organic or Fairtrade options. Eco-friendly packaging must be considered, and single-use packaging discouraged.

Liquor license

The successful operator will be responsible for obtaining a Restaurant and Catering License.

Minimum trading hours

Monday to Thursday 8.00am-4.00pm. Friday 8.00am-11.00pm

Additional or varied hours including evening and weekend opening hours are subject to negotiation.

Lease area

The building known as the Sheridan Kiosk.

Approximately 95 square metres (10m x 10m).

Outdoor dining area to be negotiated.

Rent

Commencing rent of $35,000 per annum plus GST, with annual fixed increases.

Capacity

Internal seating capacity is estimated to be 50.

Opportunity for outdoor seating capacity is estimated to be 20.

Amenity

The building includes a small store, food preparation area with space for a large fridge, storage above the food preparation, a servery and customer seating.

A grease arrestor is installed.

Due to the heritage considerations of the building only electric induction stovetop and oven are suitable.

Toilet

There are two (2) toilets including one DDA compliant.

Fit out and decor

The commercial fit out, finishings and furniture are the responsibility of the operator and need to be coordinated in consultation with Renewal SA and in line with our Sustainability Fit Out Guidelines to support a Six Star Green Star rating.

Parking and deliveries

Permanent and temporary parking for staff is available at the Wilson Parking multistorey car park located at Lot Fourteen. Deliveries to the Lot Fourteen loading zone must be coordinated within the precinct traffic management plan.

Key Informationi

Security

Access to the Sheridan Kiosk is via keys and access control (swipe cards) to be issued to operator. CCTV coverage is monitored by the 24-hour on-site security who conduct regular patrols of the precinct.

POS/EFTPOS

Responsibility of the operator.

Telephone/Wi-Fi

Free Lot Fourteen precinct guest Wi-Fi provided by Lot Fourteen for patrons. The operator is responsible for arranging, and paying any costs associated with, business Wi-Fi and telephone as per their requirements.

Insurance

Public liability to $20 million, plate glass insurance and any other relevant business insurances are the responsibility of the operator.

Business Naming and Brand

Responsibility of operator.

Signage

Building signage opportunities are available and must follow the Lot Fourteen Urban Design Guidelines. All signage designs must be approved by Renewal SA.

Lease term

Preferred five (5) year initial term, with options to renew.

Date of commencement

To be negotiated with the successful proponent. Access for fit out will be upon lease execution.

Date of operation

Fit out to be complete and operational no later than 31 October 2020.

Security bond

A three month gross bank guarantee and directors’ guarantees will be sought.

Outgoings

Responsibility of Renewal SA.

Cleaning & waste management

Cleaning and waste management at the operator’s cost.

Waste management should consider waste reduction, composting and recycling.

WHS/Fire and safety

Operator is required to meet all legal requirements for health inspections and food service regulations and maintain a safe workplace. Renewal SA is responsible for fire and safety equipment within the Sheridan Kiosk.

Building maintenance

General building maintenance is the responsibility of Renewal SA. Damages and repairs caused by the operator or its subcontractors will be charged to the operator.

Please note that all access must be managed and authorised by Renewal SA due to the sitewide construction and building program at Lot Fourteen.

EOIs in response to this invitation will be assessed on the following criteria:

• Demonstrated capability and relevant experience of the management team;

• Operator’s vision and ambition for an innovative customer experience;

• Details of wellness, health and sustainability initiatives to be implemented;

• Details of the product, including a sample menu and pricing as well as catering options;

• Operator’s approach to the fit out of the building, including indicative concept/mood board; and

• Commercial offer.
