• The Royal Standard has played an important role in the life of the area since 1859, when Charles Dabbs was granted a license to run an Inn, Alehouse or Victualling House at the site.

• In the latter part of the twentieth century the pub became a venue for bands and comedians including Alan Davies, Harry Enfield, Jack Dee and Hale and Pace.

• The re-provision of the venue is an integral part of the proposed development.

• The new venue will be 749sqm, significantly larger than the existing (461sqm).

• The new build is an opportunity to rationalise the layout, making for a much more useable and flexible space.

• The performance space will be located in the basement, with the entrance at ground and a bar/lounge space on a mezzanine floor above.

• It is intended that Turkish Food Centre would open a modest 991.8 sq m foodstore in the retail unit.

• The store would be a convenient shopping destination offering something for everyone and have an instore bakery. Products on sale would include high quality fresh meat, fruit and vegetables and a wide number of food and non-food products from around the world.

• The shop would aim to provide a personal service to each customer, similar to the service that small shopkeepers traditionally provided, in a modern setting.

• 50 new homes are proposed with a mix of 1 bed, 2 bed and 3 bed apartments.

• 5 (10%) of the new homes will be designed for wheelchair users. • The majority of the apartments will be dual aspect and there will be no

north facing single aspect apartments. • The only single aspect apartments will be 1 beds and these will have a

shallow plan to ensure good daylighting.• All of the flats will be accessed through a courtyard and staircase to the

south of the site. From here four separate lift cores can be accessed.

Bell Phillips Architects was established in 2004 after Tim Bell and Hari Phillips won an international design competition to carry out a major regeneration project in East London.
