Detailed Project Outline
Details of each individual project are outlined below.
A. American Legion (516 NE Sanchez Avenue)
1. Provide two (2) new Trane ten (10) ton split systems with dual circuits and
electric heat.
2. It is the contractor’s responsibility to verify voltage, phase, cooling, and heating
capacity for all equipment to be replaced. or an approved equivalent.
3. Obtain the necessary replacement permits from the City of Ocala.
4. Conduct a preconstruction meeting with the City of Ocala personnel and the
end users and discuss the scope of work, access, safety, and additional topics
as it relates to a successful project.
5. Provide a Gantt Chart Schedule of activities or task with durations.
6. Provide equipment submittals within 10 days or award of the project. Submittals
to be approved by the City of Ocala prior to ordering equipment.
7. Notify the owners representative upon arrival and adhere to check-in
procedures.
8. Mobilize tools and materials to complete the scope of work.
9. Recover the refrigerant per EPA Guidelines.
10. Properly dispose of the existing equipment.
11. Provide a new secondary emergency drain pan under each system with a
condensate overflow switch to be wired into the system safety circuit for each
system where applicable.
12. Provide vibration isolation between the secondary pan and the return AHU
plenum stand for each system.
13. Air handlers shall be elevated up out of the bottom of the pan so should the
pan have water in it shall not cause any additional damage to the equipment.
14. Provide new sheet metal supply and return air transitions to the existing duct
system.
15. Modify the existing concrete equipment pads for the new condensing units and
shall be sized 6 inches larger on each side.
16. Provide the required amount of tie downs to secure the condensing unit to the
pad and or stand a minimum of at least 4 located on each corner.

17. Provide a new properly sized suction and Liquid refrigerant line set, the suction
line to be insulated with ¾ Wall AP Armaflex insulation, sealed with Armaflex
520 adhesive, and coated with Armaflex WB Finish. The interior as well as
exterior shall be coated for each system.
18. Refrigeration system shall include a properly sized refrigerant liquid line dryer
and sight glass.
19. Refrigeration piping shall be installed in a workman like manner, parallel to the
building, and pressurized to 300 PSIG. The pressure test shall be allowed to
stand for four hours and verified by the City of Ocala.
20. Upon verification evacuate the system to 500 microns and documented by a
photograph of the evacuation process and to emailed to the City representative.
21. Piping system shall be properly supported and shall not compromise the
insulation of the suction line.
22. Any additional work required for the installation of the piping shall be included
by this contractor including carpentry, and concrete work.
23. Provide new condensate piping to be fabricated utilizing PVC piping and to be
insulated with ½ wall AP Armaflex
24. When applicable provide a new little giant condensate pump Model VCL-45ULS
25. Provide a new condensate p-trap with clean-outs located at the top of the trap
and bottom of the trap. The clean outs shall be constructed with a FIP by slip
fitting and shall have threaded cap that is removeable for servicing.
26. Provide an overflow switch at the outlet provide by the manufacture in the
factory drain pan. This switch shall be wired in series with the emergency
overflow pan switch.
27. Provide a new condensate drywell should the application require a drywell or
reroute condensate to an available green area should it be available.
28. Provide a new NEMA 3R rated heavy duty service disconnect, liquid tight flex
and wiring to each condensing unit and a NEMA 1 Heavy duty service
disconnect for each air handling unit for both systems. All wire shall be stranded
THNN wire with an appropriate grounding.
29. Provide any electrical upgrades as required for the units, i.e.: breakers etc.
30. Provide new supply air smoke detectors as required by the building code.
31. Provide new low voltage wiring and necessary conduit between the new
thermostat, air handler and condensing unit.

32. Provide a new Honeywell 8000 Wi-Fi enabled thermostat. Provide the required
programming to meet the end user’s needs, set points, and schedules.
33. Provide all necessary penetrations required for the electrical and refrigeration
systems. Penetrations shall be constructed and sealed to match existing Building
conditions. Where penetrations are required in fire rated assemblies they shall
be constructed to match the existing fire rating.
34. Secure the indoor air handler vertically up the wall to prevent it from tipping
over where applicable.
35. Provide all required rigging to remove and install all new equipment.
36. Provide start-up of system upon completion to include the following
documentation:
a. Model & serial of air handler.
b. Model & serial of the condensing unit.
c. Date upon which unit was started.
d. Amperage draw of the compressor.
e. Amperage draw of the condensing fan motor.
f. Amperage draw of the indoor fan motor.
g. Amperage draw of the electric heater.
h. Entering condenser air temperature.
i. Leaving condenser air temperature.
j. Suction & discharge pressure at the condensing unit.
k. Liquid line temperature at the condensing unit.
l. Suction line temperature at the condensing unit.
m. Provide new pleated air filter for the air handler and one spare to
left on site.
n. Provide air handler entering air temperature
o. Provide air handler leaving air temperature in the cooling mode.
p. Provide air handler leaving air temperature in the heating mode.
q. Document any additional refrigerant added above the factory charge
provided with the equipment in pounds and ounces. Additional
refrigerant if required shall be provided.
r. Provide an overall photograph of the interior and exterior
installation.
s. Provide third-party test and balance at completion.
t. Obtain final inspection.

38. Provide a one (1) year parts and (5) year compressor part only warranty from
the manufacture from the date of start-up.
39. All work is to be considered turn key construction and shall be installed to meet
all applicable state and local building codes.
40. All work is subject to the approval of the owner and any deficiencies shall be
addressed within a 24-hour period after notification.
B. Dearmin Substation (2779 SE 36th Avenue)
1. Provide two (2) new Trane two (2) ton split system with electric heat or
approved equivalent.
2. The second unit shall serve as a back-up unit and shall be a completely new
installation. This shall require new supply, return air ductwork, and electrical
circuits.
3. It is the contractor’s responsibility to verify voltage, phase, cooling, and heating
capacity for all equipment to be replaced.
4. Obtain the necessary replacement permits from the City of Ocala.
5. Conduct a preconstruction meeting with the City of Ocala personnel and the
end users and discuss the scope of work, access, safety, and additional topics

is exposed between the forty (40) ton unit and the building.

building, and pressurized to 300 PSIG. The pressure test shall be allowed to
stand for four hours and verified by the City of Ocala.
22. Upon verification evacuate the system to 500 microns and documented by a
photograph of the evacuation process and to emailed to the City representative.
23. Piping system shall be properly supported and shall not compromise the
insulation of the suction line.
24. It shall be the contractor's responsibility to coordinate all new pads and piping
supports on the roof with the roofing contractor to avoid any damage to the
recently re-worked roofing system.

all applicable state and local building codes.
40. All work is subject to the approval of the owner and any deficiencies shall be
addressed within a 24-hour period after notification.
O. Fleet (1805 NE 30th Avenue Bldg. 200)
1. Provide two (2) new Trane package units for Ocala Fleet Bldg. 200 or approved
equivalent.
2. lt is the contractor's responsibility to verify voltage, phase, cooling, and heating
capacity for all equipment to be replaced.
3. Obtain the necessary replacement permits from the City of Ocala.
4. Conduct a preconstruction meeting with the City of Ocala personnel and the end
users and discuss the scope of work, access, safety, and additional topics as it
relates to a successful project.
5. Provide safety training to employees meet the City of Ocala standards.
6. Provide a Gantt Chart Schedule of activities or task with durations.
7. Provide equipment submittals within 10 days or award of the project. Submittals
to be approved by the City of Ocala prior to ordering equipment.
8. Notify the owners representative upon arrival and adhere to check-in procedures.
9. Mobilize tools and materials to complete the scope of work.
10. Recover the refrigerant per EPA Guidelines.
11. Properly dispose of the existing equipment.

12. Provide a new secondary emergency drain pan under each system with a
condensate overflow switch to be wired into the system safety circuit for each
system where applicable.
13. Provide vibration isolation between the secondary pan and the return AHU
plenum stand for each system.
14. Air handlers shall be elevated up out of the bottom of the pan so should the
pan have water in it shall not cause any additional damage to the equipment.
15. Provide new sheet metal supply and return air transitions to the existing duct
system.
16. Provide a new Hurricane rated isolation pad for the condensing units to sized
6 inches larger in each direction for the condensing unit where located on the
ground.
17. Provide wind rated aluminum stands to be attached to the building structure
in roof applications and to be elevated to the proper height per the Florida
State Building code.
18. The contractor shall carry the cost for all roofing associated this work and shall
be performed by a certified roofing contractor for the roof application.
19. Provide the required amount of tie downs to secure the condensing unit to the
pad and or stand a minimum of at least 4 located on each corner.
20. Provide a new properly sized suction and liquid refrigerant line set, the suction
line to be insulated with% Wall AP Armaflex insulation, sealed with Armaflex
520 adhesive, and coated with Armaflex WB Finish. The interior as well as
exterior shall be coated for each system.
21. Refrigeration system shall include a properly sized refrigerant liquid line dryer
and sight glass.
22. Refrigeration piping shall be installed in a workman like manner, parallel to the
building, and pressurized to 300 PSIG. The pressure test shall be allowed to
stand for four hours and verified by the City of Ocala.
23. Upon verification, evacuate the system to 500 microns and documented by a
photograph of the evacuation process and to emailed to the City representative.
24. Piping system shall be properly supported and shall not compromise the
insulation of the suction line.
25. It shall be the contractor's responsibility to coordinate all new pads and piping
supports on the roof with the roofing contractor to avoid any damage to the
recently re-worked roofing system.

26. Provide new condensate piping to be fabricated utilizing 3/4 PVC piping and
to be insulated with 1/2 wall AP Armaflex.
27. When applicable provide a new little giant condensate pump ModelVCL-45ULS
28. Provide a new condensate p-trap with clean-outs located at the top of the trap
and bottom of the trap. The clean outs shall be constructed with a 3/4 FIP by
slip fitting and shall have 3/4 threaded cap that is removeable for servicing.
29. Provide an overflow switch at the outlet provide by the manufacture in the
factory drain pan. This switch shall be wired in series with the emergency
overflow pan switch.
30. Provide a new NEMA 3R rated Heavy duty service disconnect, liquid tight flex
and wiring to each condensing unit and a NEMA 1 heavy duty service
disconnect for each air handling unit for both systems. All wire shall be stranded
THNN wire with an appropriate grounding.
31. Provide new low voltage wiring and necessary conduit between the new
thermostat, air handler and condensing unit.
32. Provide a new Honeywell 8000 Wi-F¡ enabled thermostat. Provide the required
programming to meet the end user's needs, set points, and schedules.
33. Provide all necessary penetrations required for the electrical and refrigeration
systems. Penetrations shall be constructed and sealed to match existing Building
conditions. Where penetrations are required in fire rated assemblies they shall
be constructed to match the existing fire rating.
34. Secure the indoor air handler vertically up the wall to prevent it from tipping
over where applicable.
35. Provide all required rigging to remove and install all new equipment.
36. Provide all required roof curb adapters as required for new package units.
37. Provide start-up of system upon completion to include the following
documentation:
a. Model & serial of air handler.
b. Model & serial of the condensing unit.
c. Date upon which unit was started.
d. Amperage draw of the compressor.
e. Amperage draw of the condensing fan motor.
f. Amperage draw of the indoor fan motor.
g. Amperage draw of the electric heater.
h. Entering condenser air temperature.

i. Leaving condenser air temperature.
j. Suction & discharge pressure at the condensing unit.
k. Liquid line temperature at the condensing unit.
l. Suction line temperature at the condensing unit.
m. Provide new pleated air filter for the air handler and one spare
to left on site.
n. Provide air handler entering air temperature
o. Provide air handler leaving air temperature in the cooling mode.
p. Provide air handler leaving air temperature in the heating mode.
q. Document any additional refrigerant added above the factory
charge provided with the equipment in pounds and ounces.
Additional refrigerant if required shall be provided.
r. Provide an overall photograph of the interior and exterior
installation.
s. Provide third party test & balance at completion.
t. Obtain final inspection
38. Provide one-year workmanship warranty on the installation.
39. Provide a one (1) year parts and five (5) year compressor part only warranty
from the manufacture from the date of start-up.
40. All work is to be considered turn key construction and shall be installed to meet
all applicable state and local building codes.
