Estate Development Plan (EDP2)Development Application, Strathnairn The second stage of Ginninderry is located in the new suburb of Strathnairn. An Estate Development Plan for the second stage of development (EDP2) has been recently lodged with the Environment, Planning and Sustainable Development Directorate (EPSD) for approval. The EDP Development Application can be viewed on the directorate website (https://bit.ly/2TW04ls) and will be on public notification from 30 November 2018 to 2 January 2019.

Housing
• The second stage of development in Neighbourhood 1, Strathnairn will consist of approximately 814 dwellings comprising a wide range of block and dwelling types that will accommodate a variety of ages, lifestyles and price-points, all within a 10 minute walk of community facilities, parks and bus stops.
• Standard residential block sizes in the second stage of development will typically range between 80m2 to 991m2, with larger blocks located adjacent to the Conservation Corridor.
• Design controls for housing will apply to ensure a consistent level of quality. Medium density and terraces homes are subject to additional requirements to maintain quality standards including the provision of sun and privacy.

ANU FENNER SCHOOL TREATMENT 01 - DRYLAND GRASSINGTraditional management: Current “park-like” management typical ofmost urban green space. The ground-layer is mown several times a year,trees are managed for public safety, including removal of hazardouslimbs (e.g., dead limbs), fallen branches are removed and noxious weedsmay be sprayed.
ANU FENNER SCHOOL TREATMENT 02 - MULCHING & MASS PLANTINGMulching and planting: Landscaping that involves extensive mulching,followed by hand-planting of native (but not endemic) ground-cover,shrub and tree tube-stock. This represents a modified version of currentpractice for ecological restoration in limited locations within urban greenspace. Fallen branches will be retained. Mid-storey (shrubs and tree) willbe planted in separate clumps away from the canopy of the focal treeand at a fixed planting density to provide a complex structure andpromote competition with understorey in the immediate area sobiomass at the ground level is reduced. Treatments will be wateredduring the first summer to ensure good plant survival.
ANU FENNER SCHOOL TREATMENT 03 - ECOLOGICAL RESTORATIONCommunity restoration: Best-practise restoration of CriticallyEndangered Box-gum Grassy Woodland using a method developed byGibson-Roy et al17. This treatment involves topsoil removal (i.e., removalof nutrient-enriched soil and exotic seed bank), direct seeding ofendemic native ground cover species, and supplementary planting(using tube-stock) of shrubs and tree seedlings guided by referenceconditions established for the original ecological community thatoccupied the study area31. Fallen branches will be retained. Treatmentswill be watered during the first summer to ensure good plant survival.

EDP2 Landscape Open Space Plan
• A hilltop park, a nature play area, along with exercise equipment for the young and old will be the main themes for the second stage;
• A hilltop promenade featuring views to the Brindabellas and opportunities for passive recreation to provide amenity for the adjoining terraces and higher density homes;
• A neighbourhood park will be centrally located for passive, active and adventure recreational opportunities for the new community;
• Up to 80% of regulated trees within the second stage will be retained and Ginninderry will be working in partnership with the ANU Fenner School to study biota tree habitat and regeneration, to inform future stages of the project.
Active Travel Planning
• Streets are designed to give priority to pedestrians and cyclists through wider footpaths on both sides of most streets, protected bike lanes and shared zones;
• Local streets that connect directly into the Central Boulevard will provide a greater degree of connectivity for pedestrians and cyclists;
• All residents will be within a 10 minute walk of community facilities, parks and bus stops that are co-located with Strathnairn Arts Precinct, the central neighbourhood park and the Green Link;
• Rear lanes are designed as mews/places rather than exclusively for vehicle movement and access;
• A proposed slower speed environment for local streets of 40Km/hr will be introduced to promote pedestrian and cyclist safety.
