1. Existing Land use The land had been used as residential area since long past. The land was covered with one
storied building and garden with seasonal flowers and vegetables for own use.
2. Site location The site is situated at 2 Km from the 6 lane Road from VIP road to Rajarhat New Town area.
The site is situated on 90ft wide road beside Derojeo College. The Road in front of the
premises is Bus Route. The site is lying at the edge of sprawling township of Rajarhat.

Surrounding features The land had been used as residential area. The land was almost a
vacant land with small residential building. The Site is butted and bounded as follow
North Road (Bus Route).
South Multi storied building under construction.
East One/ two storied residential building and vacant land
West Derogeo College
The surroundings of the plot is mainly residential area, with multi storied apartment building
The closest apartment building is at about 500m away from the site. The site is within 1 Km
from the City Centre II.
The photograph showing present land use and surrounding features is attached .
Topography The site has defined boundary and bounded in proper manner without any
dispute. The site plan is in conformity with the site plan approved by the Municipal Authority.
The ground terrain is more or less plain.

Existing land use was a residential garden house. BRL ESTATES(P) Ltd purchased the property.
Along with the proposed development the area surrounding the premises will be developed.
Though the discharge of waste water will be increased through a housing complex but the area will
be developed to accommodate all those as municipality will earn a huge revenue through taxation
of 138 flats.
The area is almost in the heart of the city. Here development will take place and there will be no
factor which may cause ecological imbalance.
Soil report is attached in Annexure E. Slope analysis is not required. Since the land is plain there is
no chance of subsidence and pile foundation is designed there is no Chance of subsidence.
Considering the topography of land there will be no natural drainage. All drainage water will be
collected thru the pipes and the same will be discharged for water harvesting and rest excess water

Wet land There is no low lying area at site.(BLRO certificate is attached) Disposal of debris during construction Since the construction debris will be minimum as controlled casting will be done with the
batching plant setting at site itself. AAC block and sandwiched concrete panel partition will be
used eliminating all debris as usually generated by bricks. The excess debris if any will be used
for base course of road construction.

2.WATER ENVIRONMENT
Water Supply after construction
No of inhabitants in 138 flat is assumed to be 700 nos
Hence demand of water will be 94.5 KLD considering 130L/capita demand.
There will be Municipal water supply of about 50 KLD which will be collected in two tanks
and the rest amount will be collected from bore well which will be done on at the site as
shown in the site plan with prior permission of the appropriate authority..
Water harvesting of storm water has been planned to recharge in the ground water as well as
accumulation in the water body to utilise for cleaning car, gardening and common washing &
cleaning.

Storm water Management & Mitigation of Heat Island Effect
i. There will be 20% land area as green area which will absorb water directly thru filter bed.
ii. Total paved area of site under driving, roads, paths or any other use is 25 %of the site area.
iii. Minimum 40% of paved area at site will have pervious paving.
iv. Adequate storm water drainage network is designed for the project without disturbing the
surrounding. There will be discharge bore well at 50mt interval to eliminate any accumulation
/flooding of water in the area and thus the shock load on the municipal drainage system and
impact on receiving water body will be reduced.
v. Disruption to the natural hydrology of the site will be minimised by reducing impervious cover,
increasing on site infiltration and managing storm water runoff.
vi. Heat island effect is also minimized by planting around 190 nos trees around streets, side walks,
buildings. White roof is provided in the buildings.
Other source of water
If Municipal supplied water is not sufficient boring will be done to avail ground water with the prior
permission of the competent authority. For bore well from local investigation it is observed that
from bore well yield will be minimum 6500 lit per hour.
However 20 % of the water will be recycled for use at commode flush, gardening, carwash and
cleaning of common features.
Rain Water Harvesting Scheme
i. The proponent shall follow the Rainwater Harvesting Guidelines of the State Expert Appraisal
Committee( SEAC) available in the website (http://www.wbpcb.gov.in).
ii. Rainwater will be collected from rooftop catchments and reuse for various purposes after.
Water bodies will be created and used for storing rainwater. Adequate retention time and

storage provisions will be provided for harvesting rainwater.
iii. The subsurface recharge shall be done according to the norms of State Expert Appraisal
Committee. The total quantity of the rainwater which would be harvested is approximately
17650 cumt per year including surface storage and subsurface recharge.
iv. Provision of adequate fire fighting storage has been provided as per norms.

i. The solid waste will be disposed off at Municipal Vat according to the regulation
of municipality. The Solid Waste will be stored by segregating of biodegradable
and non-biodegradable wastes.
iii. The Hazardous Wastes will be collected and stored carefully during Pre-
construction and Post-construction activity .The expected hazardous wastes shall
be disposed off separately as per the Hazardous Wastes (Management, Handling
and Transboundary Movement) as per Municipal authority’s system.
iv. Spent oil from DG Sets shall be stored in HDPE drums in isolated covered facility
and disposed off as per the Hazardous Wastes.
4. VEGETATION
i. The unit will abide by The West Bengal Trees (Protection and Conservation in Non Forest Areas)
Rules, 2007. 190 nos trees plantation are proposed. Green area of 20% of the total area is
maintained as per plan.

ii. The landscape planning will include plantation of deodar,Krisfnachura, Coconut trees, Mango
trees and various seasonal flower garden.
5. FAUNA Not applicable
6. AIR ENVIRONMENT
i. Use of public mode of transportation, like E- rickshaw /Battery operated cars shall be promoted
for the residents and others. Use of the least polluting type of transportation shall be promoted.
Adequate parking space has been provided as per norms.
ii. Pathways are surrounded by grassy and planted area. Car park outside the building will be
covered or shadowed by tree canopy. Transport system should be such that traffic will be calm
in neighbourhoods..
iii Both internal and external traffic planning and management are proposed
adequate to ensure unit erupted traffic movement in the area during
construction as well as operation phase.
iv. The design of service road and the entry and exit from the project area shall
conform to the norms & standards of competent authority for traffic
management.
7. AESTHETICS
The proposal will not have any adverse effect over the environment since the adjacent area is
under developed. The proposal is made by considering the elevation of buildings and the
landscaping to enhance the look and feel aesthetic.

8. SOCIO-ECONOMIC ASPECTS The project is situated in the midst of residential area inhabited by lower middle class to upper
middle class. The proposed housing s will be occupied by middle to upper middle class. Hence socio
economic contrast in living will not be visible.
The project when implemented for lower middle class & poor people a sustained nos. of

employment will be generated, such as domestic helps, gardener, STP and pump operator,
personnel for maintenance etc. Hence the economic development will take place in the area. Shops
& service centre will also be developed in the vicinity to cater the need of abou 700 incoming
inhabitants. Thus the overall growth of the area will happen.
9. BUILDING MATERIALS
Selection of materials for better energy efficiency will be done.
i. Use of energy efficient construction materials like AEC blocks with fix-o-pool/stucco plaster will
be used to ensure water efficient construction as well as to provide thermal efficiency..
ii. Design layout ensure adequate solar access and ventilation. Proper planning and window design
for daylight integration has been considered during planning the flats.
iv. Construction shall conform to the requirements of local seismic regulations. The structural design
has been done with STAAD Pro considering wind load Seismic load with combination of Dead
load &live load according to the IS codes and standards.
v. Construction technologies that require less material and possess high strength shall be adopted.
Materials with low embodied energy and high strength shall be used preferably.
vi. Use of alternate building materials and alternate construction techniques shall be considered
apart from the conventional materials and methods. Use of panelled fibre concrete as partition
wall has been considered for use which will require no plaster, no curing and no water.
vii. Use of energy efficient lighting systems e.g. High Pressure Sodium Vapour(HPSV) Lamps, LED etc.
shall be promoted. Solar energy will be used for outdoor lighting. Atleast 25% of external lighting
will be based on solar power, as proposed. CFL is not recommended, instead LED lights should
be used.
viii. Passive solar cooling has been in corporated in building design.
ix. Proper insulation of roof will be provided to achieve desired thermal comfort. Use of light
reflective coloured roof has been planned to reduce temperature by 5 degree celsius.
x. Use of highly reflective pavements to keep parking lots, pavement sand inside roads cool shall be
incorporated.
xi. Guidelines to the occupants will include usage efficiency measures such as energy efficient
lighting and water efficient system.
xii. Reduce hard paving onsite (open area surrounding building premises)and/orprovide shade on
hard paved surfaces to minimize heat island effect and imperviousness of the site.
xiii. Adequate open space, greenery and water bodies are provided as per rules.

Ensure Energy Efficiency
i . Use of energy efficient construction material to achieve the desired thermal comfort is
incorporated. The desired level of Rand U factors must be achieved. Ufactor for the top roof shall
not exceed 0.4Watt/sq.m/degree centigrade with appropriate modifications of specifications and
building technologies.
ii. The lighting design and the heating, ventilation and air conditioning systems shall
conform to the recommendations of the Energy Conservation Building Code 2007 of the Bureau of
Energy Efficiency, GOI, wherever applicable.
iii. Use of energy efficient electrical systems should be promoted. High efficiency lamps with
electronic ballasts shall be used.
iv. Energy efficient Motors and properly rated Transformers will be installed.
Manufacturer’s certificate to this effect shall be obtained and kept on record. Back up power
supply shall be based on cleaner fuel.

v. The power cabling will have adequate size so as to maintain the distribution losses not
to exceed 1% of the total power usage. Record of transmission losses shall be maintained.
vi. Solar energised electrical lighting for street and water heating will be provided.
11. Environment Management Plan
i. The implementation of Environmental Management Plan will be carried out, as proposed.
Regular monitoring shall be carried out during construction and operation phases.
Guidelines to the users will be provided to ensure conservation of energy and water.
Inhouse environmental awareness campaigns shall be carried out at regular intervals to
ensure environmental protection.
ii. Fire fighting systems is designed incompliance with the WBFS and NBC norms. Preventive
measures shall be adopted or Risk & Disaster Management as per the provisions of the
NationalBuildingCode2005.
iii. The project proponent has obtained NOC for Height Clearance from the
Airports Authority of India.
Iv The Corporate Social Responsibility Plan with specific financial commitment shall be
implemented for the proposed project. At least 3% of the project cost will be utilised for
Corporate Social Responsibility programmes.
V . Environmental Management Information System shall be maintained properly.
