When an Act of God strikes a cruel

RECOGNIZING THE difficulty that

many of today’s prospective

homebuyers are facing with possible

layoffs and tough economic

conditions, Carlisle Group has

launched two amazing promotions to

WHEN FORT MCMURRAY AND

THE SURROUNDING COMMUNITY

were left reeling from the recent

wildfire disaster, it wasn’t just Alberta

communities, governments or the

Canadian Red Cross that pitched in to

help out.

Indeed, the home building industry

in Alberta immediately stepped up,

intent on lending a helping hand.

“We have only preliminary

information, but direct cash

contributions by CHBA members in

Alberta have topped the $200,000

mark already, and many fundraisers are

planned,” Paul Cashman, spokesman

for the Canadian Home Builders’

Association – Alberta, told New Condo

Guide.

“Members are also collecting

donations for relief agencies at

showhomes, helping to distribute

emergency supplies to evacuees,

matching employee donations and

pledging to make a contribution to the

Red Cross for each new home sold.”

“Crystal Creek Homes is making

a donation to the Red Cross to

support the needs of this devastated

community, and encourage all of our

trade partners and suppliers to do the

same,” says Crystal Creek Homes, a

builder active in Edmonton, Calgary

and Airdrie, Alta. “We are proud to be

an industry that steps up in a time of

need, and we expect that this time

will be no different. In the coming

days, weeks and months, we are

committed to helping the people of

Fort McMurray recover.”

The recovery may take weeks,

months or even years, but the

contributions are coming from home

building associations, the member

companies and their employees:

» The Homes by Avi Group of

Companies is making a significant

Alberta building industry lends a hand to Fort McMurray

donation — to date more than

$20,000 — to the relief effort, and is

promising to match the donations of

its staff members.

» Landmark Group of Companies is

donating $100,000 to the Canadian

Red Cross for emergency relief and

recovery efforts.

» Rohit Group of Companies,

Edmonton, has held a number of

local fundraisers.

» CHBA Edmonton’s NextGen and

Member Services committees

hosted a fundraising barbecue and

has collected new items to donate

to the Edmonton Emergency Relief

Services Society.

“The full extent of damages in

Fort McMurray won’t be known until

officials gain control of the dangerous

wildfire but we already know that

it will be a major job to rebuild the

community and replace lost homes,”

says Jim Rivait, CEO, CHBA – Alberta.

“We have reached out to municipal

and provincial officials to offer any

assistance needed after the immediate

danger has passed.”

“The community is still subject to

a mandatory evacuation order and

residents have been told it will be a

couple of weeks before they learn

when they can return,” Cashman adds.

“Insurance adjusters are supposed to

begin assessing properties next week.

So we don’t have a handle yet on how

much work will be done but it will be

significant.

“That will be a challenge for the

local companies who entered the

crisis at a 20-year low on home starts.

One factor to consider is that the

slowdown in construction in the oil

sands may provide a pool of skilled

labour that will help companies build

There is so much excitement in the purchase of a new home! There are so many choices to make. If I asked you for the top 5 features you wanted in your new home, would good indoor air quality make the list? I would encourage you to pause for a moment and give proper consideration to the environment you and your family will be living in. Indoor air quality affects all homes new and old. The opportunity in the new home scenario is to provide the best possible environment right from the start.

Over the last number of years, respiratory ailments have been on the rise. 8.2% of adults have Asthma, while 9.4% of children have been diagnosed with the disease. According to the World Health Organization:

“The strongest risk factors for developing asthma are exposure to indoor allergens such as house dust mites in bedding, carpets and stuffed furniture; pollution and pet dander; outdoor allergens such as pollens and molds; tobacco smoke and chemical irritants in the workplace.”

The choices you and your builder make will affect your family’s health for years to come. It isn’t hard to improve your new home’s indoor air quality; it just involves making some informed choices with your builder.

First and foremost on your list should be ventilation.

ALL I NEED IS THE AIR THAT I BREATHE

Ventilation provides fresh air from outside and expels the contaminated air inside. The most efficient method of accomplishing this is with a Heat Recovery Ventilator (HRV). An HRV simultaneously exchanges old, stale, contaminated air for fresh air. It also recovers the heat from the old air and transfers it to the incoming fresh air saving heating dollars. There are other methods of ventilating but they rely on the homeowner flicking a switch or pressing a button every time they feel ventilation is necessary, quite a pain. An HRV runs continuously on a low power setting & can be put on high for a short time when required by pressing a button, much easier.

Next and most simply on your list is a good filter for your furnace. Many furnaces use a 1” fibrous filter. These accomplish very little other than keeping large particles out of the air. A 4” or 5“ pleated media air filter is a simple way to lower the airborne particles in your home. These filters should be changed every 2-3 months during the heating season, but aren’t too expensive ($35-$45 at your local building supply yard). A great investment in your family’s health!

It is said that an ounce of prevention is worth a pound of cure. Digging a little deeper into your new home purchase will pay huge dividends for your family’s health in years to come.

are six homebuying tips to help you

prepare.

1. Get with the programs

There are various government

programs available to help you

buy a home.

Home Buyers’ Plan (HBP): The

HBP allows fi rst-time buyers to

withdraw up to $25,000 from their

RRSP to put toward a down payment

on a home. You have up to 15 years

to repay the funds.

First-Time Home Buyers’ Tax

Credit (HBTC): Eligible fi rst-time

buyers can apply for the HBTC to

help o� set the costs associated with

purchasing a home, such as legal

fees, disbursements and land transfer

taxes. The credit can provide up to

$750 in federal tax relief.

More information on these

programs is available at cra.gc.ca.

2. Explore your options

First-time buyers can buy a home with

as little as fi ve per cent of the purchase

price as a down payment — as long

as the property is less than $500,000.

Anything higher than that, and the

minimum down payment for the portion

of the price higher than $500,000 is

10 per cent. So, assuming your price

range is at that threshold, you’ll need

to come up with at least $25,000.

At that purchase price, depending

on the market you’re in, this could

mean you’d then be looking at a

townhome, semi-detached or even a

condo, instead of a detached home.

3. Check with the bank of mom and dad

If your parents are baby boomers

who have had the good fortune of

building equity over the years as they

paid down their mortgage while the

value of their property multiplied,

well… they may be in a position to

help. Many buyers are hitting up the

bank of mom and dad. In the last two

years, 28 per cent of fi rst-time buyers

called on the bank of mom and dad

to help fi nance their purchase; from

2010 to 2014, only 17 per cent did.

4. Become tech savvy

Mortgage consumers are becoming

very tech savvy. In Canada Mortgage

and Housing Corp.’s 2015 Mortgage

Consumer Survey, 78 per cent of

respondents researched online,

with 70 per cent using a mortgage

calculator to help determine their

payments. And social media is playing

a more important role — 20 per cent

used sites such as Facebook to learn

more, 17 per cent used a mobile

device, and of those, 22 per cent used

a mortgage related app. And all of

these fi gures are growing.

5. Befriend a broker or banker

Like many things in life, it’s all about

relationships. And whether you use

a broker or a banker to secure a

mortgage, you’ll likely come to value

the relationship. In the same CMHC

survey, consumer loyalty strengthened

the longer people stayed with their

money, people are willing to switch

lenders to get a better rate and save —

a fact which is much more prevalent

for bankers than brokers. And because

brokers are able to o� er products

from multiple lenders, as opposed to

bankers who o� er only the products of

their own institution, the market share

held by brokers is growing notably,

particularly among repeat buyers.

6. Research, research, research

These days, with prices rising as they

are and uncertainty in some markets,

thorough research is an absolute

must. Everything from your target

area, desired housing type, builder or

realtor, fi nances, how much you can

a� ord, who you borrow from and the

structure of your mortgage — take

your time. Take months. Don’t rush

anything. Anything.

Could a Foreign Investor Real Estate Craze

Be Coming to Alberta?

Recently, traditional real estate indicators, such as household income, have served as only a base to measure just how gravity-defiant housing price growth continues to be within the Toronto and Vancouver markets.

This situation has all but confirmed a sizable presence of foreign buyers within these markets, a topic of which there is no yielding measure to date. However, some notable agencies have recently “hypothesized” that Chinese foreign investors specifically may have accounted for 14% and 33% of Toronto and Vancouver real estate sales in 2015 respectively (National Bank of Canada).

Arguments regarding the motivations of these investors namely point to a strategy of wealth preservation amidst China’s wavering financial system (taken for granted here). However, one of the most interesting situations likely encouraging this investment is that the price of our real estate in Yuan (China’s currency) has actually been falling over recent years, until now.

So far in 2016, the Canadian-Yuan exchange rate has held strong by an annual comparison, after years of

falling continuously since 2013. As such, this year has come to represent the first in many years that a Chinese foreign investor would actually have to pay a considerable amount more for the average home in the Vancouver and Toronto markets (see figure below). Notably, this is not the case for Alberta’s historically-sound Edmonton and Calgary real estate markets.

Looking ahead, many economists have predicted that a Chinese led foreign investment “craze” will likely continue, as further woes are expected to plague China’s investment sector.

In our opinion, all of these points represent a marketable opportunity for agents and developers of Alberta’s real estate markets to attract more of this investment their way.

As a point of encouragement, consider that Juwai.com, a popular online listing service where Chinese investors can look for international real estate, recently reported that inquiries about specific properties in Alberta increased 70% in 2015 (Bloomberg News, April 2016).

a group of builders, designers,

developers and suppliers to another

city for a two-day blitz of show

homes.

Our Association’s fi fth U.S. housing

tour’s destination was Denver, the

capital of Colorado and a magnet for

millennials. We loaded onto a tour

bus to tour communities ranging

from mountain-edge suburbs to

bold urban redevelopments such as

Stapleton, the city’s former airport site

and now home to more than 20,000

people.

This group of pros rolled through

almost 50 homes, noting the smallest

details of construction techniques,

layouts and features, and looking at

the big picture of how communities

were designed. They took hundreds

of photos — banking visual ideas to

take home to consider incorporating

in their own projects.

Most of all, they asked questions.

We were fortunate to connect with

the best source of answers — the

wonderfully helpful Metro Home

Builders Association, who joined us

on the bus and set up fascinating

presentations on their market —

especially the unique challenges of

meeting the needs of millennial home

hunters.

Denver is growing fast as high-
