This year, we are proud to announce that wereceived in March 2013 the “BREEAM CountryFirst Award” from the UK Building ResearchEstablishment (BRE), for obtaining the BREEAMDesign Interim Certificate of the first BREEAMproject in Lebanon (Résidences La Brocéliande).

International College Elementary School –First LEED project in Lebanon!The IC Elementary School was the first (and currently only) project to achieve the LEED Certification in Lebanon, and was awarded the LEED for Schools GOLD certificate in March 2013.

The EcoConsulting team is currently carrying on its LEED & sustainability consultancy work with the IC on its Phase 2 projects (Preschool & Middle School).

Casa Batroun receives a Green Apple AwardCasa Batroun, a small private house in Batroun, hasbeen recently renovated and extended followingrigorous eco-friendly standards. The collaborativework of Maha Nasrallah Architects design andEcoConsulting advice on sustainability conceptsreceived recognition in June 2013, when the projectobtained the UK Green Apple Award for the BuiltEnvironment, with the Gold award.

The project incorporates a bio-climatic designenhancing cross-ventilation and energy-efficiencythrough carefully-studied window positioning, shadingdevices, thermal insulation, zoning of LED lighting,Solar Water Heating and biomass heating via woodpellet stoves. Water savings are realized viarainwater harvesting and low-water fixtures, while agreen roof is implemented. The house almostexclusively relies on natural, low-embodied energy, orrecycled materials with very low toxicity levels.

Casa Batroun is undergoing BREEAM Internationalcertification and on target for the “Excellent” rating.

Carbon Footprint AnalysisA Carbon Footprint (CF) is a measure of the impactof various activities on the environment, and inparticular its consequences towards climate change.It relates to the amount of greenhouse gasesproduced in day-to-day activities through burningfossil fuels for electricity, cooling, transportation, etc.

As part of a full campus “greening” project conductedby Yelloblue, EcoConsulting was sub-contracted tocarry out a detailed CF analysis of the Notre DameUniversity (NDU) campus. The aim was to outlinethe major contributors to NDU’s operationalemissions, and allow evaluating and monitoringfuture potential emission reductions.

We also undertook the CF analysis of the “Queen’sBirthday Party”, a 4-hour event organized in May2013 by the British Embassy in Lebanon. Followingour CF estimations of the event’s activities, the BritishEmbassy will be planting this fall 319 trees in order tooffset the party’s associated CO2 emissions andsucceed in organizing a Carbon Neutral event.

Lebanon Waterfront City (Dbayeh) certifyingseveral projects as BREEAM or LEEDMajid Al Futtaim (MAF) Properties is currently planninga large mixed-use development in the reclaimed seaarea of Dbayeh. Lebanon Waterfront City (LWFC) willcomprise of residential, commercial, hospitality, andretail areas, to be built in multiple subsequent Phases.The Developer’s corporate policy is to certify allapplicable buildings and the site under either the LEEDor BREEAM International certifications.EcoConsulting has been appointed by MAF as one ofthe main sustainability consultants for LWFC; our teamis actively working on the certification process of 5residential complexes and a large retail shopping Mall.

One of the residential complexes (Phase 1, comprising7 buildings) already achieved the BREEAM DesignInterim Certificate, whereas the Waterfront City Centreshopping mall received preliminary approval for itsstrategy towards the LEED Gold, by getting a Pre-Certificate (only available for LEED Core & Shell).

Projects going for the NEEREA “Green” loanThe BDL Circular 236 was initiated by the LebaneseCentral Bank in 2011 and allows commercial banks togrant loans at very low interest rates for energy-efficient green projects undergoing an internationally–recognized Green Building Certification, namely LEEDor BREEAM. Loan amounts typically vary between15% & 45% of each project’s total construction costs –based on the committed / targeted certificate rating.

Several projects obtained approval for the NEEREAGreen loan (or are in the process of). Our team isassisting nearly 10 projects to meet their commitments:residential and mixed-use buildings as well ascommercial shopping malls in Yarzé / Baabda,Achrafieh, Beirut Central District, and Beirut suburbs.

4th Annual Build-it-Green ConferenceBased on the success of itsprevious conferences,e-EcoSolutions partneredwith the EcoConsulting team

to organize the 4th annual “Build it Green – Lebanon” inMarch 2013. “Victoria House” obtains the BREEAM In-Use Very Good CertificateThe M1 Group appointed EcoConsulting to conduct a BREEAM In-Use assessment for 2 prestigious buildings in London, UK, both operational office buildings . Our team has been assisting the client and Facilities Managers to implement energy-efficiency and environmental enhancements in-line with the extensive BREEAM In-Use requirements. This entails undertaking energy audits, environmental upgrades, and instituting new energy & water saving policies, as well as Sustainable Purchasing policies and procedures within the buildings, for both owners and tenants.

One of the buildings, the “Victoria House”, obtained the BREEAM In-Use “Very Good” certificate in December 2012.

BREEAM In-Use (BIU) is a 1-year valid certificate provided to existing buildings operating in an eco-friendly manner. The International version of BIU was launched in June 2013.

Participating in the Lebanon Mountain TrailThe Lebanon Mountain Trail (LMT) is the first long-distance hiking trail in Lebanon: a 472-km path extending from Al-Qbaiyat in the north to Marjaayoun in the south, that transects more than 75 towns and villages and showcases the natural beauty and cultural wealth of Lebanon's mountains. The LMT Association founders and members have the vision and determination to conserve this unique heritage. Additionally, one of the main objectives of the trail is to bring communities closer together and expand economic opportunities in rural areas through environmentally- and socially-responsible tourism.

Our team was committed this year to the LMT, by participating in the “Walking for Birds” Thru-Walk hike in April 2013 and trail-cleaning events, as well as assisting the LMTA Board members in awareness activities, surveys, and fund-raising ideas.

Green Building Criteria in LebanonIn an effort to improve the building design andconstruction practices in Lebanon, EcoConsultingtook part in several initiatives that aim to developnational criteria for green buildings. The work startedwith a committee of experts, includingEcoConsulting, formed by the Order of Engineers &Architects in Beirut in October 2014.

The committee delivered a complete set of Criteriafor Green Buildings in Lebanon which aims toestablish additional standards for new buildingconstruction, taking into consideration sustainabilityprinciples as well as local market constraints. Itaddresses different topics such as: energyefficiency, water conservation and treatment,internal environmental quality, and environmentalimpact. The emerging Criteria for Green Buildingswas presented during the Build-It Green Lebanon2015 conference and to the Directorate General ofUrbanism (DGU) in an effort to make it mandatoryfor projects that require the Higher Council of theDGU’s approval.

In December 2015, EcoConsulting presented thepreviously developed criteria to a TechnicalCommittee of key experts created by LIBNOR(Lebanese standards institution) with the goal ofdeveloping a national and official Lebanese GreenBuilding Standard. Since then, EcoConsulting hasbeen actively involved in the work of the TechnicalCommittee in the preparation of this standard.

M1 Building - First LEED PLATINUM in Lebanon!We are happy to announce that one of the projects wehad been actively working on, the M1 Building, the newheadquarters of M1 Real Estate, has officially receivedthe LEED Core & Shell PLATINUM certification afterconstruction completion and commissioning of systems.

On July 20th, 2016, it became the 1st project inLebanon to receive the LEED Platinum rating andthe 5th LEED-certified building in the country, based onthe USGBC LEED sustainability scheme.

Our consulting team’s role throughout the design,tender, and construction stages was to consult on thevarious LEED credit requirements and most suitablesustainability strategy, to ascertain that the projectachieves the LEED Platinum certification.

Some of the sustainability measures that have beentackled and now form part of the M1 Building are:significantly minimizing the project’s water consumptionvia low-water fixtures, grey-water recycling for WCflushing; reducing energy usage through highly energy-efficient HVAC, lighting systems, low-energyconsuming elevators engines; producing onsiterenewable electricity through arrays of PhotovoltaicPanels installed on the roof; improving internal thermalcomfort as well as indoor environmental quality bypromoting a smoke-free building and low-toxicity paint& finishes; specifying a large proportion of locallysourced and low-impact materials with recycledcontent; establishing and adopting a “Green CleaningPolicy” in the office buildings; as well as allocating apermanent sustainability display area to raise publicawareness about eco-friendlier buildings.

7th Annual Build-it-Green ConferenceEcoConsulting partnered one more time withe-EcoSolutions to organize the 7th annual “Build itGreen – Lebanon” held in March 2016.

This year, we introduced a new interactive workshopformat, that turned out to be quite successful! Indeed,25 parallel workshops were held with specializedgreen building experts, grouped under 3 maincategories: Sustainable Materials & Solutions;Designing & Financing Sustainable Buildings; andInnovative or Hot Topics. Casa Batroun achieves BREEAM ExcellentThis small private house in Batroun has been renovatedand extended following rigorous eco-friendly criteria.

The collaborative work ofMaha Nasrallah Architects’design and EcoConsulting’ssustainability advice has leadto Casa Batroun obtaining the1st BREEAM certificate inLebanon, and 1st BREEAMInternational “EXCELLENT”rating in the Middle-East. In2017, it also received theLebanese Architects Awardfor Sustainable Architecture.

The project incorporated a bio-climatic designenhancing cross-ventilation and energy-efficiencythrough careful window positioning and openings,shading devices, thermal insulation, zoning of LEDlighting, Solar Water Heating and biomass heating viawood pellet stoves. A thermal modelling analysisdemonstrated that the house achieves significantreductions in its energy consumption & CO2 emissions,of 50% & 36%, respectively. Water savings are realizedvia rainwater harvesting and low-water fixtures, as wellas a green roof with drip irrigation. The house’senvelope, finishing, and furniture integrate almostexclusively natural, low-embodied energy, or recycledmaterials with very low toxicity levels.

EcoConsulting at COP21In an effort to contribute to climate change policy,EcoConsulting attended the International ClimateChange Conference 21st Session (COP21) in Paris inDecember of 2015, on behalf of the Lebanese privatesector and as a member of the Lebanese delegation.

Representing EcoConsulting was one of oursustainability engineers, who actively took part in thenegotiations, specifically within articles pertaining tomitigation and global stocktake, while communicatingtext analyses and providing research & support to othermembers of the Lebanese delegation.

EcoConsulting’s representative also attended severalside events in par with the conference, the mostprominent of which was the Lima Paris Action Agenda(LPAA) Focus on Buildings, which gathered key figuresand organizations from the construction industry, andlaunched the “Global Alliance for Building andConstruction.” The latter aims to speed and scale up thesector’s potential in curbing emissions and buildinggreater climate resilience into future cities.

SwitchMed Green Entrepreneurship ProgramSwitchMed is a European initiative which aim is toscale-up social & eco-innovations in the Mediterranean.It is managed by SCP/RAC and funded by theEuropean Commission/EU. EcoConsulting has beenselected, along with ProQuale firm, as the local trainersof SwitchMed, for its Green Entrepreneurs program.

The goal of the SwitchMed Green EntrepreneursTraining Programme is to assist potential eco-entrepreneurs in launching new businesses in a verypractical way. EcoConsulting is administering a series ofworkshops in this direction. Interested? Please apply.

Our Corporate Social ResponsibilityEcoConsulting has partnered with the LebanonMountain Trail Association (LMTA) to assist in one ofits conservation and development objectives: Education.Some of EcoConsulting's profit is invested in developingenvironmental education tools & programs, and ourenthusiastic team is committed to offering its time andknow-how pro-bono to environmental education.

The Environmental Championship ProgramUnder this fruitful collaboration, we created theEnvironmental Championship Program (ECP), a newinnovative environmental education program for kids,which consists in organizing 5-day environmentalawareness and sustainable living programs, engagingselected children from diverse ethnic, religious, and socialbackgrounds in joint socio-environmental action. Abtal ElBi’A is built on the concept of experiential learning, withhands-on, fun, and creative activities aiming to givechildren a clear understanding of the full loop that is oursupporting ecosystem. We aim to empower kids by givingthem the title of “Environmental Champions”, inspiringthem to pro-actively become stewards of our planet.

So far we have undertaken 6 ECPs in 2015 & 2016 with80 kids between 9 and 13 years old, becoming littleEnvironmental Champions. Check their Videos & Songs!

#AnaRahBalesh – Anti-Littering Animation In an effort to raise the new generation’s awarenessabout the importance of a clean environment, we havedeveloped an Anti-Littering animation for kids, which hasbeen incorporated into the LMTA Education program.Click to view #AnaRa7Balesh!

The animation illustrates the importance of keepingLebanon clean and stopping throwing trash in all publicrealm. It sheds the light on the resulting state of pollution,encouraging kids to get pro-actively involved by changingbad habits, lessening trash, and protecting their health.

#AnaRa7Balesh has been endorsed by both the Ministryof Environment and Ministry of Education. It will soon beintroduced as an extra-curricular activity in public schools.

Byblos 100 Resilient Cities Strategic PlanEcoConsulting has actively participated in devising thenew Resilience Strategy of the City of Byblos, which wasselected by the Rockefeller Foundation as one of the veryfirst 100 Resilient Cities (100RC) in the world.

We created an Environmental Group and jointlycollaborated with theOtherDada and Sarah-Lilly Yassineto investigate, analyse, and elaborate the environmental& sustainability components of the new 100RC ByblosResilience Strategy. We presented it in April 2016 withthe 100RC team to Byblos key stakeholders & residents.

3rd Annual Build It Green - Lebanon

Based on the vast success of the 2nd “Build it Green-Lebanon” conference which took place in March 2011 in Beirut under the patronage of the Ministry of Energy and Water, e-EcoSolutions in partnership with the EcoConsulting team is organizing the 3rd

annual “Build it Green - Lebanon” that will be held on March 28th, 2012.

This year’s Build It Green will take a Unique Scale and have an International Keynote address with the latest Climate Change talk and update by one of Al Gore’s personally trained and official presenter of the Climate Reality Project.

The conference will focus on the BDL NEEREA fund, eco-building certifications, and greener solutions for the construction industry. An exhibition area displaying locally available eco-friendly products will welcome attendees all day long.

Yarzé 1674 receives approval for BDL LoanYarzé 1674 is a 4-building residential development located in the green area of Yarzé, and aiming to achieve the BREEAM Very Good certification.

EcoConsulting worked along with the design team to devise the most appropriate strategy for reaching the BREEAM Very Good rating. A detailed sustainability report was presented to the Client’s bank along with an application for the NEEREA low-interest loan for eco-friendly projects, under BDL Circular 236.

The application was approved and our Client now benefits from a loan covering 35% of the total project construction costs at very low, near zero interest rate.

BDL Circular 236 started in 2011 in most commercial banks with the aim to encourage “Green Buildings Certifications” by granting loans at very low-almost zero interest rate. Loan amounts vary between 15% and 45% of the total project costs depending on the targeted certificate rating.

First LEED-registered Project in Lebanon, IOEC design phase approved by USGBCThe AUB IOEC building is the first project in Lebanon registered [on January 23rd 2008] for a LEED certification and targeting the GOLD rating. TheUSGBC has approved in June 2011 all the Design Review credits submitted.

The IOEC [Irani Oxy Engineering Complex] is a new-build 6-storey university building housing new laboratory engineering facilities for the American University of Beirut (AUB) students.

In addition to being the LEED consultants and advising on the strategy to obtain the GOLD rating, EcoConsulting undertook a full thermal modeling study and daylighting simulations to optimize energy-efficient HVAC and lighting designs.

Nabil Gholam Architects designed the IOEC and the project was selected in 2010 amongst the 6 best buildings of the year, Education Sector, WAN (World Architecture News), Awards 2010.

MIKA Buildings, Pre-Certified for LEED GoldProperty 1363, known as MIKA, is the 1st project in Lebanon to obtain the LEED Core & Shell GOLD Pre-Certification by the USGBC on September 21st, 2011.

The project, located in the heart of the Beirut Central District, consists of 3 new interlinked office buildings of 12-storey each, totalling around 33,000m2. It has been designed by Jo Geitani Architects for M1 Real Estate.

EcoConsulting is working along with the Energy Efficiency Group (EEG) as the LEED Sustainability Consultants, to ensure the GOLD rating is secured.

International College – going for LEED Gold The IC Elementary School is the first School registered in Lebanon to be assessed according to the USGBC LEED for Schools scheme.

The project consists of 3 interlinked school buildings of 3 to 5 floors each, circa 23,000m2 housing classrooms, music and art rooms, science labs, workshop areas, offices, an auditorium/theatre and 2 gymnasiums.

The Elementary School was designed by FlansburgArchitects with the local execution of Khatib & Alami.

As the LEED consultants, EcoConsulting advises on obtaining the GOLD rating, and undertook dynamic thermal modeling & daylighting simulations to optimize energy-efficient HVAC and lighting designs. Particular attention was paid to creating a healthy indoor environment for the kids, through the promotion of low-emitting and non-toxic materials, paint, and finishes, as well as proper ventilation levels.

The IC Elementary School will also act as a "Teaching Tool“; the school's curriculum will incorporate a few modules based on the project’s eco-friendly feature.

Beirut City Centre, Pre-certified for LEED SilverThe Beirut City Centre Mall (BCC) is the 2nd building in Lebanon to obtain the LEED Core & Shell SILVER Pre-Certification by the USGBC on October 27th, 2010.

The BCC Mall, located on the Damascus highway in Hazmieh is a new-build 7-storey shopping centre of circa 164,000m2 housing retail shops, parking facilities, restaurants, cafes, a supermarket, and a movie theatre.

Samir Khairallah & Partners architects designed the BCC Mall for Majid El Futtaim.

While still at early conceptual stage, EcoConsulting was appointed and joined the project’s design team as the LEED Sustainability Consultants. Our role throughout the design, tender, and construction stages is to advise on the various LEED requirements and sustainability measures to ensure that the Mall obtains the LEED Silver Certificate. We also carried out daylighting and thermal modeling simulations of the proposed building.

La Brocéliande going for BREEAM Very GoodRésidences La Brocéliande is the first BREEAM registered project in Lebanon, but also the 1st residential BREEAM International Bespoke registered worldwide.

A high-end 4-storey building located in Yarzé; a green area where the ecological footprint had to be carefully studied to lessen construction harm on the rich habitat.

La Brocéliande was designed by Dagher,Hanna & Partners for Greenstone Real Estate Developers.

As the BREEAM Licensed Assessor for La Brocéliande, EcoConsulting has assisted the Client and design team in working towards a BREEAM “Very Good” rating.

Emphasis was placed on Land Use & Ecology since Yarzé is a rich biodiversity area. A site survey and Ecological assessment was undertaken by qualified ecologists from IBSAR (Nature Conservation Centre for Sustainable Futures) advising on how to mitigate the ecological impact of construction.

Description: The project consists of 3 interlinked school buildings, 3 to 5 floors each with a basement for parking facilities, totalling around 22,670m2. This new Elementary School will house classrooms, music rooms, art rooms, science labs, workshop areas, offices, an auditorium/theatre, and 2 gymnasiums; as well as the central heating, cooling & power plants for the College.

Objective: The Client’s aspiration was to achieve the Leadership in Energy and Environmental Design LEED Schools 2009 “Gold” certificate.

IC Elementary School is the first project in Lebanon to be certified according to the US Green Building Council (USGBC) LEED sustainability scheme, and the 1st LEED for Schools certification in the country as well. The LEED “Gold” Certificate was awarded in March 2013.

Brief: We were appointed during design stage as the LEED Sustainability Consultants for the IC Elementary School. Our role throughout design, tender, & construction stages is to advise on the sustainability features and steps required for the school to be on track to meet the desired LEED Gold. We were thus continuously involved with the project managers, architects, engineers, and other specialist consultants. We produced customized LEED reports in terms of sustainability credentials, providing ongoing guidance for the specifications, actions, and supporting documents needed for a smooth LEED certification process.

Part of our responsibility entailed carrying out a dynamic thermal modelling analysis as well as day-lighting simulations of the proposed buildings, in order to assist on the most cost-effective & suitable energy-efficiency solutions for School –taking into account the local coastal Mediterranean climate. The aim was to lessen the buildings’ cooling load & energy consumption, while maintaining comfortable thermal standards. A Measurement & Verification Plan was also implemented at operational phase, in order to monitor energy usage.

Given the nature of the project, particular importance was paid to creating a healthy indoor environment for the kids, through the promotion of low-emitting and non-toxic materials, paint, and finishes, as well as proper ventilation levels. The IC Elementary School also acts as a "Teaching Tool", since the school's curriculum now incorporates a few classes based on the eco-friendly sustainability features of the building, thus raising awareness.

Description: The Casa Batroun project consisted in the renovation and extension of an old 100m2 family house, in the Mediterranean sea-side town of Batroun, North of Lebanon.

Objective: The client’s aspiration was to double the existing surface area in an exemplary eco-friendly way, demonstrating that this is a possibility in a country where the latest tendency has unfortunately been –with the lack of proper regulation-- to destroy the old heritage and replace beautiful classified houses with characterless concrete high-rise buildings.

Casa Batroun was the Winner of the Lebanese Architect Award 2017 in the Sustainable Architecture category and received the 2014 GOLD Award from the UK Green Apple Award for the Built Environment. It obtained the BREEAM Excellent certification in February 2014; it is the 1st BREEAM building in Lebanon & the 1st BREEAM Excellent in the Middle East!

Brief: We wanted to preserve the initial house legacy (built in the 1930s) and take advantage of its bio-climatic features such as its high ceilings and original opposite elongated windows favoring air circulation and cross-ventilation. This was even more so important after the discovery that the house was actually built with local sandstone (the apparent concrete was only a cement plaster) and had the internal triple arcade, characteristic of Lebanese traditional houses (the arcade was also plastered and painted, hiding the original structure)... The client’s request also included the usage of natural and breathable materials, promoting low-embodied energy as well as healthy materials and finishes.

The exposed sandstone walls proved to be inadequate to support another level, thus a new structurally independent wooden structure, composed of 4 vertical boxes, was inserted vertically into the original house, creating a play of levels from ground floor to mezzanine to first floor, while doubling the floor area. The design was further enhanced by carefully adopting bio-climatic features to facilitate cross-ventilation, reduce summer overheating, and limit the need for winter heating. One important aspect of the house, which the architect was able to convey very well, is its compactness and extremely smart usage of space, especially in the 50m2 one-bedroom upper flat whereby, for example, the internal staircase also acts as side drawers usable in the bedroom. In a country where the average flat exceeds 200m2 and can easily reach 500-

1,000m2 in private villas, the idea was to demonstrate that comfort and well-being do not have to be interlinked with size, luxury, and automated systems, and to help breaking the common belief that those elements do not constitute the “dream house”.

The house is probably one of the first in Lebanon to be built combining old sandstone and timber, while adopting almost exclusively natural, low-toxicity, and breathable materials. The following are some of its main eco-features: Bio-climatic design enhancing cross-ventilation and eliminating the need for cooling systems; energy-efficiency through carefully studied window positioning, shading devices, natural insulation, LED zoning of lighting, Solar Water Heating and wood pellet stoves. Water savings are realized via rainwater harvesting and low-water fixtures, while a vegetated green roof with native plants was implemented.

The building of the house favored collaboration with local artisans and workers, using traditional techniques such as old oriental ceramic tiling (salvaged from demolished houses), earth-lime plastering, or artistic steel works for the terrace balustrade. Some of those techniques will soon be forgotten given the excessive reliance on hasty concrete buildings, and one of the project’s objectives was to showcase that beautiful modern houses can still adopt traditional techniques and elegantly blend the new with the old. One of the key innovative features of the house was the use of earth plaster for all the walls, made with local clay. Starting from the traditional mud plaster used in old Lebanese rural houses, the architect tested several formulas combining different proportions of local clay, sand, lime and straw, in order to obtain a plaster that has the required thermal mass and does not crumble easily. The final formula includes two layers of clay plaster merged together with a fiber mesh and finished with a third layer of white lime plastering.

Another innovative aspect of the project is the installation of a semi-extensive green roof on one of its roofs, which was planted by carefully selecting mainly native flowers and plants to limit water usage for irrigation.

Finally, Casa Batroun house was renovated and built following all the criteria of the BREEAM International Bespoke 2010 certification scheme, and has obtained in February 2014 the BREEAM Excellent (4-star) standards. Additionally, an extensive thermal modeling analysis has concluded that this bio-climatic house will enable achieving throughout the year (and compared to a typical inefficient house built to the current local way of building):

- A decrease of 38% in the total number of overheating hours (above 28C) - A decrease in 79% in the coldest hours (below 17C) - A decrease in 50% in the total energy consumption of the house; and 36% in the CO2 emissions associated with running it - An estimated annual energy consumption of 20 kWh/m2

However, additional sustainability requirements were deemed obtainable throughout construction, and the team subsequently decided to enhance its efforts and attempt the “Gold” rating. The aim was to reduce the building’s cooling load, as well as its overall energy consumption, while keeping in mind constraints imposed by the inherent nature of a shopping centre.

Other sustainability matters were being tackled, namely: lessening waste generated during construction by recycling, reusing, or donating waste materials; significantly reducing the project’s water consumption through low-water fixtures; favouring public transportation access by establishing new bus shelters around the Mall; enhancing internal thermal comfort & indoor environmental quality; specifying low-toxicity paint & finishes as well as FSC-certified wood; and implementing a Green Cleaning Policy as well as a Recycling Policy once the BCC shopping centre was operational.

Project: M1 Building Real Estate - Beirut Central District, Lebanon

Description: The project consists of 3 new interlinked office buildings of 12-storey each, with an additional 5 basement levels, totalling about 33,200m2. The buildings are interconnected by bridges as well as the parking area, in addition to a communal retail platform at the base.

Objective: The Client’s initial aspiration was to achieve the Leadership in Energy and Environmental Design LEED Core & Shell 2009 “Gold” certificate, however further efforts were put to obtain the LEED “Platinum”.

M1 Building was the 1st project to achieve the LEED Platinum in Lebanon (highest LEED rating) based on the US Green Building Council (USGBC) LEED sustainability scheme. Gold Pre-Certification was achieved in September 2010, and M1 was the 1st building in Lebanon to obtain the LEED Pre-Certification for the Gold rating.

Brief: We were appointed, in partnership with the Energy Efficiency Group (EEG), during the design phase of this project to integrate the design team as its LEED Sustainability Consultants. Our role throughout the design, tender, and construction stages is to consult on the various LEED credit requirements and sustainability measures to ascertain that the building achieves the LEED Gold certification.

Our consulting team was thus in charge of reviewing design & tender specifications, while advising on the necessary modifications and subsequent contractor & client commitments to ensure a maximum LEED score is obtained. Our involvement also required that the design team becomes aware of the LEED requirements and process, since the scheme was newly introduced in Lebanon.

Some of the sustainability measures that have been tackled and will now form part of the MIKA Real Estate buildings are: significantly minimizing the project’s water consumption via low-water fixtures, rainwater harvesting and grey-water recycling; reducing energy usage through highly energy-efficient HVAC and lighting systems; improving internal thermal comfort as well as indoor environmental quality by promoting a smoke-free building and low-toxicity paint and finishes; and establishing a Green Cleaning Policy and a Recycling Policy once the office buildings are in-use. A permanent sustainability display area will also be allocated in the project to raise the local public awareness about eco-friendly buildings.

Description: A $10 million (≈£5.6 million) new-build 6-storey university building of around 10,000m2 above ground with two basements totaling about 5,000 m2, will house new laboratory engineering facilities for AUB students.

Objective: The building achieved the Leadership in Energy and Environmental Design (LEED) “Gold” certificate. This building was the first in Lebanon registered for the US Green Building Council (USGBC) LEED sustainability scheme.

Brief: While still at a conceptual stage, we were appointed and joined the project’s design team as Sustainability Consultants. Our role throughout the design, tender, and construction stages is to advise on the various LEED credit requirements and sustainability measures to ensure that the building obtains the LEED certificate. Part of our responsibility entails undertaking 3D simulations and thermal modeling analysis of the proposed building, and advising on cost-effective and suitable energy-efficiency solutions and renewable energy technologies for this project –taking into account the local coastal Mediterranean climate and available resources. The aim is to reduce the building’s cooling load, as well as its overall energy consumption. Day-lighting simulations are also carried out to assess natural day-lighting levels within each occupied space. Other sustainability issues will be addressed, such as: significantly lessening the project’s water consumption; improving internal thermal comfort and indoor environmental quality; enhancing vegetated outdoor space and green roofs with the selection of native plant species requiring little irrigation and maintenance; and specifying a larger proportion of locally sourced and low-impact materials.

Description: The Résidences La Brocéliande is a high-end residential project located in the Lebanese mountains. The 4-storey building comprises 1,400m2 of internal floor area and 600m2 of private garden.

Objective: Conduct a BREEAM International Bespoke 2008 Design & Procurement Assessment and Post Construction Review, and consult on obtaining a BREEAM ‘Very Good’ rating. The project was the 1st project registered for BREEAM in Lebanon, and the 1st registered BREEAM International Bespoke in the world for a residential building. It achieved a BREEAM D&P “Very Good” rating in November 2012, and a BREEAM PCR “Pass” rating in January 2015.

Brief: The Client aims to integrate high sustainability and energy-efficiency features into the project, in order to lessen its environmental impact and enhance living quality and comfort for its occupants. A BREEAM certification is sought to provide credible third-party attestation of the project’s sustainability. The project is evaluated under the BREEAM International Bespoke scheme, and the sustainability criterion will be specifically tailored by the BRE for a residential project in Lebanon. As such, EcoConsulting also acts as the local consultant & liaises with the BRE to advise on local climate, standards, regulations, and construction practices, in order to customize the requirements accordingly. Our team is in charge of reviewing the project specifications, evaluating the applicability of BREEAM criteria, and recommending modifications to ensure a maximum score is obtained. Our involvement also requires ensuring that the design team becomes aware of the BREEAM requirements and assessment process, since the project is the first BREEAM in Lebanon. With our multi-cultural team, we are working in English, French, and Arabic to interpret local regulations and standards, project specifications, and consult on likely eco-friendly and energy-efficient improvements.

Description: The European Court of Auditors is an EU Institution which audits the EU finances. K3 is the latest expansion of European Court of Auditors and will be linked to the 2 previous phases, K2 and K1. The building will mainly house offices, with an approximate floor area of 30,000m2.

Objective: Conduct a BREEAM International 2008 Design & Procurement Assessment and Post Construction Review to advice on how to achieve a BREEAM International 2008 ‘Very Good’ rating.

Brief: The Client requires a sustainable, energy-efficient, and high quality building, in accordance with the most up-to-date European standards. EcoConsulting is responsible for assisting the design team in working towards a BREEAM International “Very Good” or, if proven feasible and within budget, an “Excellent” rating. The project will be specifically assessed under the new BREEAM Europe Offices scheme, tailored for non-residential buildings in Europe. Project: Hanham Hall – Zero Carbon Challenge, Bristol

Description: Hanham Hall is set to be the first large scale zero carbon eco-village in the UK. It consists of 188 dwellings with a mix of tenure and size ranging from one to four beds.

Objective: Conduct a Code for Sustainable Homes Assessment and obtain a "Level 6"—zero Carbon—sustainability rating.

Brief: EcoConsulting was appointed to work in conjunction with HTA, Arup, and Barratt Homes in delivering a Code Level 6. Solutions have to be practical, cost-effective, and carbon-neutral. We are advising the design team and client on general sustainability strategies and detailed considerations all of which are crucial on a development where over 90% of credits need to be obtained. The development will feature a biomass CHP to meet 100% of the heating, hot water, and electrical loads of the dwellings. Very low mains water consumption will be ensured through low flow sanitary fittings, and rainwater collection—, which will also be used to irrigate the planting.

Description: The new building of the Guildhall School of Music & Drama, at Milton Court, will include a 625 seat concert hall, a 225 seat training theatre, a studio theatre, and associated teaching, office, and support areas. This world-class university will be located over the first 6 floors of the development. The 40-storey residential tower will be located directly on top of the school and will comprise of 284 luxury apartments.

Objective: Conduct a BREEAM Bespoke Design & Procurement Assessment and advice on achieving a "Very Good" sustainability rating. Conduct a Code for Sustainable Homes Assessment and advise on achieving a "Level 3" sustainability rating.

Brief: We were entrusted with the challenge of achieving a BREEAM Bespoke "Very Good" rating while taking into consideration the very particular and specialist requirements of the Guildhall School of Music & Drama. The Heron will be the first residential tower to be built in the City of London in 30 years that needs to meet the new stringent requirement of a Code "Level 3". We are working hand-in-hand with the large design team to find sustainable and financially viable solutions to particular issues pertaining to the high-rise nature and location of the development.

Description: 104 dwellings of a new residential building above a retail supermarket

Objective: Demonstrate compliance with Building Regulations Part L1A: Conservation of Fuel and Power in Dwellings

Brief: EcoConsulting was appointed to carry out the SAP energy ratings and the EcoHomes assessment of this 104-unit residential new build with a construction value of £25 million. Our consultants conducted the SAP assessments, and all of the penthouse flats were failing Part L Building Regulations in the initial analysis. We had to re-assess a variety of different options in order to find, flat by flat, a viable solution to achieve compliance. This proved difficult given that the development was almost completely built, and given the client’s budgetary constraints and planning approval. Indeed, given that the planning approval had already been obtained, the design could not significantly change without having to ask for another planning permission, which was unrealistic at this stage in the development. We evaluated various alternatives and combined different options to achieve Part L compliance, including: increased insulation, additional water tank insulation, installing a geothermal heat pump, installing solar hot water panels, improving glazing u-value performance, and replacing the glazed curtain walling with filled-in and insulated panels. We also advised on the cost implications of each alternative seeking quotes from manufacturers where requested. The final solution combined replacing part of the glazed curtain walling with solid panels to improve the overall u-value of the wall, additional roof insulation, and the installation of air-to-air heat pumps in the liveable areas (i.e. living rooms and bedrooms).

Project: Didsbury iCO Units 1, 2, 3, 4, &5, Manchester

Description: 5 buildings totalling 25,550m2 high specification commercial development.

Objective: Conduct a BREEAM Offices Design & Procurement and a Post-Construction Assessments and advice on achieving a “Very Good” sustainability rating. Carry out Part L2A / TAS Assessments and Energy Performance Certificates (EPCs).

Brief: EcoConsulting was initially appointed by Countryside Properties to carry out a BREEAM Offices Design & Procurement of iCO unit 3 and to consult on the most cost-effective way of achieving a “Very Good” rating. Over the course of time our scope of works was increased to allow for Part L2A / TAS Assessments on unit 3, but also on unit 2. Subsequently, we were appointed to undertake an Energy Performance Certificate on iCO unit 1 that has recently been completed to a very high specification. Finally, iCO units 4 & 5 were recently submitting for detailed planning approval, and we assisted Countryside Properties in ensuring that the proposed development would be able to meet current Part L2A energy efficiency building regulations.

Project: Skyline 120, Braintree, Essex

Client: Countryside Properties Ltd.

Description: Warehouse, Office space, and Hotel accommodation of 12,500m2

Objective: Conduct a BREEAM Offices and BREEAM Industrial Design & Procurement and a Post-Construction Assessments and advise on achieving a “Very Good” sustainability rating. Perform Part L2A / TAS Assessments, Energy Report, and Daylighting Calculations.

Brief: EcoConsulting was given a large scope of works on this multi-building mixed-use development. Our work included advising on Very Good ratings for office and industrial units as well as providing ancillary sustainability services. In particular, we undertook an Energy Analysis to identify methods of meeting the development’s target of reducing CO2 emissions by 10% via on-site renewable technologies. This was achieved through dynamic thermal modelling of each unit and calculating the heat and electricity requirements. We further carried out detailed daylighting calculations using Lumen Designer software and inputted these values into the BREEAM assessments and Part L2A calculations. Brief: We were appointed by the UK Department for Education and Skills as sustainability consultants to ensure that both BREEAM assessments of this £21 million Academy —during design and post-works completion—obtain a “Very Good” environmental and sustainability rating. We have been involved throughout the design phase of project with regular meetings and communication with the project managers, architects, engineers, and other specialist consultants such as the landscape architects, ecologist, acoustic consultant, security consultant, and other. We issue updated BREEAM Schools reports summarizing the status of the project in terms of sustainability credentials, and advising on the future steps to ensure the “Very Good” rating was on track, and providing guidance as to the type of actions and specifications needed, as well as the documents still left to be produced. Issues such as the choice of low-impact materials and insulation, day-lighting levels in classrooms, and energy-efficient heating, lighting, ventilation, and cooling system, and the protection and enhancement of the ecological features of the site are of crucial importance to the success of this project and the well-being of the students.

Description: The new Printing Press building will accommodate state-of-the-art printing press machines for a local newspaper. The Client required high public visibility of the press machines, which led to an almost fully glazed building being designed.

Objective: Undertake a bespoke Dynamic Thermal Simulations Analysis of the cooling load and recommend solutions to reduce the building’s excessive cooling demand, taking into account the Client’s brief and constraints.

Brief: EcoConsulting was appointed by Prime Design architects to suggest and test different glazing and shading solutions, in order to reduce the Printing Press cooling load.

EcoConsulting was specifically responsible for undertaking bespoke hour by hour Dynamic Thermal Simulations to ascertain the effectiveness of different solar control glazing solutions. Limiting solar gains in the development was imperative, due to the fully glazed construction, location in a hot desert climate, and as the Printing Press machines produce, on their own, approximately 1MW of heat.

The aim of the 3D thermal modelling was to identify the impact and magnitude of:

1) Improved glazing by specifying solar performing glass with low solar absorbance, in order to cut solar gains

2) Additional vertical shading devices to the East and West façades of the Web Press Room to limit solar gains and reduce cooling loads

Through the result of our work, we ascertained various glazing and shading combinations, and advised on decreasing the cooling load of the building by 12.6%, which equated to reduction in peak cooling load of 240kW. Furthermore, we are providing assistance on improving the way the cooling system itself works, limiting the unnecessary cooling of unoccupied areas, and suggesting more innovative cooling strategies.
