Garry BullKEE Estate Manager

rom just being a mere con-ceptual idea in 2004 of a few investors who are passionate

about the Eastern Cape, to the magnificent Kenton Eco Estate we know and love today is quite a remarkable achievement, and is testament to the vision and deter-mination of the original develop-ers.

Kenton Eco Estate despite it’s many obstacles over the years has blossomed into one of the pre-mier coastal developments in the Eastern Cape. The advantages of installing high quality infrastruc-ture during construction is clear for all to see. We are of course keeping up with the latest tech-nology trends and like many other es-tates off KEE’s calibre, we are busy upgrading certain elements of our security systems in order to keep up with the latest industry standards.

I was fortunate to have been on the estate the day ground was broken for the first time. Having witnessed this momentous oc-casion in our estates history and now, in my daily working life as estate manager seeing our new families enjoy the splendour of Kenton Eco Estate is truly reward-ing. I took a photo of the mo-ment the TLB broke ground which

can be viewed in the article KEE History. I would like to thank the Trustees for their continued sup-port and the professional manor in which they assist me. Their guidance and wise council over the years has made a significant difference to the estates well run-ning and is greatly appreciated by myself and the staff of Kenton Eco Estate.

We still have some way to go in terms of becoming a well estab-lished mature estate with numer-ous residential homes. Looking ahead I’m confident that the Knowledge acquired from my

several years of experience as KEE estate manager will stand me in good stead to be able to face up to the inevitable challenges a more mature estate will present to me in future years.

This publication is our first magazine and was established to provide a platform to be able to communicate to our homeowners as well showcase our magnificent Eco Estate lifestyle to a broader spectrum of people who may be interested in Kenton Eco Estate. For now it will only be available

online as it is more cost effec-tive, eco friendly, and most of our homeowners are spread far and wide.

I would like to pay tribute to our service providers who have been invaluable in our efforts to keep Kenton Eco Estate functional. These include our Engineers, Security company, mechanics, Administrators and everyone else who is associated with the Estate and its well being. We have built up sound relationships with our local suppliers and service provid-ers who often go above and be-yond what is normally expected.

Last but not least the staff at Kenton Eco Estate are without doubt our most valuable asset. They work tireless to

keep everything in great shape and we are truly blessed to have a team that are both efficient and service orientated.

We hope you enjoy our magazine and I look forward to meeting more KEE families in future. I also invite you to contact me should you require any further informa-tion or assistance regarding Ken-ton Eco Estate.

ARE YOU READY

to Build TOASTING THE SUCCESS OF NEW KEE HOMES

Last year saw the completion of three new homes at Kenton Eco Estate. Construction of these magnificent new homes has been of the highest quality using local building contractors, tradesmen and professional consultants. All the homes were completed on schedule which is testament to the professional manner in which these projects were managed and the commitment of our local contrac-tors to deliver the high standards of service that are associated with up market developments like Kenton Eco Estate.

Possibly one of the nicest parts of building from scratch is that you get to make it completely yours add your distinctive stamp and let it reflect your unique personality. Choosing to build a new home at Kenton Eco Estate using local contractors will prove beyond doubt, that building a new home isn’t only for the brave.

THE KENTON PROPERTY MARKET IS BUOYANTYou already Own KEE....... Now Consider calling us home.

When building your new home at Kenton Eco Estate you can rest assured that All builders admitted onto the Estate comply fully with NHBRC regulations and are all regarded as builders of the highest calibre who have sound track records over many years.

Building your dream home at Kenton Eco offers tremendous sen-timental value and advantages in the long run.

to the cabinets and everything in between, both structurally and design-wise.

There are definitive feelings of emotional fulfilment and pride in a house that has become “your baby.” Also, having everything brand-new and up-to-date is a tremendous advantage when you build instead of buying an old existing home. Furthermore, the construction materials and build-ing code will be up to the latest safety standards.

a newly built home: Everything from wiring for high-speed inter-net to the latest in spatial, acous-tics and architectural trends can be added without much trouble.

Working together with your Ar-chitect you will be able to tailor design your dream home down to the last detail. As such it will un-doubtedly mean that much more to you than the average “second hand” home ever could.

DISTANCE BUILDING?....WE LOOK AT A FAMILY FROM THE UK WHO ARE CURRENTLY BUILDING A NEW HOME IN HERON HEIGHTS

uilding a new home can be quite challenging as much as it is rewarding, However

building from long distance can present its own challenges. We get an insight from a UK family who are currently building at KEE while still living in England.

Managing a build from distance is not as daunting as one may think especially with modern technol-ogy such as Skype, smart phones and the internet which make the world a much smaller place. Problems can be solved and deci-sions made in real time by simply using skype or face time. It is even

possible these days to set up a wireless IP web cam on a building site with a streaming video feed to your laptop or mobile device thousands of miles away. It’s all very “1984 big brother”, but it must be most satisfying to watch your build progress whilst having a bad day at the office.

The Tarboton family from the UK bough a plot and within a few months of transfer decided to build. Once the tender process was complete Kevin Cummings of Cannon Rocks Home builders a local contractor was appointed to start the build. The project is

going exceptionally well and all going to plan, the build should be completed by November 2014.

The Tarboton’s have enjoyed holidays in Kenton and spent a lot of time at KEE prior to building, enjoying early evening walks and family time on our pristine remote beaches.

This Christmas will be more special than most for this young family as they move into their new home.

We wish them well and hope they enjoy many years of happiness at Kenton Eco Estate.

Q&A with

KEE Architectural Committee

BUILDING YOUR NEW HOME AT KENTON ECO ESTATE IS A SIMPLE PROCESSAnswers to some of the most frequently asked questions about building a new home at Kenton Eco Estate.

Once you have decided to consider building, the first step is to download a copy of the Archi-tectural guidelines available from the KEE website (www.kentonecoestate.com) or the Estate Man-ager. Your architect can follow them to ensure that the design will conform to the Eco Estates Architec-tural guidelines and standards. Once your plan is drawn you can then forward copies to your builder who will provide a quote to build your new home. Plans will also need to be sent to the KEE Architec-tural committee and the Municipalities building inspectorate office for formal approval. It is also a good idea to organise your Eskom connection as soon as possible as this can take a considerable amount of time to complete. The water connec-tion is through the municipality in Kenton and only takes a couple of days. Finally you appoint your builder and inform the HOA when you intend to break ground.

The Kenton Eco Estate is in good hands. Our maintenance team is at your service and work tieresly to ensure the Estate looks pristine at all times. They have taken on some very large projects during the year including clearing the Estate of invader spe-cies like Prickly Pear, and completing the structural modifications to one of our boardwalk viewing decks without the use of contractors saving the Estate thousands of Rands. Under the guidance of our Estate Manager Garry Bull, Bongani heads up a team of 4 dedicated staff members who take pride in the estate, have a great work ethic, and have excellent people skills. Bongani has worked for Kenton Eco Estate since its inception and assisted the original sales team to show and sell plots. He was made estate foreman a couple of years ago and since then has led his team with pride and enthusiasm. The other members of the team are Deon who also assisted in sales and promo-tion and also worked for the estate prior to the forma-tion of the HOA. Deon was previously

employed at Kariega Game Reserve and comes with years of experience in the hospitality business. Givice has been with us for two years he is very practical and worked for the local Municipality before joining KEE. Our newest member of staff is Bongani’s younger brother, Happy. It is Happy’s responsibility to maintain the gate house grounds and to act as cover for the maintenance team during holidays periods. The gardens are looking fantastic thanks to his efforts

The scope of our work covers the following:

Kenton Eco Estate is very privi-leged to be the custodian of approximately 10 Oribi that reside within the estates boundary.

It is hoped that we can steadily increase our Oribi population and in order to achieve this sustainably we will need to seek guidance, and work in conjunction with Kasouga farm which is home to the largest population of Oribi in the region.

Kasouga farm is one of Kenton Eco Estates neighbours and has been an authority and champion for Oribi conservation in the Eastern Cape for many years. Unfortunately outside the safety of our estate and other private reserves these magnificent antelope are ex-tremely vulnerable and provide easy targets for ferrule hunting dogs and poachers.

With the scourge of poaching reaching epi-demic proportions in the Ndlambe district it is now more important than ever to increase our on-going co-operation with neighbouring farms in order to monitor poaching activity and be on the lookout for suspicious vehicles parked along the R72 in the evenings. Many of these vehicles are being used to transport poached animals to informal butcheries that trade in bush meat. If you suspect any poach-ing activity, see suspicious cars or hear dogs barking in the Bush veldt please contact.

Oribi (Ourebia ourebi, Zimmermann, 1783) is categorized as an endangered species according to the Red Data Book of Mammals. The total South African population is predicted to be almost 2 500 of which we believe the Eastern Cape has about 900 with 97% of these on privately owned farmland and only 3% on game reserves. The Oribi is the largest of the smallest antelope and is on average about 14kg – 20kg, with an average height of 60cm. The female is slighter larger than the male and only the males have horns (average length of 12-15cm). Young are born throughout the year, with a peak in births during the warm months from September to February. Young Males leave the group at about 7 months old and life expectancy of Oribi in captivity is approximately 13 years.

Diaz Bird Club was established over 40 years ago and is a Kenton institution at-tracting many bird enthusiasts (twitchers) from across the district. Every year The Diaz Bird Club organise an outing to Kenton Eco Estate to record the birds sighted during their day on the estate.

Residents of Kenton Eco Estate who are inter-ested in our Bird life are encouraged to join the club on their field trips to the Estate. The outings are very social as well as informative. After spending the morning viewing our

Birds in their splendour the members enjoy breakfast on the Zolas way boardwalk, A truly magnificent setting for a bush breakfast.

To date there have been over 250 differ-ent species of birds identified on the estate including a family of Fish Eagles and a rare sighting of a Grey headed night heron.

Other striking species that can be viewed fairly frequently include the Secretary Bird, Malachite, Knysna Lourie, Hornbill, Eagle Owl and several species of Raptors. We are very

proud of our bird life and consider ourselves extremely fortunate to have so many local bird enthusi-asts, some of whom are KEE prop-erty owners, to help us identify, record and educate us on our bird population.

T he Bennett family who live and work in Johannesburg, have recently completed building a home at Kenton Eco Estate. Situated in Bushbuck Lane this wonderful new home offers beautiful views overlooking the ocean and indig-enous coastal bush. Spectacular Sunrises and Sunsets can be viewed from large outdoor living areas and from

or the past 4 years Kenton Eco Estate has supported the 67 minute campaign. A now

worldwide initiative to com-memorate the 67 years of service the late Nelson Mandela dedicat-ed to serving this great country.

In past years we have taken on many projects including, donat-ing food to a needy families, cutting grass at a local church in Ekuphumleni, collecting old toys and furniture and donating them to the Klipfontein primary school and Spending a morning painting the old age home (Huis Diaz) in Alexandria. For this years Mandela day cel-

ebration the staff of Kenton Eco Estate decided to get involved with the Kariega Projects 10k Tree Challenge. It is an ambitious project that aims to plant 10 000 trees in the low-income neigh-bourhoods surrounding Kenton on Sea, by 2020.

In addition to the well-known ecological benefits of planting trees, the 10k Tree Challenge seeks to improve dignity, safety and prosperity by altering com-munity perception in these urban environments.

It was exhausting work as the soil was very hard but a thoroughly

enjoyable experience to see the various sections of the Kenton community coming together to assist in this project.

During the last year Kenton Eco Estate has played host to high profile events such as the Kenton Rhino Run and The Big Walk for Hospice.

Kenton Eco Estate residents have also shown their support by participating in local charitable events like the Chipembere Rhino Foundation Golf day held at the nearby Royal Port Alfred Golf Club.

Place Between Two Rivers

F a c e b o o k : k e n t o n e c o e s t a t e

Kenton Eco EstateForms Part of Kenton’s Urban EdgeJust 3 minutes drive from the Kenton Eco Estate lies the beautiful resort vil-lage of Kenton-on-Sea which is situated between 2 rivers - the tidal Bushmans (navigable for 32 kms), and Kariega River (navigable for 16kms), with a proclaimed nature reserve in between. Unspoilt beaches with caves, rock pools (excellent for snorkelling), plus sheltered bays created by unusual rock formations.

A perfect holiday destination for every-one, offering a large variety of activities. Hikes along the beaches, up river and inland. Fishing (deep sea, reef and riv-er), horse riding through nearby game reserves and along pristine beaches.

Mountain biking, a wide variety of sea and river sports, canoeing, birding and game viewing.

Big 5 game reserves are only 10 min-utes inland. The southern right whales are here from April to December, plus the Great White Sharks that breed in Algoa Bay to the south. There are good chances of viewing whales, and dol-phins throughout the year.

A perfect ‘beach and bush’ holiday combination. Here the ‘sun spends the winter’. So if you can’t make it there dur-ing your summer holiday, don’t stress, you will still have a wonderful outdoor experience during the winter.

KENTON ECO ESTATE LIFESTYLE

Kenton Eco Estate is a private residen-tial estate where security forms the foundation of the Estate’s value proposition.

Like most reputable secure estates throughout South Africa we apply strict access control proce-dures which has become more important now with established homes on the Estate and permanent residents. It is therefore prudent that we follow strict security measures in line with that expected of a Private Secure Estate. More often than not problems arise when visitors arrive unannounced demanding admission. Following this procedure will alleviate any unnecessary delay for the visitor entering the estate, and avoid any potential misun-derstanding.

• Visitors to the estate who are not visiting a resident, or do not own property at KEE can do so by making an appointment with the Estate Manager or one of the accredited Estate Agents.

• Should a visitor wishing to view the estate be

a friend or associate of a KEEHOA member, the property owner concerned will need to contact the gatehouse security staff (046 648 1031) or estate manager (084 800 5757) informing them of the name of the visitor and the approximate day they are expected to arrive.

• All visitors to KEE will be required to sign the Registration book on arrival at the gatehouse

. • No Dogs will be permitted onto the estate

regardless if they are on a leash or kept inside a vehicle

• Tradesmen are to use the contractors gate and all workmen are required to enter through a turnstile in order to monitor numbers entering and leaving the estate.

• No Visitors will be admitted onto the estate after 6pm unless they are visiting a homeowner.

at it’s BestSecurity of our estate and it’s residents is one of the funda-mental reasons why our home-owners chose to purchase prop-erty at Kenton Eco Estate.

With unacceptable crime levels throughout the country and the increase in crime in our region, se-curity is more important than ever before. It is a fact that more and more families are seeking peace of mind and a safer environment for their children that estates like KEE provide.

HI-TEC the leading security com-pany in our area were appointed several years ago to manage our

security affairs. Hi Tec Guards are on site at the gatehouse 24 hoursa day and patrol our streets and perimeter fence every 2 hours.

All alarms are monitored by their state of the art control room in Kenton on Sea with tactical armed response units on standby should they be required.

As well as keeping us safe they also monitor the building contrac-tors and service providers who conduct work on the estate to en-sure they abide by our HOA rules and regulations.

Hi-Tec also specialise in providing

security equipment and man-age and maintain our perimeter fence.

We are in the process of constructing a new section of fence along our Eastern Border and Hi Tec will be providing the latest technol-ogy to monitor this section and in the same process will upgrade the rest of the existing fence. This upgrade also include certifica-tion prescribed by government legislation pertaining to electric fences.
