GOING, going, going... down. Propertyexpert John Parkeris so keen to sell aLiverpool property

he’s decided to knock £1,000 offthe asking price – for everyweek it doesn’t sell!

The one bedroom apartmentfor over 60s in MarlboroughCourt, Aigburth, is already wellunder the market value at£53,950.

But after three monthswithout a sale, John hasdecided it’s time for action.

“It is a test of my nerve andresolve,” admits John.

“I am sure that it will sellbefore long once interest israised – but ask me again inthree weeks if I have got anyfingernails left!”

It could go quickly, and John

is gambling that it will, but headmits: “If it does go on for 53weeks then I could be selling itfor under £1,000.”

John is head of Home toHome Exchange, a companydesigned to help retired homeowners make the move fromtheir old home into a new one.

It means that, even in a toughand demanding market, peoplecan, if they wish, complete amove within two weeks.

Says John: “Companiesintroduce me to prospectiveclients, people who want tomove but either can’t sell ordon’t want the hassle of sellingthe conventional way.

“I step in and buy theproperty for below market

value – which is made clear tothe vendor – but it gets it offtheir hands.

“I put it for sale, still belowthe market value.”

Marlborough Court is a onebedroomed ground floorapartment with a secureentrance hall.

There is a bathroom and wc,a good sized lounge andkitchen. The bedroom has fittedwardrobes with a dressing unit.

The buyer would also haveaccess to communal roomwithin the development and thegardens.

The property has been up forsale at £53,950 with SuttonKersh since October.

But although similar homesare on the market for around£132,000 and it is clearly a goodbuy, it has yet to sell.

John says: “Sutton Kersh is agood agent and the property iscompetitively priced, but youhave to accept that it’s all aboutsupply and demand.

“Property is no differentfrom a can of baked beans. If itsits on the shelf it does nobodyany good.”

The price will be reducedevery Monday starting fromJanuary 24.

Adds John: “There is a bit ofa buffer but I could end upmaking a loss, and I amprepared for that. But I thinkthere will come a point wherethe property will be soattractive people will come outof the woodwork.”

The look for 2011 is muchmoodier, more masculine andarchitectural, says Tara, founderof Target Living.

“We’re looking for homes thatcosset us and that meanscreating atmosphere. That will beachieved by using a diversepalette of colours,materials andpatterns.”

She predicts apalette of moremuted retro tonesand colourblocking withsage green,chocolate brown,Prussian blue, sienna and greys.

There’ll also be a focus onwood in smoky shades,volcanic-coloured stones,textured leathers, lacquers andmetallics, particularly bronze,she says.

COSY & CHICKelly Hoppen identifies a

continuing trend for what shedescribes as a “linear shabbychic” look with homes combininga relaxed lived-in style with adefinite chic edginess.

“This isn’t a squashy, rusticcountry look, it’s still very city,but with a softer edge anddefining lines which are pureand clever.”Kelly’s tips:

Textured wallpapers will dresswalls seductively, sofas will berounder and deeper in style and

carpets in thick pile and patternwill add another layer of comfort.

Neutrals, Kelly insists, willremain the most successful basepalette but increasingly they’ll beenhanced and enlivened bycolour in accessories and art.

“I think we’ll continue to seethe modern marriage of vintagepieces displayed withstreamlined contemporary onesthat bring character andinterest to spaces,” she says.

“The fashion for hardsurfaces such as chromeis waning and instead,lacquered pieces willpredominate and bringlustre, sheen andessential luxury intorooms.”

Lighting is also keyto successfulschemes, she says.Hidden andconcealedlighting helpsbuild ambienceand greateffects can beconjured withmassive vintageor modernlightinghanging abovetables.

HOME & AWAYKatharine Pooley believes

“People arebecoming muchmore confidentaboutcommissioningbespoke pieceswhich will become modern dayheirlooms, or are seekingindividual pieces which displaycraftsmanship.”

There’s a focus on fine detail infinishes, whether in decorativeceilings, wall panels or cabinetry,she points out.

Specialist wall finishes canfeature silver enamelling andfurniture can be finished inleather, shagreen (made fromshark or ray skin) or parchment.

MyFirstHOME

SuzanneCollinsWhere was the family home you grew upin and what was it like?I grew up on a council estate in the north end ofBirkenhead which was not, if I'm honest, thenicest of areas. There was constant noise,windows being broken, sirens ... that said, thehouse we grew up in – it was just me, my mumand brother – was made a home. It was prettybasic, but I can remember that with my first paycheque from Brookside I bought my mum a newcouch. It was a lovely home.

What is your clearest memory of thehouse?My mum used to have all the waifs and strays inso it was always full of kids, a friend lived with usfor years! If kids fell over they always knockedon my mum's door for a biscuit and a plaster.

Where was the first house you boughtyourself and what did it cost?I rented for a while because my mum said amortgage was like a noose around my neck. Thefirst house I bought was the one I'm in now inPrenton, a four bedroomed detached which was£116,000 but is now worth about £200,000.

What made you want to buy it?I bought it because it was near my mum and isnow five minutes from my daughter Mya's nan.It's got four bedrooms, two of them decentsizes, a living room, kitchen/dining area and agarden. I bought it from plans and sometimes Ido wish I'd bought something older with morecharacter. But I feel privileged to have it.

What is the most important thing youlook for when buying a house?The location. Here I'm only 10 minutes from thetunnel – closer to town than many of my friendswho live in Liverpool and not far from the sea.

Are you a DIY trier or do you leave it tothe experts?I have to pay people to come in I'm afraid. I dohave a go because I have had to and I have agood role model in my mum, and I encourageMya to do the same but, certainly, if it'sdecorating I have to call someone in.

What's the one thing you love most aboutyour current house?I love coming home and knowing that it's myhome. I love shutting the door and feeling safe,and I love the fact that Mya is happy here.

“Minimalism will bedeclared utterly dead in2011,” she says.

“Everyone is completelyfed up with the clinical,austere settings dominatedby taupes and beige, andwe’re entering a much morefun phase.”Joanna’s tips:

Glitter and gloss will rule aslacquered surfaces and metalscontinue to star in rooms.

“Brass and gold is being pushedaside in favour of nickel and bronze

The moreexperienced you are, theeasier it will be for you tojudge how many hours, days,weeks or months you’ll needfor a particular task, buteven then your estimateswon’t always be accurate.Assuming you do yourpreparation properly, a DIYjob can easily take two orthree times longer than youthink – and don’t forgetunforeseen problems, whichoften crop up.● Don’t underestimate howmuch DIY costs. Gettingwhat you can in the Januarysales is a good start – andDIY chains have sales andpromotions throughout theyear – but buying all thelittle things you need for ajob, such as filler, sandpaperand screws, soon adds up.And if you’re new to DIY,you’ll need to build up a kitof power and hand tools, asmaking do with the wrongtool for the job can be arecipe for disaster.● Don’t scrimp onpreparation. Q How can I give a mirror afrosted border?A If the mirror is square orrectangular, you could use stripsof window frosting film, which isinexpensive, but you will see thejoins between the strips.Alternatively, you could use

frosting spray on any shape ofmirror, but it’s hard to get evencoverage with this and you couldget through quite a few cans. I’mafraid that your best bet for aseamless finish is to get aprofessional to do the frosting –try your local mirror shop.

THERE will be no let-up inthe grow-your-owncampaign in the new year asgardeners continue to strivetowards harvesting their

own fruit and vegetables, accordingto a recent survey.

Following the current trendtowards The Good Life, top itemsthat people want for their gardensin 2011 include a vegetable plot,according to researchcommissioned by Hangar Seven, anagency specialising in gardencentre marketing.

So, if you've never had avegetable patch, now's the time tostart planning ahead. Whicheverplot you choose, it will need to havesome sunshine to enable you togrow a wide variety of veg.

Also, take note of themicro-climate of your garden. Is itin a frost pocket, exposed toprevailing winds, or sheltered byneighbouring hedges, walls orfences? These considerations willmake a difference to what you cangrow and your harvesting times.

Small gardens enclosed by wallscan be a couple of degrees warmerat night, but remember that eachwall has dry stone along its basewhich will require extra watering.

Sun-lovers include tomatoes,peppers and beans, which needtemperatures of 5C (41F) to growand are best sown indoors andplanted out when all danger of frosthas passed, which could be late Mayor early June.

Hardy plants which will survivefrost down to -10C (14F) includefruit bushes, strawberries, kale,Brussels sprouts and chives.

Those which will surviveoccasional light frost includesprouting broccoli, chard andartichokes.

Digging over the ground andremoving all weeds is the first step

towards a fruitful vegetable garden,but soil improvement is also ofmajor importance.

Check the pH level of your soil bybuying a tester kit, to show you thelevel of acidity or alkalinity, whichwill give you some idea of whatcrops you can grow. Veg and herbstend to thrive in neutral soil.

If your soil is acidic, you mayneed to add lime to make it morealkaline. Even if it's neutral, anaddition of lime every four yearswill help retain the balance as anysoil that is intensively worked willbecome more acidic over the years.

Check your soil's texture todetermine what needs to be

added to it to improve it and whatcrops will do best.

Rub a clump of it between yourfingers. If it forms a ball withoutcrumbling and feels smooth andsticky, it's likely to be clay.

If it forms a ball but falls apartquickly, it will be loam and if itdoesn't roll into a ball at all andfeels gritty, it's likely to be sandy.

It's more difficult to grow rootveg on heavy clay soil which isoften stony, while brassicas don'tlike sandy soil.

Whatever your soil type, improveit by adding plenty of organicmatter, such as well-rotted manureor compost to increase nutrientsand improve texture, aeration of thesoil and drainage.

If you are a beginner, think abouthow much time and effort you'reprepared to spend on your chosencrop. Some plants, such as beans,courgettes and radishes willprovide a bumper crop with littleeffort.

Others are much moretime-consuming. Tomatoes, forexample, need plenty of regularwatering and feeding, staking,pinching out and protecting from

adverse weather. And if you go awayon holiday when they needharvesting in the summer and youdon't have family or neighbourswho can pick them for you, you'lllose the lot.

If you haven't a greenhouse anddon't want to take up all yourwindowsill space for seed trays,consider growing crops which willgerminate outside later in thespring, like lettuces, onions, peas,radishes, broad beans, beetroot andcarrot.

Most importantly, grow vegwhich you like to eat – if radishesaren't your bag, there's no pointhaving a bumper crop of them.

All heathers should be prunedimmediately after flowering, bylightly trimming the plant withhedge shears.

Don't cut into old wood as itmay not recover.

RED CABBAGE is a deliciousaccompaniment to rich roastmeats, either cooked slowly withapples, vinegar, sultanas and sugar,or combined with red cranberriesfor a sharp tangy flavour.

I always associate red cabbagewith winter, yet they can be grownlike summer cabbages and cut inautumn for storing. It also freezeswell so you can make batches of itto bring out in the cooler months.

Red cabbages can be sown

outdoors in April, transplantedfrom mid-May and throughout Juneand then harvested fromSeptember onwards.

Pick a sunny spot to grow them,digging in plenty of organic matterthe previous autumn. If you haveacid soil, you'll need to add lime inwinter.

They should be grown in firmsoil so don't fork the surface. Sowthe seeds very thinly and coverwith soil. Seedlings can be

transplanted to about 8cm apartwhen they have around six leaves.Water them in thoroughly. Leavearound 45cm either way if you aregrowing a large-head variety, hoeregularly and water well.

When they are ready toharvest, cut the stems with a sharpknife close to ground level. Theycan be stored in straw-lined boxesand should keep for severalmonths. Good varieties include“ruby ball” and “red drumhead”.

About 48,019 loanswere approved forpeople buying aproperty during themonth, up from 47,315in October, accordingto the Bank ofEngland.

The modestincrease ends sixconsecutive monthsduring whichapprovals for housepurchases haddeclined, althoughthe figure stillremains well down onthe 70,000 to 80,000approvals a monthwhich are consideredto be consistent witha stable housingmarket.

Howard Archer,chief UK andEuropean economistat IHS Global Insight,says: “While the Bankof England datashows that mortgageapprovals edged up inNovember, theyremained at a veryweak level and themodest increase doeslittle to dilute ourbelief that houseprices will remainunder downwardpressure in the earlymonths of 2011 atleast.

“What it doessuggest is that houseprices are more likelyto trend modestlydownward ratherthan crash.”
