PROVIDE OFFSETSTO AVOID RELOCATION OF OTHER UTILITIES. RELOCATE UTILITIES IF THEY ARE IN CONFLICT WITH THEMECHANICAL SYSTEM INSTALLATION, CAUSE DEVIATIONS IN THE DESIGN INTENT, UNSATISFACTORYOPERATION, NOISY CONDITIONS, OR INTERFERE WITH MAINTENANCE. IT IS THE MECHANICALCONTRACTOR'S RESPONSIBILITY TO COORDINATE ANY UTILITY RELOCATION WITH THE APPROPRIATESUBCONTRACTOR.

1. DEMOLISH EXISTING SOLAR WATER STORAGE TANK AND REPLACE WITH NEW ONE. CONTRACTORTO REPIPE BACK TO EXISTING PIPING. THE NEW SOLAR WATER STORAGE TANK SUPPORTS WILL NEEDTO IN THE SAME LOCATION AS EXISTING. THE HEAT EXCHANGERS AND PIPING LOCATED NEXT TOSOLAR WATER STORAGE TANK MAY NEED TO BE REMOVED AND REINSTALLED IN ORDER TOFACILITATE THE REPLACEMENT OF THE SOLAR WATER STORAGE TANK. THE EXISTING AIRHANDLER(AH-1) LOCATED IN THE MEZZANINE OF THE MECHANICAL ROOM AND CORRESPONDINGOUTDOOR CORRESPONDING CONDENSING UNIT AND REFRIGERANT PIPING IS TO BE REPLACEDWITH NEW. THE ASSOCIATED DUCTWORK AND REFRIGERANT PIPING ASSOCIATED WITH THEDEMOLISHED DEHUMIDIFICATION UNIT (DH-1) IS TO BE REMOVED. THE EXISTING MAKE-UP AIR UNITLOCATED IN THE EXISTING OUTDOOR MECHANICAL YARD IS TO BE REPLACED WITH NEW. THEEXISTING DEHUMIDICATION UNIT (DH-2), CORRESPONDING DUCTWORK, REFRIGERANT ANDHYDRONIC PIPING, AND OUTDOOR CONDENSING UNIT ARE TO BE REMOVED. THE EXISTINGMECHANICAL YARD ON THE WEST SIDE OF THE BUILDING IS TO BE ENLARGED PER THE STRUCTURALDRAWINGS TO FACILITATE THE INSTALLATION OF A NEW DEHUMIDIFICATION UNIT AND (2)CONDENSING UNITS IN THE YARD. (4) EXISTING WINDOWS ARE TO BE REMOVED AND (4) SIDEWALLEXHAUST FANS ARE TO BE INSTALLED IN THEIR LOCATION WITH DUCTWORK SHOWN. THE EXISTINGMURAL ON THE WEST INTERIOR WALL IS NOT TO BE DISTURBED. 10. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ANY DAMAGE DONE TO THE EXISTING BUILDING,PIPING OR EQUIPMENT.
11. PROVIDE 96 HOUR ADVANCE WRITTEN NOTICE TO THE CARSON VALLEY SWIM CENTER BOARD FORSERVICE SHUT DOWNS. ALTERATIONS TO EXISTING SERVICE PIPING SHALL BE MADE AT TIMES THATWILL LEAST AFFECT THE OPERATION OF THE FACILITY.
12. CONTRACTOR SHALL BE RESPONSIBLE FOR REMOVING CEILING TILES FOR PIPE DEMOLITION,REPLACING CEILING TILES AFTER NEW PIPE INSTALLATION, AND REPLACING ANY DAMAGED CEILINGTILES CAUSED BY CONSTRUCTION. CONTRACTOR SHALL DETERMINE EXTENT OF CEILING TILESREMOVAL PRIOR TO BID.

1. DEHUMIDIFICATION MODE OCCURS WHEN THE ROOM RELATIVE HUMIDITY RISES ABOVE SETPOINT OF 50%RH (ADJUSTABLE THROUGH BMS).
a. THE OUTDOOR AIR SENSORS (TEMPERATURE AND %RH) WILL VERIFY IF ECONOMIZER DEHUMIDIFICATION IS POSSIBLE. THE MICROPROCESSOR'S FLOATING SETPOINT VERIFIESTHAT THE OUTDOOR AIR IS COOLER AND DRYER THAN THE ACTUAL INDOOR CONDITION.
b. IF OUTDOOR AIR IS NOT SUITABLE FOR ECONOMIZER OPERATION, COMPRESSOR #1 AND 2 STARTS TO OPERATE IN "FIRST STAGE DEHUMIDIFICATION AND HOT GAS REHEATMODE". THE HOT GAS REHEAT COIL IS ENERGIZED.
c. COMPRESSOR #1 AND 2 STARTS TO OPERATE IN "FIRST STAGE DEHUMIDIFICATION AND HOT GAS REHEAT MODE". THE HOT GAS REHEAT COIL IS ENERGIZED.
d. IF THE ROOM RELATIVE HUMIDITY CLIMBS BY AN ADDITIONAL 5%RH OR IF HIGH LIMIT OF 60%RH IS REACHED, COMPRESSOR #3 AND 4 STARTS TO OPERATE AS WELL. THEUNIT IS IN "SECOND STAGE DEHUMIDIFICATION AND HOT GAS REHEAT MODE".
1. POOL WATER HEATING MODE OCCURS WHEN THE POOL WATER TEMPERATURE DROPS 1°F BELOW SETPOINT.
a. STAGE #1A: IF THE COMPRESSOR IS ALREADY OPERATING IN DEHUMIDIFICATION MODE OR COOLING MODE THE COMPRESSOR HOT GAS IS USED FOR WATER HEATING.
b. STAGE #1B: IF ALL ROOM CONDITIONS ARE SATISFIED [I.E. COMPRESSOR IS OFF], THE MICROPROCESSOR WILL SEND A SIGNAL TO THE AUXILIARY POOL WATER HEATER TOMAINTAIN WATER TEMPERATURE.
c. STAGE #2: IF THE COMPRESSOR IS ALREADY OPERATING IN STAGE #1 POOL WATER HEATING MODE AND THERE IS A CALL FOR 2ND STAGE POOL WATER HEATING [2°FBELOW SETPOINT], THEN THE MICROPROCESSOR WILL SEND A SIGNAL TO THE AUXILIARY POOL WATER HEATER TO MAINTAIN WATER TEMPERATURE.
d. STAGE #2: IF COMPRESSOR #3_4 IS ALREADY OPERATING IN 2ND STAGE DEHUMIDIFICATION MODE OR 2ND STAGE COOLING MODE AND THERE IS A CALL FOR 2ND STAGEPOOL WATER HEATING [2°F BELOW SETPOINT], COMPRESSOR #2 HOT GAS IS USED TO MAINTAIN WATER TEMPERATURE.
e. STAGE #3: IF THE POOL WATER DROPS 3°F BELOW SETPOINT, A CALL FOR 3RD STAGE POOL WATER HEATING OCCURS AND THE MICROPROCESSOR WILL ALSO SEND ASIGNAL THE AUXILIARY POOL WATER HEATER TO MAINTAIN WATER TEMPERATURE.
f. COMPRESSOR OPERATION IN DEHUMIDIFICATION MODE AND COOLING MODE IS NEVER INTERRUPTED BY LACK OF WATER FLOW TO THE UNIT.
g. SHOULD WATER FLOW BE INTERRUPTED, THE MICROPROCESSOR WILL LOCK OUT WATER HEATING MODE AND DISPLAY LOW WATER FLOW' MESSAGE ON THE OPERATORPANEL. ALL OTHER MODES OF OPERATION WILL OPERATE NORMALLY.

2. DURING UNOCCUPIED PERIOD, THE OUTDOOR AIR DAMPERS AND EXHAUST AIR BACKDRAFT DAMPERS STAY IN CLOSED POSITION.
1. DEHUMIDIFICATION UNIT (DH-1) PURGE MODE OCCURS ON A CALL FOR DEHUMIDIFICATION UNIT (DH-1) PURGE MODE FROM DEHUMIDIFICATION UNIT (DH-1)OPERATORPANEL OR REMOTE PUSH BUTTON (BY OTHERS) MOMENTARY SIGNAL. THIS TIMER_OPERATED MODE (2_20 MINUTES) IS INTENDED TO VENTILATE THE SPACE WITH ONE COMPLETEAIR CHANGE AND THEN AUTOMATICALLY RESUME NORMAL OPERATION.
a. DEHUMIDIFICATION UNIT (DH-1) COMPRESSOR(S) ARE STOPPED.
b. FACE AND BYPASS DAMPERS ON EVAPORATOR CLOSE PARTIALLY.
c. OUTDOOR AIR DAMPER OPENS FULLY TO ALLOW 100% OUTDOOR AIR INTO THE DRY_O_TRON®.
d. EXHAUST AIR DAMPER(S) OPEN(S) FULLY.
e. REMOTE EXHAUST FANS (EF-1, EF-2, EF-3, AND EF-4) OPERATE TO EVACUATE MAXIMUM AIRFLOW FROM THE SPACE.
f. OUTDOOR AIR DAMPER OPENS TO ALLOW 100% OUTDOOR AIR INTO THE DRY_O_TRON®.
g. AUTOMATED PURGE SCHEDULED TO BE ACTIVATED 15 MINUTES AFTER CLOSE (UNOCCUPIED PERIOD) AND 1 HOUR PRIOR TO OPENING (OCCUPIED PERIOD).
h. SMART PURGE: IF OA TEMPERATURE IS BELOW 65°F ONLY PREHEAT SA TO 65°F.
1. COOLING MODE OCCURS WHEN THE SPACE TEMPERATURE IS ABOVE SETPOINT.
a. THE OUTDOOR AIR SENSORS (TEMPERATURE AND %RH) VERIFY IF ECONOMIZER COOLING IS POSSIBLE. THE MICROPROCESSOR'S FLOATING SETPOINT VERIFIES THAT THEOUTDOOR AIR IS COOLER AND DRYER THAN THE ACTUAL INDOOR CONDITION.
b. IF OUTDOOR AIR IS NOT SUITABLE FOR ECONOMIZER COOLING, COMPRESSOR #1 STARTS TO OPERATE IN "FIRST STAGE COOLING MODE".
c. IF THE ROOM TEMPERATURE CONTINUES TO CLIMB BY 1°F, COMPRESSOR #2_4 STARTS TO OPERATE IN "SECOND STAGE COOLING MODE".
d. THE OUTDOOR AIR SENSORS (TEMPERATURE AND %RH) WILL VERIFY IF ECONOMIZER COOLING IS POSSIBLE.
e. IF OUTDOOR AIR IS NOT SUITABLE FOR ECONOMIZER COOLING, COMPRESSOR STARTS TO OPERATE IN "COOLING MODE".
f. COMPRESSOR STARTS TO OPERATE IN "COOLING MODE".
2. THE (REMOTE) OUTDOOR AIR_COOLED CONDENSER REJECTS COMPRESSORS' TOTAL HEAT OF REJECTION AS REQUIRED. POOL WATER HEATING MODE OCCURS WHEN THE POOLWATER TEMPERATURE DROPS 1°F BELOW SETPOINT.
1. ECONOMIZER MODE WILL OPERATE WHENEVER OUTDOOR CONDITIONS PERMIT AND OVERRIDE COMPRESSOR OPERATION.
a. IF THERE IS A CALL FOR COOLING, THE MICROPROCESSOR WILL VERIFY THAT THE OUTDOOR TEMPERATURE IS SUITABLE. IF YES, THE UNIT WILL OPERATE IN ECONOMIZERCOOLING MODE.
b. IF THERE IS A CALL FOR DEHUMIDIFICATION, THE MICROPROCESSOR WILL VERIFY THAT THE OUTDOOR MOISTURE LEVEL IS SUITABLE. IF YES AND THE OUTDOORTEMPERATURE IS NEUTRAL TO THE SPACE, THE UNIT WILL OPERATE IN ECONOMIZER DEHUMIDIFICATION MODE.
c. IF THERE IS A CALL FOR BOTH COOLING AND DEHUMIDIFICATION, THE MICROPROCESSOR WILL VERIFY THAT THE OUTDOOR TEMPERATURE AND THE OUTDOOR MOISTURELEVEL ARE SUITABLE. IF YES, THE UNIT WILL OPERATE IN ECONOMIZER COOLING AND DEHUMIDIFICATION MODE.
d. DURING ECONOMIZER MODE THE MOTORIZED O/A DAMPER OPENS TO 100% AND R/A DAMPERS (EVAPORATOR FACE AND BYPASS DAMPER) FULLY CLOSE. SUPPLY FAN ANDALL EXHAUST FANS (EF1 & EF2) VENTILATE THE SPACE WITH 100% OUTDOOR AIR.
1. HEATING MODE OCCURS WHEN THE SPACE TEMPERATURE DROPS BELOW SETPOINT.
a. IF THE ROOM TEMPERATURE DROPS BELOW SETPOINT THE DRY_O_TRON®'S MICROPROCESSOR WILL SEND A 10V DC SIGNAL AND UP TO 2 STAGE ON_OFF SIGNAL TO ASPACE HEATING COIL (FACTORY MOUNTED) TO MAINTAIN SPACE TEMPERATURE. ACCURACY IS ACHIEVED THROUGH A PID (PROPORTIONING/INTEGRAL/DERIVATIVE)HEATING CONTROL TO ELIMINATE STALLED ROOM TEMPERATURES.
b. IF THE ROOM TEMPERATURE DROPS BELOW SETPOINT THE DRY_O_TRON®'S MICROPROCESSOR WILL SEND A SIGNAL TO A HOT WATER SPACE HEATING COIL (FACTORYMOUNTED) TO MAINTAIN SPACE TEMPERATURE.
c. UNIT MOUNTED HEATING COIL FREEZE PROTECTION MODE; IF HEATING COIL AVERAGE LEAVING AIR TEMPERATURE FALLS BELOW 45°F (ADJUSTABLE) THE BLOWERS SHUTDOWN, ALL DAMPERS CLOSE AND CONTROL VALVES SHOULD FAIL TO FULL OPEN.
