DIRECTIONS Leave the M5 motorway at junction 13, join the A38 and travel south towards Bristol. After 4 miles leave the roundabout at the first exit and join the A4135 signed Dursley. Follow this road through the villages of Cam and Dursley. On leaving Dursley the main road inclines significantly and passes through woodland. At the top of the hill turn right signed Stinchcombe Hill. The woodland entrance is on the right after approximately 1 mile, shown point A on the sale plan. There is room to park at this point. VIEWING Viewing is possible without appointment at any time during daylight hours so long as prospective purchasers are in possession of a set of these sale particulars. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. GENERAL DESCRIPTION The Hermitage Woodlands as a whole are an interesting and important part of the Cotswold wooded landscape, close to the historic market town of Dursley. Traditional broadleaved species as well as some conifers have been nurtured and are now ready to produce large volumes of marketable timber according to a new owner’s objectives. The woodlands are designated by Natural England as both Ancient and Semi-Natural Woodland (ASNW) and a Plantation on an Ancient Woodland Site (PAWS) as shown on the Forestry Commission’s Land Information Search map. This designation indicates the land has been under continuous tree cover since at least 1600 AD. In the PAWS area the former tree cover has been replaced, often with non-native trees. These designations often allow woodland owners to obtain enhanced grant aid for operations aimed at improving the woodland for conservation reasons. In 1987 Oxford University conducted a survey of the woodlands to determine the species of plants present in the woodland. A list of species was produced and this is available to prospective purchasers from the Selling Agents upon request.

----------------------------------------------------------------------- LOT 1: HERMITAGE WOOD 11.25 hectares / 27.80 acres This delightful mix of conifer and broadleaved species is the larger of the two lots situated in the western part of the property. The conifers, which include pine and larch, are largely confined to the south western side of the wood with these giving way to beech, ash and oak as you move northwards down the slope. Access to the wood is easy for harvesting via a network of tracks and rides. These traverse the woodland connecting with various tracks running north and south and to the various access points off the county road. It is anticipated a new owner can benefit from several harvesting opportunities within the wood depending on objectives and subject to Forestry Commission approval. Past management has sought to continuously improve the quality of the trees growing in the wood and there is now ample timber volume of reasonable quality to provide tax free income to a new owner. There is also a triangle of unwooded land enclosed within the entrance tracks between the points shown A,B,C on the sale plan. Rights of Way The woodland owner has the benefit of a right of way over the route EG on the sale plan with maintenance according to user.

LOT 2: GRAVEL PIT WOOD 3.65 hectares / 9.02 acres Situated at the eastern end of the property Gravel Pit Wood is easily identifiable on the ground and is situated between two footpaths which lead into Dursley. This relatively steep piece of land is well served by forest tracks constructed by the present owner to allow thinning of the whole of the woodlands. Species-wise this woodland is mainly maturing beech, oak and ash. These trees have developed very well and a new owner should be able to plan for some selective felling opportunities to generate tax free income subject to obtaining Forestry Commission approval.
