Request for Registration of Grant

This service allows clients to apply to register a grant by issuing a Title Deed of the land granted to individuals or entities by His Highness the Ruler or his authorized representative. The Title Deed is issued based on the grant plan issued by Dubai Municipality upon approval by His Highness the Ruler of the grant.

The service is provided by Customer Service Department.

Required Documents

1- Grant map issued by Dubai Municipality 2- Copies of the Passport, Family Book, and Emirates ID Card of the

owner3- Succession Certificate (in case of death of the owner)4- Commercial License and Memorandum of Association (in case of

grants to entities)

Fees

1- 500 Dirhams as Title Deed issuance fees 2- Map Issuance Fees (based on the type of real property)3- Knowledge Dirham Fee of 10 Dirhams (added to each fee) 4- Innovation Dirham fees

Request for Registration of Inherited Property

This service allows clients to apply to register inherited property. The transfer of ownership of the real property from the deceased to the heirs is registered pursuant to a succession certificate.


Required Documents

1- Succession Certificate2- Copies of the Passports, Family Books, and Emirates ID Cards of

all heirs3- Original Title Deed of the inherited real property or land

Fees

1- Heirs will be charged Total Service Fee of 1,000 Dirhams 2- 250 Dirhams as Title Deed issuance fees 3- Map Issuance Fees (based on the type of real property)4- Knowledge Dirham Fee of 10 Dirhams (added to each fee) 5- Innovation Dirham fees

Request for Registration of Endowment “Waqf” (Family or Charitable Endowment)

This service allows clients to apply to register an endowment (Waqf). The service allows registration of the endowment of land or real property for charity purposes, or to the offspring, relatives, or family members of the deceased. The beneficiaries of endowment (Waqf) are named in the Endowment (Waqf) Document.


Required Documents

1- An request submitted by the Endower 2- Declaration of Family/ Charitable Endowment3- Copies of the Passports4- Family Books5- Emirates ID Cards of the persons to whom the endowment is made6- Original Title Deed

Fees

1- 2,000 Dirhams per each land plot registered as Family or Charity Endowment (Waqf)

Request for Registration of Distribution of Owned Property among Co-Owners

This service allows clients to apply to register the distribution of owned real property among co-owners. Owned real property is distributed among the applying co-owners, so that each owner, or group of owners, has his own property, pursuant to a settlement agreement or judicial order.

The service is provided by the Registration and Documentation Section.

Required Documents

1- An agreement approved by a competent official authority and certified by the Land Department

2- Original Title Deeds of the real property to be sub-divided 3- Copy of the Valuation Certificates of all land plots4- Copy of the Passports, Family Books, and Emirates ID Cards of all

co-owners mentioned in the agreement.

Fees

1- Fee of 1% of the value of shares in each real property. The fee will be calculated based on the estimated value of real property based on which the distribution of estate is made

Request for Registration of Sub-Division of Real Property among Owners

This service allows clients to apply to register the sub-division of real property and distribute the resulting parts among owners according to their original shares (based on the owners’ agreement).


Required Documents

1- A sub-division agreement2- Title Deeds of land plots 3- A letter requesting sub-division signed by the duly authorized

signatories, or a letter from Dubai Municipality 4- Copies of the Passport, Family Book, and Emirates ID Card of the

owner5- Initial approval

Request for Registration of Land Granted for Industrial and Commercial Use

This service allows clients to apply to register the ownership of land granted for industrial and commercial use. It allows the registration of freehold ownership of land granted for industrial and commercial use pursuant to Law No. (4) of 2010 at the request of the applicant.

All real property owners are eligible to apply for this service. The service is provided by Customer Service Department.

Required Documents

Land Owner: 1- Copy of a recent Dubai Municipality map2- Title Deed (if available)3- Land Valuation Certificate 4- Request for Acquiring the Ownership of Land5- Acknowledgment by the original owner of the sale6- In case of possession of the land, a proof of possession shall be

submittedCopy of the Emirates ID Card of the owner

Fees

1- 30% of the land plot market value in case the applicant is a beneficiary, or 50% of the land plot market value in case the applicant is a possessor

2- 50% of the land plot market value in case the applicant is a possessor3- Map issuance fee (depending on the type of real estate)4- Innovation Dirham fees

Request for Registration of Separation/ Amalgamation

This service allows clients to apply to register the separation or amalgamation of real property/ unit. It allows the subdivision of land or land plots into smaller plots or amalgamation of neighboring land owned by a person or group of persons into one land plot. The registration is effected at the request of concerned persons as follows:

SubdivisionThe prescribed application form shall be filled subject to the following requirements:

• Land subject to ownership restrictions (granted land) may be subdivided only upon approval of the Survey Section at the Land Department in coordination with Dubai Municipality.

• The subdivision process is subject to the land minimum area requirements.

Amalgamation The following amalgamation requirements must be met:

• Granted land may not be amalgamated with freehold land. However, the opposite is allowed, provided that the restricted ownership requirements apply to the granted land.

• The total area of land after amalgamation must be determined by the Survey Section before registering the transaction.

the owners3- An Request for Amalgamation of Land signed by the owner (or the

owners in case of private/ public companies or entities) or his/ their duly authorized signatories

4- A letter requesting the amalgamation signed by the duly authorized signatories, or an official letter from Dubai Municipality requesting the amalgamation (must be approved by the Survey and Engineering Section)

Request for Full/ Partial Compensation

This service allows clients to apply to register a request for (full/ partial) compensation in the form of land or financial compensation. Land shall be registered in the name of owners in compensation for their affected land, or financial compensation for the affected land shall be registered.


Required Documents

1- Official letter from Dubai Municipality or from the Compensation Committee

2- Dubai Municipality Map for the replacement plot, and Title Deed of the original affected plot

3- Original Title Deed 4- Copies of the Passport, Family Book, and Emirates ID Card

Request for Exchange of Real Property

This service allows clients to apply to register the exchange of real property. The ownership of granted land is exchanged by the applicants based on a letter from Dubai Municipality.


Required Documents

1- Dubai Municipality letter approving the exchange2- Title Deeds of land plots (if applicable)3- Copies of the Passports, Family Books, and Emirates ID Cards of

the owners

Request for Modification of Information

This service allows clients to apply to register the modification of the information of owned real property/ Takharuj “transfer of the share of an heir to the other heirs”/ addition of a new co-owner. The real property owner is issued a Title Deed reflecting the modification of information.


Required Documents

1- Copies of the Passport, Family Book, and Emirates ID Card of the owner, or a letter from the owner in case he does not attend in person

2- Statement of area, in case the area is modified, or a new map issued by Dubai Municipality or the Land Department

1- Map Issuance Fees (based on the type of real property)2- 250 Dirhams per Title Deed 3- 1% of the value of peoperty in respect of which Takharuj is made4- Knowledge Dirham Fee of 10 Dirhams (added to each fee) 5- Innovation Dirham fees

Request for Transfer of Ownership

This service allows clients to apply to register the transfer of ownership of real property from a person to an entity, or vice versa, or transfer of ownership from a person to an entity for the purpose of applying for a residence visa (Taskeen Program).


Required Documents

1- Letter from the transferor 2- Original Title Deed 3- Copies of the Passport, Family Book, and Emirates ID Card of the

owner, or Commercial License of the company4- Administrative Approval (applying for a residence visa under

Taskeen Program)

Request for Replacement for Lost/ Damaged Title Deed

This service allows owners of land or other real property to apply for a replacement for a damaged/ lost Title Deed. The new Title Deed is issued after publication of an announcement in newspapers and the lapse of the period prescribed by law for submitting objections.


Required Documents

1- Request for Replacement Title Deed signed by the owner or his duly authorized representative

2- Copies of the Passport, Family Book, and Emirates ID Card of the owner

3- Copy of the Succession Certificate, in case of death of the owner4- Power of Attorney granted to the representative of the owner or heirs

Fees

1- 1,000 Dirhams as fees for the announcement of the loss of Title Deed, and issuance of new Title Deed

2- Map Issuance Fees (based on the type of real property)3- Knowledge Dirham Fee of 10 Dirhams (added to each fee) 4- Innovation Dirham fees
