Spring is often considered a bellwether for real Estate the number ofhome sales is still below the ten-year average but year over year thenumbers are up

What does that mean exactly ?

Optimistic the bubble may only have deflated slightly and fears of aburst.

Last sunday the owners of a half duplex in Vancouver sent theirrealtor

email saying they were interested in selling today, the property hasalready sold above list price

“the last three sales that I’ve had in the last ten days have all hadmultiple offices on them and that's reflected on the market haven'tseen in a little while three months ago that was certainly not the case.Now the buyers are excited about properties and they're confidentthat they're paying market value they're not questioning it so they'reready to move very quickly”

And while things appear to be looking up the latest numbers fromthe real estate board of greater Vancouver is still a slight increase inlistings up just one percent from may of last year at nine point sevenpercent from last month, overall down at nineteen point four percentover ten years as for prices.

Detached properties are down five point two percent townhousesdown to three point two percent and apartments selling down threepoint seven percent.

“I think that those numbers than the number of sales that weresinging and the buyer confidence that we're seeing out here every daywith the open houses are showing that it's not gonna be going downany further at all"

In the fraser valley the numbers are similar sales are up slightly fromlast

month but down about twenty percent compared to this time lastyear it still technically considered a buyer's market that one intransition
