INTRODUCTION John Amos & Co are delighted to receive instructions to offer for sale a site for three detached residential dwellings in the village of Monkland, Near Leominster, Herefordshire. THE SITE The site is level pasture field near the edge of the village of Monkland with views out over farmland and easy access onto the A44 main road.

PLANNING Planning Permission was granted for three dwellings on the 14th June 2018 Planning Ref: 172236. A copy of the Planning Permission and other technical information is available in the Dropbox from the Agents.

ACCESS The design allows for an access road serving all three plots to be made directly off the side lane which is adopted by Herefordshire Council. There is also a footpath which passes over the side of Unit 3 and a small area for field access is to be allowed as per the plan. This field access services retained land for the Vendor and the Contract will require the Purchaser to construct the access road leading to the track in an appropriate finish in the location marked on the Illustrative Layout Plan. PLOT DETAILS The design of each of the three properties is for a four bedroom, two bathroom house and these measure approximately 1767 sq.ft, 1419 sq.ft and 1412 sq.ft. (all measurements are approximate scaled off plans). Each property is of individual design and plans and elevations are attached herewith.

Detailed Planning Consent has been granted for 3 dwellings and Tenders are invited based on the drawings and layout attached herewith.
