THE RESULT
Basic subsidy / benchmark up from £42,000 to £58,000
Grant “Up front” for feasibility, acquisition fees and contract costs
Grant Providers / Local Authorities have flexibility to make judgements on scheme submissions (ground conditions, acquisition costs, special needs etc.)
System will rely on self certification – minimal bureaucracy
Cost over-runs will be considered
Rents to be based on RPI only increase
Comprehensive Guidance out – very soon?
DOWNSIDES?
No specific allowance for flatted accommodation (+£16k?)
No grant for environmental improvement
Will the “held back” schemes to be too expensive?
What happens of building inflation returns, as expected?
