EDI’s professionals regularly attend industry training seminars and conferences in order to stay abreast of the latest techniques, building codes and industry issues. In addition to outside events, EDI sponsors an ongoing in-house training calendar of programs led by industry specialists in building codes, CADD techniques, building materials, and risk assessment.
A building code and agency review takes place at the beginning of each project before design begins and at each stage of the process through design completion to assure the project meets local, state, and federal regulations, as well as ADA and life safety codes. Prior to construction, the plans will be submitted to required agencies and governmental departments for approval.
EDI generally prepares a project manual for each project in-house through the use of a “Master Spec System” and CSI format. Our certified specifications writers have significant commercial and residential project experience.
For most projects EDI creates a measurable definition of tasks to be accomplished and scheduled durations for a timely delivery of the project. EDI utilizes Microsoft Project Scheduling software for establishing, monitoring, and modifying as required the design and construction schedule throughout the project. Each Project Manager tracks and updates the schedule on a monthly basis and provides the Client with progress reports and updated schedules.
EDI maintains a professional staff of highly qualified and experienced construction administration specialists that routinely visit project sites located around the country. These professionals review the work for compliance with the construction documents, provide directives on behalf of the Client, administer requests for information, provide clarifications, provide certificates and process draw requests. Following each site review, the Client is provided with a written report (including digital photography) outlining the project progress, areas of issue or clarifications, and resolutions made.

Buildings represent an opportunity to reduce consumption of energy and raw materials. Every single person and corporation has a role and a contribution to make toward an economical, healthier, safer, and more sustainable future.
The Leadership in Energy and Environmental Design (LEED) Green Building Rating System, developed by the U.S. Green Building Council (USGBC), provides a suite of standards for environmentally sustainable construction.
LEED AP’s practice and have expertise to integrate client goals regarding energy and environmental impacts with associated technologies. Regardless of the level attained; green projects build partnerships, create alliances, promote products, and ultimately have beneficial impacts for years to come.
Many of EDI’s professional staff hold the LEED AP designation. These individuals are recognized for their knowledge of the LEED rating system, and are permitted to use the LEED Accredited Professional (AP) acronym after their name. This indicates they have passed the accreditation exam given by the Green Building Certification Institute (a 3rd party organization that handles accreditation for the USGBC).
Each EDI project team has at least one LEED AP who acts as the LEED Coordinator and sustainability champion. Because LEED Certification is a process that is particularly intense during construction, EDI Construction Administrators are trained in the certification process.

EDI successfully provides CAD data management for large-scale building programs of major corporations utilizing ADT 2006 in a Microsoft XP environment and Revit 2008. All CAD work is provided utilizing AIA layering standards. Daily, we utilize the latest techniques for up loading and file transfer to our portal-site (project specific and secured) in order for clients and consultants to have easy access to the latest in document retrieval. EDI uses an Intranet utility for interoffice content, facilitating coordination of projects between our regional offices. And, EDI’s in-house OCE high speed printer, plotters and other printers provide clients with cost competitive printing rates at unparalleled speed for full or half size sets, brochures and presentation materials.
In addition to CAD services, EDI is able to provide full service document processing, web design, graphic image layout/design, scanning of documents, and other advanced graphic techniques including large format color printing and binding.

As the Founder and President of EDI, Victor also serves as Chairman and Chief Op-erating Officer. He oversees the operation of the firm’s offices in New York, Texas and California. Victor’s architectural, planning and management skills have moved EDI to the forefront of planning, residential and commercial design. He was the recipient of Profes-sional Builder and Remodeler’s 1990 Professional Achievement Award for his leader-ship in the design field. As an innovator in the industry, he is respected for his ability to develop planning and housing solutions that address changing social needs.
Victor leads the design of commercial, single and multifamily developments from EDI’s award-winning New York City office. He is an innovator in the design industry and is respected for his ability to positively affect the fabric of the communities EDI designs within.
During his career Victor has received over 100 national and regional design awards; has published over 180 articles and projects in such periodicals as Progressive Architec-ture, Urban Land, Builder and Professional Builder; judged national design awards, and shared his insights as a speaker at over 100 national and international educational and trade conferences.

As Managing Principal at EDI, Darcy Garneau brings a unique blend of consultant and owner/developer experience to the design, development and marketing of real estate projects including large scale residential master-planned communities, retail centers, commercial�developments,�office�complexes,�multi-use�projects,�assisted�living�centers�and custom residences. He is responsible for overall management, growth and new business�development�of�the�firm.�He�is�also�active�in�the�financial�management�and�project quality improvement processes.
Prior to that, Darcy served as the Managing Principal of EDI. He originally joined EDI as Director of Corporate Services in 1998 and in 2003 he took on the role of Managing Principal. In early 2006 Darcy left EDI to join Legacy Partners Residential in Seattle, Washington as their Vice President of Development where he was responsible for sourcing new projects, obtaining entitlements, and the development of a large mixed-use project for multiple institutional investors.
Darcy also was a Strategic Marketing Manager for Belmont Village, a division of Security Capital Group, Inc. - a $5.3 billion real estate research, investment and operating management company, where he was involved in the development and operation of a national chain of assisted living centers. And prior to that, he was a National Account Executive with Exxon Corporation, where he developed a national co-branding initiative with PepsiCo. He was responsible for strategic planning, facility design and retail automation.

Brit involves himself personally in serving the firm’s clients. He is a nationally recognized leader in multifamily low, mid and high-rise design. Brit devotes his time to leading the multifamily design studio. His goal is to drive the design process to produce cost effec-tive, creative solutions on a large range of multifamily mid and high-rise rental or for-sale condominium landmarks as well as hospitality. Brit is sensitive to the reality of budget concerns, financial timetables, market research, project scheduling and the coordina-tion of the design documents.

As Design Director and Principal of EDI, Andre Landon, AIA leads the design process on a variety of luxury hotels, historical renovations, boutique style hotels, restaurants, high-rise condominiums and country club projects. Recognized as an industry leader, Andre judged the 2010 Golf Inc. Clubhouse Competition. He is a graduate of the University of Texas at Arlington where he earned a Bachelor of Science in Architecture and a Master of Architecture with Honors.

As the Studio Leader of Interior Design at EDI, Rebecca Henson is responsible for over-seeing the design process and project implementation. Her skills include design and documentation of hospitality, commercial and residential projects from inception through the Construction Administration phase. Her role includes color and material selection, interior architecture, presentations and project implementation.
Rebecca has accumulated a great deal of experience in the design of hotels, clubs, spas and restaurants. These projects range from the economy hotel product, to high-end boutique properties and private clubs. She is versatile in her design approach: able to design in traditional, transitional or extremely modern motifs, as deemed appropriate for the project profile.
