FIRM HISTORY

FIRM OveRvIew

collective architecture is a multifaceted architectural design firm, located in the georgetown district of Washington dc. charles Plymale and alex hurtado created collective architecture in 2009 with the goal of cultivating a creative and innovative environment that would continuously meet and surpass client’s expectations. since then collective architecture’s staff has expanded to include 21 employees. at collective architecture we believe that a cohesive team and an environment that fosters learning and growth is the key to success. everyone in the organizational structure works together as a team to get every project tweaked to fit the clients needs and vision. We are comprised of architects, designers, artists, and thinkers that are committed to staying nimble and responsive to each client’s distinct vision and design requirements. collective architecture partners with clients to create a cohesive idea, one that is tailored to fit each client’s current and future needs.

If selected, collective architecture and its selected team of consultants will provide a complete package of architectural and engineering services necessary to create a space tailored to fit cruise lines International association’s culture and functional needs. these services will include architectural services, mechanical, electrical and plumbing engineering services, as well as optional furniture selection, and branding and signage services. the architectural services will be vision session and programming, space planning, schematic design, design development, construction documents, and construction administration.

collective architecture understands this project has several key components in regard to the scope of work. these include:

• Working together to establish clear goals and objectives and to develop creative solutions to help cruise lines International association determine the real estate option that best fits their unique identity and need for functional space

• communicating with the Project team to offer multiple design avenues that are practical and fun while adhering to budget and schedule.

• our primary focus for each phase will be to work closely with the Project team to manage expectations and ensure that cruise lines International association clearly understands each step of the project. We will work with the Project team to establish a list of pertinent ‘must have’ design elements as well as additional non-essential design elements.

the key to the success of the entire project lies in this phase. collective architecture will use this phase to ensure that cruise lines International association’s goals and objectives are carried out through project completion. collective architecture will implement planning tools to help the project team understand the design option that best fits their culture, long and short-term business objectives and aligns with their needs.

collective architecture will provide a detailed project schedule outlining all the required meetings and action items within this phase. to initiate this process we will have a Project kick off meeting with the cruise lines International association’s facility team to review “how” the company works. We will then use a preliminary questionnaire tailored to cruise lines International association to help understand the organizational structure.

upon approval of the questionnaires from the Project team we will conduct an on-site interview to truly understand cruise lines International association’s deisgn needs. this will help us understand the type of spaces and resources that will be needed. We will summarize these two methods into a Programmatic report that will depict the statistics that allow us to derive the required square footage.

next we will take this report and do an organizational diagram showing which groups may be adjacent to another, who needs walls, who needs collaboration meeting areas, etc. once reviewed and approved then this will serve as the bases of our blocking and stacking diagrams.

APPROACH

Within this phase we will also perform and conduct a vision session with cruise lines International association’s Project team. this presentation will show a series of precedent photos per space type. We then ask the meeting participants a series of questions that helps define the visual aesthetic mission statement of the project.

once the big picture is defined from these means and methods we will work with cruise lines International association to develop space standards. In this phase we focus on the basic needs, such as, desired dimensions of a typical office and workstation, equiptment location and storage, and team or conference rooms. this document will serve as the basis of the design going forward in the remaining phases.

SPACe PLANNINg

space Planning is an exercise where we take the program developed in the previous phases and start seeing how cruise lines International association will best fit in their selected location. here we take the analytical data from the program such as the ideal workstation and office footprints and combine them with the support space needed. We follow specific design tools and protocol that help carve out the rest of the space.

We utilize the on-site observation, questionnaire data, and vision session to structure the space plans. We will survey the selected location and tailor the space Plan to reflect cruise lines International association’s specific needs. from here we also define square footage allocations of rentable square feet.

the result of these space Plans will serve as the basis to also start gathering data to create our construction documents. once the space Plans are signed off on and we enter the schematic design and design development Phases we will continue our ongoing meetings with the cruise lines International association Project team and our consultants. during these meetings we will discuss each space in specific detail to determine anything and everything scheduled to go into a room.

SCHeMATIC deSIgN

during this Phase we will produce a schematic design presentation. We will present rendered plans showing floor finish concepts such as what should be hard surface verses softer finishes. next we produce 3d renderings of your proposed space that brings the 2d space plans to life. you will see neutral perspectives of the lobby, pantries, typical office/workstation area and some other specialty areas, if required.

We will also present two finish schemes that reflect your mission statement from the vision session. these schemes will have multiple alternatives for accent paints and millwork finishes and specialty treatments. yet they will give a solid vision of the intended design.

from here we can create Preliminary annotated Pricing Plans. this will be a tool we will utilize throughout the project to make sure we are working within cruise lines International association’s budget.

the design development Phase is where we work out the details. here we revise and elaborate the detail in the renderings from the sd presentation to reflect the comments we received. We start to add in all the specific elements that reflect cruise lines International association’s corporate culture. the finish palettes will develop from neutral schemes to defined textures and specific accent colors and materials.

We will outline the furniture in further detail and add equipment as required. the details such as adding specific areas for tv’s, signage, or marker boards will be articulated. We will determine specific fixtures for the lights and plumbing. We will elevate where we anticipate millwork to be located to review the detailing and function of each space with the cruise lines International association Project team.

We will also work the details with the meP consultants prior to commencing construction documents. this will ensue a much smoother process once we commence construction documents.

once we start the construction documents phase the information gathering is completed and the team can concentrate on the details that will make the architectural design a success. We pride ourselves on a team approach that emphasizes quality, dedication, and thoroughness. these core values will bring your vision to life!

upon approval of all design Phase Work, collective architecture will complete final architectural construction documents in the form of construction drawings. this is done to detail work relating to the architectural and interior design aspects of the Project. here we will implement all project standards established to date. We will then meet with the cruise lines International association Project team to review the drawings in detail. this meeting will ensure that each nuance is addressed.

collective architecture will then coordinate with the consultant engineers to produce one comprehensive set of drawings to obtain a building permit and to use for bidding purposes. We will answer questions posed by permitting officials to assist in the interpretation of drawings.

collective architecture will distribute the necessary documents to your representative for bidding. While the contract documents are out for pricing, collective architecture will answer questions posed by the contractor so that the documents can be properly interpreted and priced. collective architecture will also prepare an addenda if necessary as a record of clarifications made to bidders during the bid period. collective architecture will then issue one final set of drawings to the general contractor for construction.

CONSTRuCTION AdMINISTRATION

during construction, this project will be managed through field visits, on-site coordination meetings and conference calls. construction observations and coordination meetings are usually accomplished during the same site visit.

collective architecture will review shop drawings, brochures and samples submitted by the general contractor for conformance with the design intent as expressed in the contract documents. such action will be taken with reasonable promptness.

to clarify design intent and assist in the timely resolution of design related problems, collective architecture will respond promptly to the contractor’s requests for information throughout the construction process. such requests include, but are not limited to:

• shop drawing review

• samples review

• contractor’s general inquiries

• construction change directives as required

during construction, collective architecture will make weekly field visits to observe workmanship and check conformance of construction with the contract documents. field inspections include:

based on our independent observations and findings, collective architecture will review the certificate of payment for the general contractor and take appropriate action. collective architecture will inspect the work for certification of progress and completion, and monitor:

• applications for payment• certificate of substantial completion• Project completion

collective architecture will notify the general contractor of any discrepancies in the construction documents at the weekly construction meeting. at the conclusion of the Project, collective architecture will visit the site and record deficiencies in the work and workmanship by the general contractor at notification of substantial completion. the punch list will be issued to the client and general contractor.

evALuATION OF budgeT & COST OF wORk

collective architecture will utilize these tools to maintain the Project budget with cruise lines International association:

• annotated Pricing Plans during design Phases. this tool allows the design team to establish a baseline budget through the use of a cost estimator or selected general contractor and check on it periodically while the design evolves

• create list of “must haves” and revisit upon receipt of pricing. from here prioritize what should be included in construction documents and what should be omitted

• If needed, participate in value engineering workshops with the general contractor, design team, and cruise lines International association.

• record of accepted value engineering strategies and implementation into contract documents if applicable

collective architecture will provide furniture services to develop a furniture scheme the cruise lines International association office.

• based upon the approved space plans, collective architecture will identify and outline furniture options for all areas including offices, conference rooms, ancillary furniture, workstations, filing systems, libraries, and training and teaming rooms. collective architecture will prepare drawings and specifications for the procurement and installation of furniture and furnishings, which will include: (i) coded plans showing the location of new furniture’ and (ii) specifications of new furniture.

• based on the options cruise lines International association approves, we will revise and present furniture selections with corresponding finishesfor final approval.

• collective architecture will identify and solicit budget pricing from multiple vendors and assist the selected vendor to provide a furniture plan depicting new and reused furniture.

TeAM APPROACH

to ensure the success of a project collective architecture uses several key tools. the first tool vital to a successful project is communication and information sharing. collective architecture will establish one internal Project manager who will be the direct point of contact for all Project team members to correspond with. thorough organization is the next tool that establishes project cohesion. the Project manager will oversee all phases of design. this person will also work with the selected consultants to ensure consistency, quality and verify that vision is carried through every detail of the project no matter how big or small.

collective architecture has strategically selected each member of the design team to ensure the designers’ vision and disposition is the best match for cruise lines International association’s culture and mentality. to ensure consistency, the core management team will remain involved throughout all of the Phases of the project. a successful project is one that establishes goals and objectives with all team members present at the conception of the Project. from there, our goal is to exceed expectations as we translate your goals from a vision to completion.
