WHERE CAN COMMUNITY LAUNDRY ROOMS BE ESTABLISHED?

Multi-housing residences in either low- orhigh-rise apartment complexes, residencehalls, condominiums, military housing,college residence halls, guest servicesand in-unit apartments.

WHY VENDED EQUIPMENT?

The high cost of operating multi-housingresidential facilities makes the communitylaundry area particularly attractive. Depending upon the arrangement madewith a laundry service provider —commonly called a route operator whichsupplies the equipment — the cost ofoperating a laundry can be completelyoffset and can, under certain arrangementswith the route operator, return a portionof the income obtained from the laundryequipment to an owner or manager ofthe housing facility.

WHO INSTALLS AND MAINTAINSTHE EQUIPMENT?

Building management can retain theservices of a Speed Queen route operator.In this arrangement the route operatorprovides, installs and maintains the equip-ment in the facility at his/her expense.The route operator will, under certainarrangements, return a percentage of theequipment income to management. Lease-purchase arrangements are also availablethrough the route operator.

WHAT ABOUT ENERGY CONSUMPTION?

Speed Queen equipment has beendesigned for energyconservation. AllSpeed Queen front load washershave qualified for theENERGY STAR® rating by exceeding theU.S. Department of Energy standards forcommercial washers energy and waterusage.

Our heavy-duty commercial washers areavailable in vertical (top loading) and hori-zontal axis (front load) Horizon® models.These washers have special energy settingswhich lower water consumption and reduce hot water costs. Our washersare designed with industry-leading high-speed extracts of 710 and 1,000 RPM ontop load and front load washers, respec-tively. This maximizes moisture removalfor faster drying and less expense to theproperty owner.

Speed Queen single load and stackeddryers are efficient in fast drying and lowenergy consumption.

HOW MUCH EQUIPMENT?

In planning and designing a laundry facilityfor multi-housing use, it is important tokeep in mind the characteristics of thepeople who will occupy the building.

The type of multi-housing building willdictate whether the laundry equipmentshould be concentrated into one central-ized area or smaller rooms spreadthroughout the property. It is importantthat the room(s) are planned with properfacilities for electric and gas hook-ups,water supply and drainage, as well asproper make-up air and dryer ventilation.

The following pages present our sugges-tions for the product types and amountof Speed Queen equipment required forsizing multi-housing properties. Specificsituations demand the expertise of aqualified route operator so the properequipment in the proper mix is providedfor the residents’ convenience.

Laundry Room Types

CENTRALIZED LAUNDRY ROOMS(High-rise buildings with apartments, condos, co-ops)

The equipment can be concentrated ina convenient central area located in thebuilding. The larger space requirementcan expand the services to residents withvariable sized washer-extractors withbigger load capacities, expanded vendingconcessions, folding tables and comfortablewaiting areas similar to on-street coinlaundries. For high-rise buildings with acentral laundry room, one washer anddryer set is recommended for every 20living units.

DE-CENTRALIZED LAUNDRY ROOMS(High-rise or low-rise buildings for apartments, condos, co-ops)

De-centralized laundry rooms reside inone or more locations within the propertyor building. Rooms generally are equippedwith matching washers and dryers. Usuallythese establishments are amenity oriented,offering folding tables and vending machines for the tenant’s convenience.One washer and one dryer is recommended for every 8 to 12 living units.

ON-FLOOR LAUNDRY ROOMS(Low-rise or garden-style buildings)

For garden apartments, matching washerand dryer pairs are the most customerconvenient layout. One washer and onedryer is recommended for every 8 to12 apartment units.

MILITARY HOUSING

Centralized laundry rooms with commer-cial ENERGY STAR® qualified front loadwashers and matching dryers for militarypersonnel. Non-metered (free start)equipment is usually required by military.One washer and one dryer pocket isrecommended for every 20 militarypersonnel.

COLLEGE RESIDENCE HALLS

Centralized laundry rooms are conve-niently located in residence halls with topor front load washers and matching dryers.For student residence halls, one washerand one dryer is recommended for every30 to 40 students.

IN-APARTMENT

For ultimate customer convenience,placement of laundry units is within theapartment, with top or front load washerand matching dryer. One washer and onedryer is recommended per unit.

Installation Suggestions and Equipment Specifications

GENERAL ROOM INFORMATION

1. Determine the size of the laundryroom by allowing a minimum of 25square feet (2.25 m2) per machine.

2. At least one floor drain should beprovided in each laundry.

3. Washtubs not required. However, ifthey are installed, provide adequatespace for them. Such space shall be in addition to that recommended foreach machine.

4. Locate dryers on outside walls, sincelong ducts increase installation cost andare less effective for proper venting.

5. For proper operation, it is important tolocate the dryer in an area that has anample amount of make-up air to replacethe amount exhausted by the dryer.Energy efficient multi-housing facilitieswith low air infiltration rates should beequipped with an air exchanger that canaccommodate on-demand make-upair. These devices can be obtainedthrough your building contractor orbuilding material suppliers.

6. Tumbler make-up air must be broughtinto the room to replace air beingexhausted. Tumblers require freshoutside make-up air.

Minimum requirement:Single Tumblers – 144 sq. in. opening to the outside.

Stack Tumblers – 288 sq. in. opening to the outside.

7. Provide sufficient lighting, preferablyfluorescent.

EQUIPMENT SIZING RECOMMENDATION

One dryer for each single load (top loador front load) washer is the recommendedproduct balance. One stacked dryer, orone 25 lb RouteMaster™ tumbler willaccommodate two top load or frontload washers. A stacked tumbler will accommodate four top load washers.

TOP LOAD AND FRONT LOADWASHERS

Electrical Requirements1. Each washer is designed to be oper-

ated on an individual three-wiregrounded, 120 volt, 60 Hz electricalcircuit protected by a 15 or 20 ampfuse, equivalent fusetron or circuitbreaker. No. 12 wire recommendedfor electrical connection or as requiredby local codes.

2. All receptacles shall be equipped for athree-prong grounded plug.

Plumbing Requirements1. Water supply faucets must fit standard

3/4" (19.1 mm) female hose couplings.

2. Hot water facilities should have thecapability of maintaining a constantwater temperature of between 120º-140ºF.

SINGLE AND STACK DRYERS(Gas and Electric Models)

Electrical Requirements1. (Electric Models) Provide separate

circuits from the main panel to eachdryer. Each dryer has its own terminalblock that must be connected to aseparate branch three-wire, 120/240 or120/208 volt, 60 Hz, single phase circuitusing at least No. 10 copper wire andfused at 30 amps; a grounded neutralwire must be provided. Do not connectdryers to 110, 115 or 120 volt circuits.

2. (Electric Models) If branch circuit toelectric dryers is 15 ft. (4572 mm) orless in length, use UL approved No. 10copper wire, or as required by localcodes. If over 15 ft. (4572 mm), useNo. 8 UL approved copper wire, or as required by local codes.

3. (Gas Models) Each gas dryer is designedto be operated on an individual three-wire grounded 120 volt, 60 Hz. electricalcircuit protected by a 15 amp fuse,equivalent fusetron or circuit breaker.(See specifications)

4. (Gas Models) Plug each dryer's powercord into a grounded 3-slot wall re-ceptacle on a separate circuit. Do notoperate other appliances on the samecircuit when dryer is operating.

5. (Electric and Gas Models) All dryer installations should conform to thelatest edition of the National ElectricalCode, NFPA 70, and such local require-ments as might apply.

GAS REQUIREMENTS(also see Figure 1 below)

1. The gas dryer installation must conformwith the latest edition of AmericanNational Standard Z223.1 (NFPA 54)National Fuel Gas Code.

2. Size of main gas supply unit will dependon number of dryer units connected.Consult local gas utility.

3. Where bottled gas (L.P.) is used, followthe specifications of the local gascompany. A special conversion kit forL.P. is required. Consult your SpeedQueen route operator for details.

VENTING REQUIREMENTS FORSINGLE AND MULTI-DRYER INSTALLATIONS

1. The gas dryer installation should complywith the latest edition of the NationalFuel Gas Code, Z223.1 (NFPA 54).

2. A 4" (102 mm) vent hood with adamper (for each dryer) should beplaced in the wall behind the dryerwhile the building is under construction.

3. Exhaust pipe must be 4" (102 mm) indiameter having no obstructions. Rigidor flexible metal pipe must be used.DO NOT use flexible plastic or thinfoil ducting as it will greatly reducethe dryer’s performance. Outer endof exhaust pipe must have weatherhood installed at least 12" (305 mm)above ground. Always keep exhaustduct as short as possible.

4. Gas dryers can be vented from theright side, back, or bottom (exceptupper unit of stack dryer). Dryer canbe installed flush to the wall at side andback. Electric dryers can be routed fromleft side as well.

5. The exhaust duct should not be builtinto the wall. If laundries are distributedin multi-story buildings, the duct sizeat the first floor should be at least 4"(102 mm) and should be increased in size 1" (25.4 mm) per floor to amaximum of 12" (305 mm). For theinstallation of several dryers where amain collector duct is used, see illus-tration for proper angle of airflow.Dryer exhaust duct should enter mainduct at an angle of no more than 30ºpointing in the direction of the airflow.Ducts entering the main duct fromopposite sides should be staggered soas not to oppose each other. Provi-sions should be made for periodic lint removal and cleaning of the maincollector duct.

6. If several dryers are exhausted into amain collector duct, it is essential thatductwork be adequate in size andproperly constructed for efficient operation. Provisions for make-up airmust be provided. Each dryer exhaustsapproximately 220 cubic feet* (6.1 m3)of air per minute.

* Measured at point of exit from the dryer.

7. The main collector duct should be sizedaccording to specifications presentedin the chart below. The outside of themain duct should have a weather hood(with hinged damper) installed to prevent passage of weather elements,insects, dust and dirt into the dryer.

8. Each dryer should have a back draftdamper kit, part number 58786.
