Des Moines Building - 6th Avenue and Locust Street
Aerial view looking northeast Project Description: The Des Moines building is a 14 story high rise located at the northeast corner of 6th avenue and Locust Street. The high rise was built in 1931 and the Annex building was built in 1949. The Annex Building was deemed as “Not Contributing” from the Iowa SHPO. Our proposal for the skywalk portion of the project is to partially demolish the Annex building to allow for a public exterior park area with access to the Skywalk system. This area would include exterior tables and chairs for a future restaurant within the Des Moines Building, plantings with some capacity for capturing rain water run off, and a stair tower to the Skywalk. The attached images show our intent for cladding the newly exposed Skywalk walls. The material would be a combination of aluminum panel, aluminum storefront windows and Richlite. We would like to continue the bronze color for the Skywalk itself, but allow the stair to appear to ‘push through’ the skywalk cladding and be a white color. The skywalk floor ramps up nearly 3 feet along the north portion of the site with an existing stair tower serving the skywalk exiting. Since this is mostly a solid wall, we are proposing a projection surface for private events likely to be a stucco finish. The windows will vary in the west facade of the skywalk with less window openings as you move north wrapping around on the north elevation affording framed views of the park below so that park and skywalk users will not feel that they are on display from either vantage.. Our proposal for the Des Moines building is to renovate the building for future commercial tenants on floors 1-2 and apartments on floors 3-14 with a rooftop terrace. The scope of the project includes 136 apartment units ranging from studio units to two bedroom layouts. There will be a full window replacement for the building providing each resident with operable windows. Ventilation for the corridors, bathrooms and kitchens will be accomplished through an energy recovery ventilator on the roof. Heating and cooling will be done using a highly efficient VRF system. The schedule is approximately to start construction October 2012 with completion Spring 2014.
