In terms of the painting cost however, we are a bit confused as to why this should be taken out of our deposit. We aired the house really well when we left so although I do smoke a minimal amount there is no trace of smoke (Navana does not smoke, so her nose is pretty sensitive to this!).
Additionally, we were under the impression that you were going to paint the house anyway for the new tenant you did so for example when we first moved in and painting maintenance is a standard cost that the landlord usually takes on. It happened in that way in every property we have ever moved in in the past in . After a year of us living in the house, there may be some reasonable paintwork wear and tear (although we couldn't spot anything significant), which is normally covered by the landlord and which I understand is deductible from the landlord's tax anyway.
