1Pooling of land will be done on the basis of sectors asdelineated in the Zonal Development Plans
BASIS OF POOLING
2MINIMUM AREA REQUIREMENTMinimum 70% contiguous land of the developable areawithin the sector, free of encumbrances, is required to bepooled to make the sector eligible for development
3LAND HOLDING BREAK-UP
Of the pooled land, Land owner/ Consortium will retain60% and hold remaining 40% to be surrendered as andwhen required to DDA/ service agencies respectively
4 60% land shall be utilized by the Consortium/ Land ownerfor development of residential, commercial, public andsemi-public facilities as per the Policy

Consortium will mutually decide a formula among landowners for redistribution of developed land/ built space aspart of “Implementation Plan” & convey the same to DDA.

WHAT ARE THE GUIDING PRINCIPLES OF THE POLICY?

External Development Charges (EDC) shall be applicableon the entire area of pooled land to cover the actual costof providing city-level infrastructure.
Landowners/ group of landowners with min 2 ha pooledland can choose to work as separate Developer Entities(DEs).
