Donation of an Immovable Property

DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:This DEED OF DONATION, made and executed by RICHIE RICH, of legal age, single, Filipino citizen and with residence and postal address at 146 Richwood Subdivision, Guisad, Baguio City, hereinafter called the DONOR - in favor of -SO POOR, of legal age, single, Filipino citizen and with residence at 96 Mahirap St., Ferguson, Baguio City, hereinafter called the DONEE,

WITNESSETH: ThatThat the DONOR is the owner in fee simple of that certain real property situated at 132 Suello Village, Baguio City, and more particularly described in Transfer Certificate of Title No. 888622 of the Land Registry of Baguio, as follows to wit:A house and lot with an assessed value of 18 M. It is a 3-storey house with 430 sq. m. lot area and 330 sq. m. floor area. First class materials are used in construction with pinewood finishing and it has access to a golf club and course with premium amenities. Impressive view of Baguio landscape, with fire place, mini-wine bar, lanai, man-made waterfalls, garden, 1 open terrace in masters bedroom, kitchen bar with complete lighting fixtures, 5 spacious bedrooms and kids playroom, mini-office, 5 toilets and baths, centralized water heating system, hot and cold shower, big water storage tank, veranda, laundry area, 2-car garage with wide parking area in front, 2 receiving areas, and with dirty kitchen.That for and in consideration of the love and affection which the Donor has for the Donee and for the faithful services the latter has rendered in the past to the former, the said Donor by these presents do hereby cedes, transfers and conveys, by way of donation, unto said Donee, her heirs and assigns, the real property above described with all the buildings and improvements existing thereon, free and clear of all liens and encumbrances. That the Donor hereby states that, for the purpose of giving full effect to this donation, he has reserved for himself in full ownership sufficient property to support him in a manner appropriate to his needs. ACCEPTANCEThat the Donee hereby accepts the foregoing donation of the above-described property for which she expresses her sincerest appreciation and gratitude for the kindness and liberality shown by the Donor.
