DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, entered into by and between:

FELIZ NAVIDAD, DONOR, Filipino, of legal age, single, with post office address at 2217 Taal Street San Andres, Manila City, Philippines;

-and-

PROSPERO FELICIDAD AO, DONEE, Filipino, of legal age, single, with post office address at 2560 Leon Guinto Street, Malate, Manila City, Philippines.

WITNESSETH:

That the DONOR is the absolute owner of real property situated at 2544 Taft Avenue, Malate, Manila City and more particularly described in Transfer Certificate of Title No. T-192693 of the Register of Deeds of Manila City, as follows:

A parcel of land, lot 14 of the subdivision plan (LRC)Psd-62631, being a portion of the parcel of land described on plan Psu-91354, LRC (GLRO) Record No. (P. Pat. V-62344), situated in Barangay 730, Malate, Manila City. Bounded on the N.E., along line 2-3, by property of Noche B. Uena (lot 13, Psd-62631); and along line 4-5, by lot 17 of plan Psd-62631; and along line 6-7 of Bueno N. Oche (Lot 13, Psu-91354), and on the N.W., along line 7-2, by the property of Happ Y. Nueur, containing an area of FOUR HUNDRER EIGHTY NINE (489) square meters, more or less, and cove red by Tax Declaration No. 7260.

NOW THEREFORE, for and in consideration of the love and affection of the DONOR for the DONEE who was dedicated the last twenty (20) years of her life to the care of his aunt, the said DONOR by these presents does hereby TRANSFER AND CONVEY by way of DONATION, unto the said DONEE, the above-mentioned real property, free from all kinds of liens and encumbrances whatsoever.

That the DONOR hereby states that, for the purpose of giving effect to the donation, she has reserved for herself in full ownership sufficient property to support herself in a manner appropriate for her needs.

ACCEPTANCE

That the DONEE does hereby accepts the foregoing donation of the above-described property for which he expresses her sincerest appreciation and gratitude for the kindness and liberality shown by the DONOR.
