  • How To: Fight Fair

    Heres a few suggestions even if the

    only thing you want to is bash each

    others heads against the wall.

    Take Time Out

    You cant work on a problem whilst you

    are trembling with emotion and a cool

    off period is just the thing to do before

    getting into a serious discussion. It is

    important to set the context. Request a

    time with your partner which is

    convenient to both of you. Make each

    other aware of what it is all about so

    that you can prepare. Give yourself

    time to think things through as both of

    you have to understand that you are

    seeing the argument from your own

    perspective.

    Take to the Floor

    The basic idea is that partners take

    turns being the speaker and the

    listener. Each person must have the

    time to speak which obviously makes

    both partners feel as if they are listened

    to. This prevents you from raising your

    voice which happens when you feel

    you are not listened to and heard. The

    other partner has to listen and repeat,

    which removes the need to react

    immediately and unnecessarily

    become defensive. It also helps to

    process what is being said.

    The Speaker has four basic steps to

    follow

    1. Start your sentences with I. You

    need to understand that you are

    expressing your opinion of a particular

    situation which not necessarily is a true

    reflection of what actually transpired.

    2. Avoid blame attacks which could

    make your partner defensive before

    constructive dialogue even started.

    3. Do not complain about the

    behaviour that hurt you. That is in the

    past. Instead, suggest positive

    changes that your partner can make.

    4. Explain the feelings that such

    changes will bring about. Tell about

    the positive consequences if the

    suggestions are implemented.

    The Listeners role

    1. Shut up and listen. Let the speaker

    finish.

    2. Paraphrase what the speaker has

    said.

    3. Echo the content back.

    Behaviours to avoid

    Do not be pre-occupied.

    Do not focus on negative things. It is

    best to look for the solution within the

    problem itself. Do not resort to insults,

    name calling or criticism. If your

    partner makes a comment which

    makes you angry...ignore it.

    Do not add unrelated issues or past

    resentments to the current argument.

    Do not pretend that you are happy with

    the proposed solution as this will only

    lead to resentment. Do not withdraw,

    stay aloof or refuse to discuss the issue.

    Do not allow the argument to stretch

    out too long. The cold war. If that

    doesn't work you might have to take a

    closer look at the relationship. If you

    cannot resolve the issue Mediation or

    Therapy might be something to

    consider. If you are constantly arguing

    and neither are willing to compromise,

    should you really be there?

    Conflict is part of every relationship -it is how you figure out what each of you want, what is non-

    negotiable and what you are willing to compromise on.

    Keep the children out of it

    If it is a very simple argument you can

    discuss it in front of the kids -it also

    helps them to learn how to negotiate

    and deal with conflict and to express

    their feelings. Bigger fights in front of

    children is nothing short of child abuse.

    It can and will scar them emotionally

    only because you do not have the self-

    control to do the fighting in private.

    internet search on the principle will spew

    out reams and reams of results and after

    reading every case imaginable and

    every article by someone professing to

    be an expert on the matter we still find

    ourselves sitting back and asking, So do

    I, or do I not, need to tell the purchaser

    that the beams in my roof need to be

    replaced even though there is a

    voetstoots clause? The answer is that if

    you think it will affect the purchaser's

    decision to buy the property or the price

    the purchaser will agree to pay, you

    should disclose the latent defect.

    The case of Banda and another v Van

    der Spuy and another (2013) JOL

    30458 (SCA) dealt with an agreement of

    sale subject to a voetstoots clause. The

    judgement provides assistance in

    determining when the obligation to

    disclose rests on a seller.

    The house sold had a thatched roof.

    Prior to the sale, the seller conducted

    repairs to the roof because it leaked.

    Despite these repairs, the roof continued

    to leak after the purchaser has taken

    transfer. Expert evidence indicated that

    Kuppe originated about 3 years ago,

    success of the MegaBuild Central Branch

    A few months later the concept of a

    products that are more suited to the

    home improvement and Do-It-Yourself

    markets. Hardware stores are

    traditionally a 'male thing' but this store

    was designed with a softer feel to the

    store interior and one which would

    certainly heighten the shopping

    experience for the ladies. Furthermore

    the store is directly opposite the Grove

    Mall in Chasie street and is therefore a

    very convenient shopping destination. A

    lot of attention was given to ensuring

    adequate parking is provided and super

    fast queuing times, by designing the

    store with 19 tills. A coffee shop

    adjoining to the MegaBuild Lifestyle

    Branch will open in the first quarter of

    2015 and will round off the shopping

    experience, or in some instances, feed a

    less than enthusiastic shopping spouse.

    The Lifestyle Branch will be MegaBuild's

    flagship retail destination and will have

    6 000 more product lines than our

    current biggest store. The store will be

    focussed on the retail segment, covering

    home improvement projects, from

    alterations and building projects, to

    glass cutting, board cutting, estimation

    service, pool water testing, key cutting,

    pet care, arts and crafts, paint mixing,

    small quantities of sand and stone, up-

    market tiles and sanitary ware, and even

    a small garden centre.

    opening in the latter half of December

  • The MegaBuild Lifestyle Branch in Kleine

    Kuppe originated about 3 years ago,

    and ironically was born as a result of the

    success of the MegaBuild Central Branch

    on the corner of Mandume Ndemufayo

    Avenue and Lazarette Street. The

    MegaBuild Branch in the centre of town

    was clearly 'over-traded', with very little

    opportunity for expansion, a serious

    shortage of parking and the problem

    was exacerbated by traffic congestion in

    Lazarette Street. To overcome this

    problem it was decided to spread our

    business geographically in Windhoek

    and the first step was to rebrand the old

    Builders Warehouse to MegaBuild

    North, with a large increase in product

    range. The second step was to find a site

    in the south of Windhoek, and the

    obvious choice was close to the new

    Grove Mall, which was believed would

    become a major shopping destination.

    A few months later the concept of a

    MegaBuild Lifestyle Branch was birthed

    with focus on aspirational products and

    products that are more suited to the

    home improvement and Do-It-Yourself

    markets. Hardware stores are

    traditionally a 'male thing' but this store

    was designed with a softer feel to the

    store interior and one which would

    certainly heighten the shopping

    experience for the ladies. Furthermore

    the store is directly opposite the Grove

    Mall in Chasie street and is therefore a

    very convenient shopping destination. A

    lot of attention was given to ensuring

    adequate parking is provided and super

    fast queuing times, by designing the

    store with 19 tills. A coffee shop

    adjoining to the MegaBuild Lifestyle

    Branch will open in the first quarter of

    2015 and will round off the shopping

    experience, or in some instances, feed a

    less than enthusiastic shopping spouse.

    The Lifestyle Branch will be MegaBuild's

    flagship retail destination and will have

    6 000 more product lines than our

    current biggest store. The store will be

    focussed on the retail segment, covering

    home improvement projects, from

    alterations and building projects, to

    glass cutting, board cutting, estimation

    service, pool water testing, key cutting,

    pet care, arts and crafts, paint mixing,

    small quantities of sand and stone, up-

    market tiles and sanitary ware, and even

    a small garden centre.

    The shop interior has a warm and

    welcome feeling and our staff have

    enjoyed focussed training on customer

    service, which will make you feel at

    home immediately. The shop will be

    opening in the latter half of December

    2014, and an exact date will be

    announced in the press. We look

    forward to welcoming you in the store
