Phoenix's New Home Market Drawing More Buyers New home sales shot up in metro Phoenix during October. Last month, 1,101 closings were recorded for new houses, according to the latest Phoenix Housing Market Letter. That’s an 88.5 percent jump from October 2011’s new home sale tally of 584. In September of this year, there were 866 new home sales Valleywide. Home building in October didn’t climb quite as much. Publishers of the Housing Market Letter RL Brown and Greg Burger say new home closings last month correspond with the high level of new construction permits from the summer. Single-family permits totaled 896 last month, compared to 543 a year ago and 793 in September of this year. New home construction starting climbing in February of this year as more buyers, outbid by investors for less expensive short sale and foreclosure houses, opted to buy from builders instead of lenders. Both new and existing home prices continue to climb, a trend that could slow sales next year if too many buyers are priced out of the market. But in anticipation of new home buying in the region continuing at least at the current pace, builders have been buying more land. The Southeast Valley communities Chandler, Gilbert and Mesa have dominated the new home market so far this year, but builders are running out of land ready for construction in those areas. Builders have been purchasing parcels in the north and northwest parts of metro Phoenix anticipating buyers those areas will be home buyers next pick. December 2012 Market Update

Five Easy Holiday Decorating IdeasThanksgiving is over and that means it’s time to break out the Holiday decorations! Here are five unique ways to deck your halls with something other than mistletoe.

Jolly ‘Ole Outdoors:  Bring your dormant front porch planters back to life by filling them with holly, garland, pine cones, gift-wrapped boxes or poinsettias.

DIY Donnings:  Cover inexpensive or old ornaments with chalkboard spray paint. Write a special message or a memorable date, such as a child's birthday, and hang them on the Christmas tree or on a chandelier.

Seasonal Spread:  Create a beautiful Holiday tablescape by filling votives or candle holders with cranberries and white candles. Leaves, pine cones and trimmings from the Christmas tree also make great accents.

Festive Arrangements:  Fill glass hurricanes - available at most major retail stores - with a colorful arrangement of ornaments. Or for a sweet treat, fill them with candy canes, peppermints and chocolate kisses wrapped in silver.

Cookie Cutter Details:  Tie festive ribbons to holiday-themed cookie cutters and hang them in your kitchen, window, stairwell or on the mantle next to stockings. 

One more quick tip! Having a party?

Take a page from the Halloween playbook. Purchase inexpensive props for your guests to dress up as their favorite holiday character. Some fun ideas are: Santa hats, white beards, mustaches, red and brown reindeer noses, antlers, black-framed glasses and a carrot! Whether you rent a photo booth, hire a professional photographer or simply have your teenager take the photos, the festive decorations for your guests’ faces will definitely add an extra element of fun and a great take-home party favor.
