Unlike conventional real estate teams,where the lead agent is the teamleader, at David Young & Company,Coldwell Banker United in Houston,TX, agents are encouraged to be theirown team leader. “We provide all ofthe resources necessary for agents tosucceed so that they can build theirown company,” David says.

David certainly knows a lot aboutentrepreneurialism. A graduate ofIowa State University, and formerofficer in the Corps of Engineer,David founded and served as CEOof six Texas corporations prior tomaking a career change and en -tering real estate in 1991. “I waslooking for some thing different butI also knew that a career changemeans that you don’t start at the top,you start at the bottom and climbyour way up,” he says.

David has done just that, repre -senting both buyers and sellers from$200,000 to over $5 million. Inrecent years David was ranked either#1 or #2 in Sales Volume in thegreater Houston area by the HoustonBusiness Journal for 5 consecutiveyears. He has also been nationally

ranked in the Top 100 by Wall St.Journal/Real Trends for years.

Yet even with the respect of the realestate community, as well as local andinternational clients, David still seesroom for improvement. That’s pre -cisely why he has spent the last 18months helping create Young Intelli -gence. Touted as the one-stop, allinclusive, ever expanding intelligencebank that offers virtually everyresource an agent will need, YoungIntelligence was the brainchild ofDavid and his wife Carol PeytonYoung who began building theplatform more than a year ago.

Carol Peyton Young is no stranger tosuccess in real estate in Houstoneither. A recognized real estate leadernot only locally, but nationally, CarolPeyton joined forces with David in2011. But since 1978, Peyton hasbeen a household name not only forher work with residential buyers andsellers, but as a true expert inleadership, having served for years asDean of the Leadership Institute forKeller Williams traveling the U.S. andCanada, coaching and teachingprinciples and strategies of leadership.

Together the couple started YoungIntelligence in 2013, which serves asthe educational arm of David Young &Company. “This simple concept isunique in our industry. It offers an everexpanding intelligence bank that in -cludes the best training, coach ing,scripts and virtually every resource youwill need as an agent. This is designedfor the agent who wants to breakbarriers and hold a position in the top5% of agents,” David says. By way ofexample, Young Intelligence offersscripts for effective communicationwith clients, marketing, web and videoresources, downloadable forms, con -tract to close checklists, vendor re -sources, listing presentations, logos,press kits, and much more.

“We are the engine that runs behindthe agents,” says Carol. “There areso many marketing opportunitiestoday that if agents had to managethem all on their own, they’d neverhave time to sell real estate. If theyneed a video, we handle that. Weprovide the script and film it in ourown green room with our mediateam,” she adds.

“We have a unique value propositionhere. While many companies offerthese services- web design, branding,social media support and outreach,filming studios for video marketing,coaching and consulting… this is thefirst engine that bundles them all.Providing these services has enabled

our agent partners to focus on themost important things that makethem successful. Butwithout specific strategies behind it,it really can’t take you that far.Strategy is the key. We are alsointroducing virtual roundtables…atool that allows you to brainstorm andplug in with like minded agents, aswell as having intimate sessions withthe industry’s most forward thinkingleaders. It is an amazing tool.”

Though Young Intelligence is current -ly only available to David Young &Company agents, David and Carol arebeta testing the platform with agentsin Ft. Worth this fall, with plansperhaps to offer the platform on alarger scale in early 2015.

The power couple doesn’t stop there.They have created an annual eventthey deemed the “Idea Summit.” Theevents are open to anyone in the realestate industry looking to enhancetheir real estate career. The firstsummit, in 2013, featured guestspeaker Madison Hildebrand ofBravo’s “Million Dollar Listing” aswell as a panel of Houston’s top

luxury agents. Hildebrand and theYoungs struck a fast friendship andcontinue to collaborate.

2014’s event featured best-sellingauthor and Real Trends guru StefanSwanepoel as well as HAR’s CEO,Bob Hale; Carol Peyton Young;Robin Mueck, CEO of HeritageTexas, and Rita Santamaria, founderof Champions School of Real Estate.The seminar was a huge successwith a sold out crowd at The JuniorLeague and the event received ravereviews. Swanepoel will be fea -turing clips from the summit on hiswebsite. “This is not about firms,brands, or affiliations. These are

events for high minded, successfulprofessionals. We can all learn fromeach other. That’s who we are at thecore,” says Carol.

Recently, sparked by a grandson’shigh school freshman friend whoasked for work and the ensuingdesire by the Young’s 10 year oldgrandson and other friends, David& Carol decided to support am -bitious youth by forming “Young -preneurs.” “These kids have a strongdesire to learn about business andthey want to work. We include themin our meetings and then ask themfor their input. It is surprising to seethat they often have great ideas.

It is so grati -fying to see their progress and thelessons they are learning will takethem far,” says David. The Univer -sity of Houston Entre pre neurialProgram has taken note as well, andThe Young preneurs have beeninvited to UH and will be collab -orating with the university in thenear future.

In the meantime, David and Carolhave plans to keep David Young &Company at the top of the Houstonreal estate market. “We have averagedmore than $100 Million a year in salesvolume for the past several years. Wefeel we can double that in 2015,” hesays. Moreover, Carol is determinedto inspire other agents. “I am totallymotivated by helping other peopleachieve their goals and financialrewards.”
