Senior Construction Manager 10/01/15 to present: Principally responsible for the finalization of the documents, buy-out, on-going design coordination, contract management in addition to assisting with the day to day onsite management of our field operations. The current project is a $35m eleven (11) story pour-in-place concrete structure for Marriott hotels in the heart of downtown Bellevue. Adolfson & Peterson, Fife, WA. Director of Estimating & Preconstruction 03/01/14 to 10/01/15: Principally responsible for staff management, conceptual estimates, bid management in addition to scope review as well as project audit. Working to bring additional credibility to our preliminary estimates with the specific inclusion of detailed estimates, written scope documents as we as standard clarifications and qualifications. My principle function is to create the project through both written documentation that compliments the detailed estimates to ensure a clear road-map for designers and owners in the creation of the final documentation. Provided forensic estimating /accounting for completed and on-going projects. Worked to remedy back-logs of open change orders and unassigned ASI’s. Promoted and assigned to our Charlotte, NC office. Due to losses prior to my assignment this office has minimized its staff and it only working on Tenant Improvements. Leprino Foods, CO. Denver, CO. Sr. Construction Manager 06/11 to 02/01/2014: Perform as Leprino Foods Sr. Construction Manager on the new production plant in Greeley, CO: Plant I: Responsibilities Consisted of Design and Construction lead for the design and Construction of its 100 acre site, final production plant of 756,000 SF, with both a whey and Lactose Dryer, having two evaporators, with 44,000. SF of refrigerated warehouse and 33,000. SF of Dry warehouse, on-site waste-water treatment and clean water systems. Total Cost: +/- Construction $350,000,000. Total Facility $700,000.00.

Plant II: Leprino Foods Sr. Construction Manager on the Design and renovation of the Fort Morgan Plant taking plant from 2.5 million PMD to 5.8 million PMD. Design and Construction to double plant capacities was performed with a 60 day shut down. Project was 55,000 SF of plant expansion with over 30,000 SF of plant renovation. Total Project Cost $110,000,000.

Completed Projects September of 2013 and November 2013. Assisted with preconstruction, site selection and other duties for other national projects in addition to Leprino’s Brazilian Plant.

Dahlgren Industrial, Inc. Seattle WA. 02/09 - 06/11 Sr. Project Manager Plant I: Perform preconstruction, design coordination in addition to onsite construction management for the expansion of Southwest Cheese’s Existing Plant in Clovis, NM for Glanbia International. Project was to expand production from 7 million PMD to Over 12 million PMD. Project was for +-/305,000 SF of new and renovated space. Self-performed the structural concrete, steel and precast erection as well as process and utility piping. Project Cost was +/$190,000,000 with final production capabilities of +/-16.8MPMD.

The Southwest cheese project ran the first 40lb block four months ahead of schedule. I drove the idea that the best solution to a full refrigeration draw down was to “Hot-Tap” the 14” ammonia refrigeration line. Since no one associated with this project had ever seen nor heard of this being done, I had a large hill to climb. I believe that all problems have a solution, after a few days of phone calls, we found a firm in Texas associated with petro-chemical plants.

They flawlessly tapped the hot 14” line and installed the 12” stainless ball-valve in a single shift.

Plant II: Perform preconstruction, design coordination in addition to onsite construction management for the Fairfield/Continental Dairy Facilities milk balancing plant in Coopersville, MI. This plant converted a mothballed GM production plant into a state-of-the-art milk powder processing plant. Project renovated and built-out new some 189,000. SF of plant expansion with a New Spray Dryer contained within 120 VF of precast tower capable of 625, 000 gallons of milk each day. Total Project Cost $85,000,000.

• Reviewed and implemented Prolog as the basis for accounting and project management.

• Set-up task matrix’s to improve ability to track/forecast our self-performed work, from estimate to close-out.

• Responsible for the bulk of all conceptual detailed estimating.

• Chaired the Team-build systems group, to develop and institute a systematic process for projects from concept through Closeout, with measurable goals at each step of the design process.

• Assisted in the creation of the Field Leadership committee to handle direct field training of superintendents, field engineers, in addition to craft.

• Assisted in writing budgets for new regional office and assisted accounting department in management of same.

• Set up S.O.P. for design development to be coupled with estimating for on budget project design/delivery.

• Instituted the use of the Outinord’s tunnel forming system for high production code ready buildings.

• Received zero move-in punch on 65% of units delivered.

• All “Stucco” details, coins, bands, scores, beveled siding, etc. were welded onto steel forms making second step unnecessary saving considerable time in addition to funds.

• Steel formed End walls.

12/03 – 08/05 VP Construction

• Commerce Bank/TD Bank Palm Beach. Convinced City of Palm Beach to allow for non-conventional renovation of a historic landmark building. Renovating from the inside out saving historic façade.

Council Oak at the Hardrock hotel and Casino in Fort Lauderdale.

• Provided direct input for conceptual budget, contract and final approvals of design for the Indian Hard Rock Casino Steakhouse Project. Project needed to go from concept budget to occupancy in less than 110 days.

• We went dirt to serving steaks in 100 Days. 24/7 and $10.6m.

• Drafted and implemented, Employee Manual, Drug-free-work place and other Company Policies.

• Managed the corporate transition from a Union Carpenter Company to an open shop General Contractor.

• Initiated the service division, adding “complimentary” service agreements at the close-out of all projects.

12/00 – 12/03 Contract Hire for the fifty-year military privatization of military family housing.

• Responsible for turning CDMP, Mil-Con, Partners and Lender requirements into unified approved specifications and plans for full ten-year work phase.

• Initiated a unified approach to design approval process with Public Works, base operations, Partners, and the residential communities Office.

• Led design and construction team from Contract award to first New Community turn over in less than eight months inclusive of design reviews and base approvals.

• Managed estimating staff to provide construction estimates, Per-forma information with material and labor summaries for all neighborhoods, cost loaded budgets through year five, with projections for neighborhood budgets through year fifty.

The specific portion of a project above is intended to show the importance of preconstruction, contracting, project scheduling, coupled with craft management to ensure proper cost effective and continuous project flows. All parts are to work seamlessly to create our best projects. I have learned that if we are to “manage/control” any person, company, entity, etc. within a project the best way to do this, is to add these goals/responsibilities to the schedule.
