LOCATIONDalkeith is located approximately 7 miles south east of Edinburgh city centre. The town has a resident population of approximately 12,343 with a further population of 15,677 in the adjoining settlement of Bonnyrigg.

The proposed development site is located along the A7 at Eskbank Road Roundabout, approximately 1.4 miles south west of Dalkeith town centre and 1.1 miles east of Bonnyrigg town centre. The site is adjacent to an existing Tesco superstore and petrol filling station. The site lies in close proximity to the Borders Railway Eskbank Station and the associated park and ride. The line is due to open in September 2015.

DESCRIPTIONThe site extends to approximately 1.44 acres (0.58 ha) for the development of retail.

PLANNING: The site is allocated as ‘RP20: Development within the Built-Up Area’ within the Midlothian Local Plan 2008. The Main Issues Report for the Midlothian Local Development Plan (2013) identifies that there is capacity for additional retail floorspace in the area. Consent was granted in 2005 for the erection of a residential care home on the site.

The site would also be suitable for a number of other uses subject to appropriate planning consent.
