WHY A CINEMA THEATRE ?

Since introduction of the Lodha Boulevard mall early 2013, there has been a feeling of requirement of “cinema “ facility in the cluster .This proposal has been brought forward to provide a community service which will contribute to the local entertainment center.

Community Need Without a cinema serving the local population, local people

currently need to travel to Koram, Big Bazaar (Cinema star) of Eternity Mall Cinemax) to watch the latest movies.

A digital cinema facility is also likely to generate added value for local restaurants and fast food outlets, both prior to and after each performance.

Business Need If an average attendances achieve around 100-125 per show, the

capital outlay would be paid back within 3-4 years. Thereafter, the added value of the Cinemaplex would ensure the Theatre generates an operating profit.

Lease Model-Option

Long Time Lease Model – 9 years lease period

Looking for around Rs.68 per Sq ft(Carpet) outgo for the 1st year

By incremental of 10% in 3 years

Additional Rs.50,000 indirect revenue expected per month from patron

parking

Looking for 5 months for overall infrastructure setup as a lease free

option and 1 month production free

Infrastructure support from Boulevard Management in terms of Civil

support, cooling facility, Parking, Banner placements and promotional

activities
