Midland tops U.S. housing markets thanks to Permian Basin oil boom

A Texas city has landed atop a list of the country’s hottest housing markets.

But the boomtown isn’t Dallas, Austin or Houston.

The West Texas oil patch town of Midland is the top U.S. home market in Realtor.com’s ranking for May. With the energy industry rebound, housing demand in the Permian Basin has surged in the last year.

A Midland home took a median of only 28 days to sell.

Until recently, California cities dominated Realtor.com’s monthly hot housing report.

“The California housing market has been hot for a long time — but may be too hot,” Javier Vivas, director of economic research for Realtor.com, said in the report. “Our May hotness index further confirms we’re seeing that as prices in California continue to soar, people are increasingly looking elsewhere.

“As we continue into what we expect to be the hottest home-buying season in history, look for a wide variety of locales to remain red-hot.”

Other smoking home markets on Realtor.com’s list include Boston, Columbus, Ohio, and Buffalo, N.Y.

Odessa, another oil town and Midland’s neighbor, ranked 17th and Dallas-Fort Worth was 19th among the country’s 20 hottest housing metros.

Realtor.com says median home sales listing prices nationwide were up 8 percent year over year in May.

Across the country, 557,000 home listings hit the market in May. That’s the largest number in one month since July 2015.

IF THE BROKER ACTS AS AN INTERMEDIARY: A broker may act as an intermediary between the parties if the broker complies with The Texas Real Estate License Act. The broker must obtain the written consent of each party to the transaction to act as an intermediary. The written consent must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker’s obligations as an intermediary. The broker is required to treat each party honestly and fairly and to comply with The Texas Real Estate License Act. An owner's agent must perform the broker’s minimum duƟes above and must inform the owner of any material informaƟon about the property or transacƟon known by the agent, including informaƟon disclosed to the agent or subagent by the buyer or buyer’s agent.

The wriƩen agreement must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker's obligaƟons as an intermediary. A broker who acts as an intermediary:

• Must treat all parƟes to the transacƟon imparƟally and fairly;• May, with the parƟes' wriƩen consent, appoint a different license holder associated with the broker to each party (owner and

buyer) to communicate with, provide opinions and advice to, and carry out the instrucƟons of each party to the transacƟon.• Must not, unless specifically authorized in wriƟng to do so by the party, disclose:

ᴑ that the owner will accept a price less than the wriƩen asking price;ᴑ that the buyer/tenant will pay a price greater than the price submiƩed in a wriƩen offer; andᴑ any confidenƟal informaƟon or any other informaƟon that a party specifically instructs the broker in wriƟng not to

disclose, unless required to do so by law.

AS SUBAGENT: A license holder acts as a subagent when aiding a buyer in a transacƟon without an agreement to represent the buyer. A subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first.
