Property investors collectively breathed a sigh of relief last month, following confirmation from Prime Minister Malcolm Turnbull that he won’t be changing

policies on negative gearing.

Around a third of Australian homes are owned by investors, and it’s estimated that a change to negative gearing would cause prices to drop by about two percent. But rather than making homes more affordable, forecasts show landlords would simply be forced to recoup their losses by increasing rents.

And without incentives to invest, people would put their money elsewhere, tightening the supply of rental properties, and making it more difficult for renters to find a home.

Meanwhile, Labour leader Bill Shorten has taken the brave move of stating he will abolish

negative gearing for established properties if he becomes Prime Minister following the upcoming election. It flies in the face of one million or so sensible Australians, who have invested in brick and mortar instead of the often volatile commodity and share markets.

Nevertheless, reflecting the confidence investors are now feeling, we’ve already noticed an upswing in activity since the Turnbull Government’s announcement.

In fact, the school holidays proved to be a busy time in all sectors of the market, with the Caporn Young team conducting 21 deals in the two-week period. It’s a strong result for a time where buyers are typically distracted with family commitments and trips out of town.

Fremantle’s Kidogo Arthouse is teaming up with a prominent Australian painter this month, to celebrate Western Australia’s “kaleidoscopic” beauty.

Time and Space is a dynamic seascape exhibition by realist painter Mark Waller, which explores sublime discoveries made during his trips around the state.

The paintings capture glimpses of our most-loved coastlines, including Rottnest Island, Caves Beach, Yallingup, Bunker Bay and more. Described as “meditation for your walls”, Mark’s paintings are interwoven with his belief that simple moments transform lives.

“Taking time to see the world, to take in the subtleties and complexities of our surroundings, is cathartic,” he says.

“Western Australia is a kaleidoscopic mash of colour, texture, life and rawness. It is at the same time garish and wild, and nuanced and delicate. The light, in my opinion, is what makes the landscape special. It seems different somehow. It’s intangible.”

“There is something magical about every wild place I have been to here,” Mark continues. “Something stays with me every time. There are places, within places, within places, that are incredibly compelling. So many beautiful large and small gems. It’s sometimes gloriously overwhelming.”

Kirsten Watkins, who produced the exhibition, says Mark’s latest collection makes an extremely good investment for collectors, or simply art lovers looking to bring their walls to life with a luminous, light-filled scene from their local coastline. At $2,000 to $7,000, Mark’s paintings are well priced for the home collector. Sizes range from high impact works that measure one-metre wide and 500cm tall, through to impressive two by one-metre masterpieces.

“His paintings are so life-like, you feel like you can run down the sand and jump into the water,” Kirsten adds.

CY Magazine readers can also get a head start on the crowds, with a special opportunity to attend the VIP opening of Time and Space on 13 May. The proceeds of one of Mark’s paintings exhibited at the opening will be donated to the Kagata Village charity in the Solomon Islands.

From Friday May 13 to Sunday May 15, Mark will be hosting special demonstrations of his painting process between 10 am and 1pm. These free events offer a rare insight into the techniques used in creating his stunning landscapes.
