LOCATIONCroft Wood is situated some 2 miles south of Pitlochry on the site of the old A9 road and enjoys spectacular views over the River Tummel towards Dunfallandy Hill. The surrounding countryside is a mixture of farmland and forestry and is full of history.

The property is shown on the location and sale plan to the rear of these particulars and can be found on OS Sheet 1:50,000 Number 52 and 53, Grid Reference NN964558.

ACCESSThe woodland has frontage on to the former A9 road. Travelling from the south, take the first exit on the right after Ballinluig. This is along a section of dual carriageway and the junction is signposted Dalcapon. Immediately off the main road, take the left turn and head towards Pitlochry. Croft Wood will be on your right.

Alternatively, travelling south from Pitlochry, turn left and pass underneath the railway line and follow the road southwards to East Haugh, where the woodland starts immediately south of the houses.

Access can be taken directly from two public roads. There is a minor public road on the eastern side of the woodland servicing houses at Balchandy.

There is no developed access within the woodland but, from the upper road, it would be a simple matter to create a convenient parking/turning area.

DESCRIPTION The woodland has few records but almost certainly the most mature trees are from the 19th Century. These include mature oak and one or two specimen conifers, including Douglas fir and European larch.

Younger trees have seeded by natural regeneration and there has been some mixed planting towards the southern end of the woodland.

There is an abundant ground flora. The woodland is relatively unmanaged but contains substantial amounts of timber suitable for firewood; and, potentially, some useful hardwood timber for construction uses, furniture, artisan work.

For an interested owner, it should make a very rewarding project.

SPORTING RIGHTSThe sporting rights are included with vacant possession. Given the proximity to roads, sporting is not anticipated to be of great value but it is very useful to have control of these activities.

BOUNDARIESThe woodland is partly fenced and is demarcated along most of its boundary by the verge of public roads. The most northerly tip of the woodland forms a boundary with an adjoining residential property. This, too, is unfenced and it would be beneficial for long term clarity to have this more positively demarcated on the ground. The southern boundary is marked by a small burn and is, again, unfenced.
