April marked a significant mile stone for the San Diego CREW Chapter. The CREW San Diego Board of Directors hosted and helped to organize, plan and execute the 2007 CREW California Convention. San Diego Heats Things Up at the Third Annual CREW California Conference Commercial Real Estate Women (CREW) San Diego hosted the third annual California Conference – “California’s Future: The Impact of Growth” on April 26 and April 27, 2007. Attendees enjoyed educational sessions and networking opportunities in the beautiful tropical setting of Paradise Point Resort & Spa. The conference is an annual collaborative effort between all seven CREW chapters in California.

On Thursday, April 26, attendees participated in a networking mixer followed by dinner overlooking the San Diego Bay. Many “CREW Connections” were made as attendees reconnected with friends and colleagues and made new business contacts.

Bright and early the next morning, participants gathered at the opening breakfast during which Lynny Osenbaugh, CREW Network President-Elect, offered A CREW Network Update. Osenbaugh’s presentation showed the changes in our organization, industry and nation since 1989. She proudly featured the strides CREW Network has made this year to help each chapter achieve their goals. The CREW Network Recognition Program has been redesigned; to increase the value to award winners and enhance branding opportunities for the organization. There has been an increase in participation in the CREW Careers Programs nationally- 25 chapters will be participating in 2007. CREW

Network has also achieved a higher level of media exposure, with articles included in The New York Times, The Boston Globe and BOMA International Magazine. In 2007, CREW Network created Priorities and Initiatives including a CREW Network Partnership with MIT Center for Real Estate, and a CREW Network Board and Resource Development

Committee. Finally, Osenbaugh proudly presented the 2007 Technology Partner, Fullbright & Jaworski, LLP, who has committed $225,000 to CREW Network.

Other conference highlights included:A session on negotiation strategies titled, “How to Get What You Want” with Dr. Holly Schroth, PhD, U.C. Berkeley. This dynamic speaker instructed attendees that (1) Almost everything is negotiable, (2) You can overcome any fear of negotiation and increase your confidence, (3) Negotiation requires a careful analysis combined with application of the most appropriate tactics, and, (most important!) (4) By eliminating communication barriers such as language irritators and unmanageable questions, you can successfully negotiate anytime, anywhere.

A morning market niche panel of California’s top commercial real estate experts discussed “What’s Hot and What’s Not” in commercial real estate trends. The panel was moderated by Kevin Klowden, Managing Economist of The Milken Institute.

The panelists were Claire De Briere, Executive Vice President and COO of Ratkovich Company; Paul King, First VP at Arden Realty; Lisa LaManna, Sr. VP of Investments and Sales for Colliers International; and Kendra Van Note with Grubb & Ellis’ Industrial Properties Division. In the local market, Van Note addressed rising rates in the San Diego submarkets and the panelists discussed the flood of business to areas like Imperial and Riverside County. Recent large REIT purchases in California were also mentioned, spurring conversation on the direction of commercial real estate in California in the next 10 years.

The keynote luncheon featured Susan Nowakowski, CEO of AMN Healthcare Services, Inc. (NYSE: AHS). AMN is the largest healthcare staffing company in the U.S., and its revenues exceeded $1billion in 2006. Ms. Nowakowski is an active industry and company spokesperson with the financial analyst and investment community, and was recognized as one of the “Women Who Mean Business” by the San Diego Business Journal in 2003. AMN’s real estate and business strategy of understanding the prestigious and geographically diverse healthcare market and its drivers, coupled with client driven sales and service models has established AMN as an industry leader. Nowakowski commented on California nursing shortage issues, which is forecast to reach a severe level by year 2020. This, coupled with the increasing aging population has caused concern in all levels of the healthcare industry. As an industry leader, Nowakowski is on the forefront for changes in legislation, hospital admittance and nursing programs. She counseled the audience on her recipe for success, which is centered on understanding ones individual needs, goals and values, and knowing there is a different path for everyone in achieving our purpose.

Darcy Mackay, Senior Managing Director of CBRE Consulting, served as moderator of an afternoon panel which focused on “Doing Business with Big Business,”

and corporate real estate growth strategies. The panel featured Patrick Gravitt, Director of Real Estate for Qualcomm; Howard Nathanson, Real Estate Manager for Jack in the

Box; Maureen Wong, Director of Corporate Real Estate with Novartis; and Susan Macgregor-Scott, Sr. VP and Transaction & Investment Director with

Bank of America. Panelists shared their insight on how to present your services to big businesses, and the individual companies’ corporate real estate trends. Common topics throughout the conference, creating ‘Greener’ businesses and sustainability, were also brought up in the afternoon panel. Interestingly, Susan Macgregor-

Scott mentioned that the largest threat to Bank of America’s branches around the world is global warming.

The conference wrapped up with dine-arounds at some of San Diego’s top ranked restaurants on Friday evening, and sailing on the San Diego Bay Saturday morning.

The conference was a huge success for all of the CREW chapters in California. The 2008 conference is slated to be held in Northern California, and planning is already in the works. If you would like to participate in the planning of what is sure to be a stellar event, please let your chapter president know, and keep your eyes open for additional information.

Special thanks to CREW San Diego for hosting the event, and to the many event sponsors, including title sponsor Bank of America, who made the conference possible. See you in 2008!

CREW Hard Hat Tour Highlights A sell out crowd of just over 100 commercial real estate professionals had the first opportunity to tour the new home of Intuit, a four-building premier class “A” office campus located on the 56-corridor. The project, known as Santa Fe Summit developed by Kilroy Realty Corporation and constructed by Reno Contracting is slated to consist of 3 phases and bring approximately 1.1 million square-feet of office space.

The event started with a gourmet lunch hosted in the atrium of building 2, followed up by a project overview and walking tour across campus and in building 4 where recent tenant improvements were near completion. The project overview encompassed three perspectives from developer Steve Scott, SVP, Kilroy Realty, tenant Jan Penagos, Senior Strategic Real Estate Planner, Intuit and general contractor Matt Reno, President, Reno Contracting. Attendees learned that there were a number of special attributes that convinced Inuit to lease all four buildings of phase I, including accessibility, generous parking, LEED Silver Certification and state-of-the-art amenities for the employees.

The highlight of the event was the participation of all tour leaders who each brought a unique perspective of the project from start to finish. The tour leaders included Mike Nelson, Regional Asset Manager, Kilroy Realty; Steve Meister, Project Manager Reno Contracting; Jack Wright, Tenant Improvement Project Manager, DPR Construction; Randy Hanna and Jim Gabriel, architectural team from Hanna Gabriel Wells; Ron Sutliff, Construction Manager, Integrated Project Management; Scott Sandell, landscape architect, Nowell Associates; Danette Ferretti, Interior Space Planner, Carrier Johnson; and Eric Kremer, Principal, Pillsbury Winthrop Shaw Pittman, LLP.

CREW San Diego would like to thank the generous support from Reno Contracting. Their construction team, including Kari McFall and Steve Meister spent extra hours assisting with coordination and preparing the site for this successful event!

CREW San Diego President featured on front of CA Real Estate JournalKendra Van Note, CREW San Diego President was featured on the front page of CA Real Estate Journal (May 14, 2007) in an article titled “Young Brokers Find their Own Niche”. Written by Mandy Jackson, the article examined 5 young brokers in California who are finding success in less crowded markets. The article mentioned that “to find firm footing, the industry’s next generation of brokers is establishing niches in less crowded markets, remaining confident, staying focused and working hard for clients, according to the young brokers themselves”. “At Grubb & Ellis|BRE Commercial, Kendra Van Note was named

rookie of the year in 2006, during her second year in brokerage, and now serves as president for the San Diego chapter of Commercial Real Estate Women. “I think it takes a lot of hard work, a lot of sacrifice, because you’re not going to make any money right away,” Van Note said. “But I feel like I got into this career and this is all I’m going to do, so you have to have patience and a long-term perspective.”

Before getting into brokerage, Van Note was a market research director at Grubb & Ellis|BRE. When she decided to try sales, she worked for Bethesda, Md.-based CoStar Group for a year and used her time at the commercial real estate data provider to get to know the brokerage firms in San Diego. Ultimately, she returned to Grubb & Ellis|BRE and found a place on a team with senior broker Kelly Nicholls.”
