Buyer Hack #2Another easy way to build your buyers list using Craigslist is to go to
the “Real Estate For Sale” section and search for properties using the
real estate hot words section. The goal is to find other investors in
the area, then ad them to your buyers list.
1. Visit www.Craigslist.com and select the city nearest you.
2. Then under the “Housing” Section click on “Real estate for sale”
section.
3. Then enter one or more of the “Buyer Hot Word/Phrases” from the
list below.
4. Look for ads similar to the Ad Examples Section below.
5. Reply using the Real Estate For Sale Hack Email Script.

If you’re a rookie investor, I can’t think of a better place to start
building your buyers list then Craigslist. It’s FREE. It’s LOADED with
investors. And it’s SIMPLE once you know the tricks. Simply follow
the easy to understand steps in each section and you can literally
build you buyers list in an afternoon.
Buyer Hack #1One of the easiest ways to start building your buyers list with
Craigslist is to search the “Real Estate Wanted” Ads for other investors
in you city that are advertising to buy houses.
1. Visit www.Craigslist.com and select the city nearest you.
2. Then under the “Housing” Section click on “Real estate wanted”.
3. Search for ads that other investors who are looking to buyer
properties have posted. See Ad Examples Section below.

Actual Sample AdsI’ve provided these ads to use for generating ideas. Again, you might notice
these ads are rather vague and that’s a good thing because a vague ad
requires buyers to contact you for more details... and that’s our goal.
Quick Hack: If you’re looking to attract ONLY
cash buyers then include “Cash Offers Only” in
the title of your ad.
Buyer Hack #3Use at your own risk. One of my students recommended this tactic because
he found himself in a catch 22. He was having a hard time generating buyer
leads when he didn’t have any properties to market. And he didn’t feel
comfortable having any properties to market until he had a buyers list in
place.
Basically, you’re going to create a “decoy ad” for a property that doesn’t exist,
then when potential buyers contact you, you’re going to nonchalantly tell
them the property is no longer available, then find out what they’re looking
for. Ideally, you’re decoy ad should be very enticing for the type of buyer you’re
looking to attract.
Posting in the Real Estate For Sale Section
1. Sign into your Craigslist Account.
2. Click the “Create a Post” link.
3. Click the “Housing offered” link.
4. Click the “Real Estate-By Owner” link.
5. Fill in the blanks to create your ad. Keep in mind, the goal of the ad isn’t
to sell a house, it’s to generate interest. My experience has been, the best
way to generate interest is to make the ad as vague as possible, because
vague ads require buyers to contact you for more details.

Sale” section of Craigslist. It’s a 2 part script, meant to naturally build a buyer
conversation.
Email #1... This is what I like to call a “first contact” email. First contact emails
are meant to get a reply so you can open up a buyer list building conversation.

Email #2... Once you get a response (about 90% of the time you will),
use this second email script to move the conversation along into a
buyers list building conversation. Assuming you’re just looking to
build your buyers list, we’re going to shift the conversation away from
the advertised property and onto building a relationship with the
other investor.
Ideally, you’ll get a response back from the buyer so you can continue
the conversation. In either case, I recommend adding them to your
buyers email list.

If you’re struggling to find deals to market to your buyers list, Craigslist is
one of the best places to start looking for deals. Follow along with the hacks
below.
Before we proceed, let’s talk about what I call the Big D’s of seller motivation.
• Death - Normally results in probate deals.
• Divorce - Housing is normally the last asset that ties couple together.
• Debt - Too much debt so they can’t make there house payment.
• Disease - Sickness in the family making folks unable to afford their home.
• Default - Families who are already losing their home to foreclosure.
• Disaster - Fire, floods and other natural disasters that make a home
unlivable.
Seller Hack #1Use this hack to search for off-market deals in the “Real Estate For Sale”
section of Craigslist. Depending on what city you live in, there can literally be
hundreds of new properties listed everyday so it helps a great deal to use the
“Seller Hot Words/Phrases” to sort through all of the listings.
1. Visit www.Craigslist.com and select the city nearest you.
2. Then under the “Housing” Section click on “Real estate for sale” section.
3. Then enter one or more of the “Seller Hot Word/Phrases” from the list

Use this hack to search for off-market rental properties by contacting frustrated landlords in the “Apt/Housing For Rent” section of Craigslist. My experience has been better contacting the more run down looking homes with lower rent. Also, don’t waste your time with homes that are run bymanagement companies.
1. Visit www.Craigslist.com and select the city nearest you.2. Then under the “Housing” Section click on “Apts/Housing For Rent” section.3. Look for ads that look like the home is a little bit more run down.4. Once you’ve found a property... Reply using the Seller Hack #3 Email Script.
Keep in mind, it’s not a complete waste of time if they say no to your offer. Along with offering to purchase their properties, I also like to let landlords know that we sell/wholesale properties all over the area as well.

Wait to hear back from the seller... then proceed as follows:
1. If the property is already sold and the owner isn’t an investor, then the
conversation ends there.
2. If the property isn’t sold, then set up a showing on the property to decide if
you should make an offer.
3. If the property is already sold and/or the owner replies back and mentions
they have more properties for sale then use the following script:

Use the email script below for the sellers you contact via the “Real Estate
Wanted” section of Craigslist. Since the sellers will be contacting you from
your ad, I’m left to guess at how they’ll respond... Here’s a sample of 1 of the
emails I’ve received back and how I responded.
Keep in mind, if you plan on wholesaling the house, I don’t recommend
coming right out and telling them “I plan to sell your contract to another
investor”. Instead, shift the focus onto the sellers needs... which of course is
selling the property.
Seller response:
Hey I saw your ad on Craigslist, what can you tell me about your program?
Quick Hack: The reason I tell them I’ll be out looking at homes is because I
can leverage that later when making an offer. Basically, I’ve built in someone
for them to compete against if I end up making an offer later on.
My response:
I’m not sure of your situation, but my team and I are looking to buy several properties in the greater (insert your city) over the next month. I’ll be out checking out a couple of properties this afternoon, is there a time that works best for you?

No matter what type of Craigslist Marketing you plan to do whether you’re
hunting for deals or hunting for buyers, after working with Craigslist for more
than a decade, I’ve compiled a list of rules you MUST follow.
1. Post often...The newest ads on Craigslist are on top, so (depending on your market)
within a few hours your ad can sink to the bottom of the Craigslist pool with
remarkable speed.
Set up a posting schedule:You can either choose to refresh your ad inside your account or what I
recommend doing is writing 2-3 ads for the same thing and refreshing them
at different times so you’ll always have at least 1 ad getting seen.
The best times to post:My experience has been posting/refreshing ads at 6/7 a.m then again 6/7
p.m. The reason being is, people like to check email and check out what’s
new when they get into work and having they’re morning coffee. And another
group of people like to check out what’s new when they sit down after a long
day at work. Check Craigslist posting rules to see how frequently they’ll allow
you to post.
2. Include a strong call to action...In other words, when someone sees your ad, they need to know immediately
what you’d like them to do. Do you want them to call and leave a message,
do you want them to visit your website or do you want them to send you an
email.
If I’m posting an ad for a house that I think will generate lots of attention, I
like to have people respond with an email (see email template). If I’m posting
an ad, looking to build my buyers list, I’ll often direct users to contact me
directly (see phone script).
3. Use an attention grabbing title... A good title is critical if you want people to click on your ad. What makes a
good title? Ideally you need to use words that are a close fit to what your
target audience is searching for.
For example, if you’re posting in the real estate for sale section I’ve found
success using phrases like “Must sell”, “$10k Under Market Value”. (See title
suggestions section)
4. Upload high quality photos...If you’re marketing one of you properties, be sure to use high quality photos
so people can get a good idea what they’re looking at.
Quick Hack: If you’re selling a really nasty looking property that might be a
good fit for lead generation (under priced for the area because of condition),
then include just 1 good photo (from some place where the home
looks decent).
