We can’t play with Nature. We as part of this planet and in the position of the most intelligent species hold the prime responsibility to create an environment that accommodates Nature, Wildlife in balanced proportions. By disturbing the ecosystem and running an endless race of concretization, we are missing a crucial fundamental that we are cementing a foundation that will make the survival of our future generations tough and impossible. We should pass it on all the resources, we enjoyed to the Next Generation.

The Green FutureMother Earth is a very small stage in a vast space of the universe. It is arguably the only world known so far to have life. There is nowhere else, at least in the near future, to which our species could migrate, to visit or to settle. Like it or not, for the moment Earth is where we make our stand.

Given that, what should be the concern about the welfare of the earth? How do we safeguard our existence and conserve our planet for future generations? There is a rising alarm on global warming, dying oceans and endangered animals flooding us on a daily basis and it gets seemingly difficult to tackle this fear. The actions of one person won’t make a difference but citizens as a whole should bring about a change and mend the hovering global warming. There are actually many ways that would help us to make this planet a Greener Planet. Be it in learning or changing your personal habits to educating others that can make an impact.

Nature provides us free food, but only if we know how to control our appetites. Tree Plantation helps protect land from getting eroded. They are also an integral and most important part of the ecosystem. By saving trees and deforestation we will be protecting not only land, but water and air, too. It should be a social responsibility to every citizen to consider planting a few trees to invest in the future of our neighborhood.

“He who plants trees loves others

besides himself”, - rightly said by Mr. Thomas Fuller.

It should be treated as a contractual obligation by every citizen and society to rise-up slogans and build activities pertaining to “Save the Earth” drive.

“When is the best time to plant a tree? …Twenty years ago. The second best time is…now!”

With that in mind, one noble initiative has been formulated by the Telangana Government to promote plantation of tree saplings and it is aptly named as “Haritha Haram” otherwise termed locally as “Green Drive”. This act aims to plant trees that are most beneficial to the environment based upon the geographical conditions. This campaign pledges to make Telangana a Greener place to live in.

Haritha Haram has been formally launched by Telangana Chief Minister Sri K Chandrashekar Rao on Friday 3rd July 2016. It is a flagship program of the Telangana Government’s Vision and Mission to increase the present 24% tree cover in the State of Telangana to a sizeable 33% of the total geographical area of the State.

As per the focus of the Telangana government, a massive program to plant 230 crore saplings over the next three years is the agenda. The objective of the programme is to improve green cover, maintain ecological balance and ensure

sustainable livelihoods.

Chief Minister K. Chandrasekhar Rao launched “Telanganaku Haritha Haram” (green garland to Telangana) and he took the first step by planting a sapling at Chilkur Balaji temple in Ranga Reddy district near Hyderabad. Not stopping at that, he called upon people to actively participate in the programme to improve the green cover for a better future.

KCR, as he is fondly and popularly known by the people, said about 40 crore saplings were ready for plantation across various regions this year. His initiative was extended by his cabinet colleagues who took this drive to a new level by planting saplings in different parts of the state religiously.

He urged the civilians by saying “The government will supply the saplings but it’s not a government programme. Don’t wait for a minister, MP or MLA. It’s your programme. It’s the responsibility of each one of us to plant trees in open spaces”. “If you do have space around your house, plant as many saplings as you can. This is the best way to protect and nurture the environment”.

It has been observed that whenever such activities happen, things are forgotten within few days but this time, things are going to be different. The tenure of this programme is going to continue for four years. The target is to have 40 lakh saplings planted in each assembly constituency. The villages which form the backbone of

TREDA HORIZONS8

the country are going to see 40,000 saplings planted every year.

It is a bitter fact that the fast-depleting green cover is leading to scanty rainfall and it is not just the administration but everyone right from students to employees to celebrities to professionals to officers to common people who need to participate in this and contribute to the big and much needed change.

By indulging in an extensive tree plantation program, the prime target would be the rejuvenation of degraded forests. Haritha Haram has the power to create a protective shield of forests. All nefarious activities such as smuggling, encroachment need to be put on check whereas natural calamities like fire, grazing are to be dealt with. This is possible by a constant mechanism of tree plantation. This would also help in intensive soil and moisture conservation measures following the watershed approach.

As per the National Forest Policy, a minimum of 33% of the total geographical area needs to be under forest/tree cover to maintain environmental stability and ecological balance. This is imperative for the survival and sustenance of all life-forms such as human, animal and plants.

INITIATIVES

While planting trees and growing forests is key to the Telangana state, there are also other precautionary measures needed for Forest Protection. The usual challenges arise due to smuggling, fire, encroachment, grazing, poaching etc. The degraded forests need to be spruced up with new life through methods such as coppicing, singling and other silvicultural interventions.

Avenue plantation is something to be considered seriously and preferably in multiple rows. This needs to be

done along the National and State Highways apart from Rural roads.

Institutional plantation is key wherein all the government and private institutions should be covered with trees. By involving the students, that self realization about importance of nature would develop among them.

Similarly, initiatives such as Barren Hill afforestation, Tank foreshore

plantations, River bank and rivulets plantations, plantation across Homestead & Industrial areas also needs to be undertaken.

WHAT NEEDS TO BE DONE

A campaign such as ‘Haritha Haram’ may target the concrete jungles and growing townships but it also has a strong bond with the farmers. Agriculture is primarily dependent on the green cover and vegetation because it leads to proper rainfall, cooling down of temperatures. Hence, even farmers need to do their bit. Here are a few things they can look at.

Agro forestry – farmers should be encouraged to adopt various models of agro forestry for increased income levels and economic security.

Creation of Smriti Vanams otherwise known as ‘Memorial Parks’ needs to be encouraged more in the areas which come under municipalities. The Telangana Chief Minister has already been on the job by entrusting the task to municipal authorities.

Planting in Urban Residential colonies is the most important part of making ‘Haritha Haram’ a success. It is Hyderabad and tier two cities such as Warangal, Nizamabad that require extensive plantations as it would bring a balance to the industrial growth and development.

WAY FORWARD

Any activity that involves public welfare takes constant perseverance in terms of implementation and the Telangana government is doing exactly that. They have devised an action plan which would be in for the next three years. They are also catering a budget of whopping Rs 800 crores per year. So, below are the targets in terms of making ‘Haritha Haram’ a success.

• Target : 230 Crore plants

• Forest Areas : 100 Crore Plants

Page 9: Cover Story Haritha Haram the Green Future file6 Haritha Haram the green future Cover Story 12 This is The World’s THIRD LARGEST HUMAN EFFORT 16 ‘I am Delighted with Hyderabad

• Non-Forest Areas: 120 Crore Plants

• HMDA : 10 Crore Plants

• 40 lakh Seedlings per Assembly Constituency

To ensure this objective is achieved, an exhaustive exercise has taken place wherein nurseries were identified along with sites wherein the plantations can be raised. According to an official estimate, a total of 3300 number of nurseries for raising 41.00 Crore (approx.) seedlings for 2015 planting has been identified in the state. The formation of these nurseries is a contributed effort from various entities such as Forest Department, DWMA, Agriculture, Horticulture, Tribal Welfare etc. The implementing agencies are also taking care of the procurement of polythene bags and seeds for grounding the nurseries.

MILESTONES:

As part of the ongoing project, the Chief Minister Sri K Chandrasekhar Rao visited Pragati Resorts, part of Pragati Bio-diversity Knowledge Park near Chilkur Balaji temple to garner firsthand knowledge on development of herbal heritage plantations. In the last few years, Hyderabad has lost a lot of its greenery but the blessing has come in the form of Pragati which is well within the city limits.

GHMC officials have said that Pragati will be used as a role model which will be replicated all over Telangana under the Haritha Haram project. A total of 1,17,000 saplings were planted in the surroundings of Pragati Resorts.

Yet another historic event took place as part of the program wherein a total of 1,13,000 saplings were planted at the Lahari Resorts located near Patancheru in Ranga Reddy district. Many members of TREDA also took part in this program. On 11th July, the Telangana government successfully planted 29 lakh saplings across various locations such as Osmania University,

HMDA, GHMC, 11 municipalities in the city, Ramky Company, DEO Ranga Reddy district. The plantation program also got a major support from Tollywood wherein many film celebrities took part and did their bit. This garnered a lot of attention and positive participation from the people as well. Overall across the Telangana state, the total number of plantations touched a whopping 46 crores. In a way, the first step towards transforming Hyderabad to

‘Haritha’bad materialized so let us wish the journey continues further.

MEASURES & HELPLINE

After going through the above, we are certain some of you would have been inspired and motivated to do something for Mother Earth and preserve our environment. Here again, the Telangana government has extended the Olive branch to ensure their vision and the motivation of the Telangana people are met. As part of that, the State government has created a Helpline. The purpose of this is to facilitate distribution of plants on free of cost to the public under the state flagship programme. A call to the number would get in touch with you to the concerned staff of HMDA.

That representative will provide information on the availability of varieties of plants across the 73 HMDA nurseries. Not only that, the authorities will also guide the public for the lifting of plants from nearby nurseries. So, those of you who are keen to be part of the ‘Haritha Haram’ can reach the Helpline No 73067 80790 and provide the extension number 6 for the requirement of plants and further information.

TREDA

While Haritha Haram has gained significant success due to the initiative of the people, various entities and government bodies, even Telangana Real Estate Developers Association (TREDA) has done its fair share of contribution. Speaking about it, few members revealed few details as below-

Dasaradh Reddy (President)

“Haritha Haram project has been taken up by the government in an extensive scale and we really appreciate this initiative from them wholeheartedly. Not only TREDA, even all the builders from various entities are supporting this project. As part of this, we have planted almost 2.5 lakh saplings. We did about 1.17 lakh plantations in Lahari Estates, 1.20 lakh plantations in

Page 10: Cover Story Haritha Haram the Green Future file6 Haritha Haram the green future Cover Story 12 This is The World’s THIRD LARGEST HUMAN EFFORT 16 ‘I am Delighted with Hyderabad

Pragathi resorts and 3000 plantations in Necknampur Lake. TREDA is proud to be associated with these important initiatives. Apart from this, we did about 20,000 plantations in different sites of our builders. Not only planting, we are also taking care of them and on behalf of TREDA, we commit we will be growing 2.5 lakh trees in the coming years.”

Vijaya Sai (Secretary General)

“The Haritha Haram program is truly a commendable move from the government of Telangana and from our end, members of TREDA took part in this actively. We planted 2.5 lakh saplings approximately. Not just planting, but the factors for their growth such as watering, protection, maintenance needs to be done. All members have decided that would also be taken care of for 2-3 years. We have planted 1.13 lakh saplings in Lahari Estates and 1.17 lakh saplings in Pragathi resorts, this is the biggest plantation done in Hyderabad by our members. Similarly, on behalf of S & S Green projects, 2500 saplings were planted near Neknampur lake. Nearly 100 members from Green Grace project came and took part in this program. We will be protecting them for next three years and along with that lake beautification will also be done in collaboration with HMDA, GHMC. Along with that, our members will be requested to adopt a tree, a nominal amount will be charged. This is being done that they will become closer to plantation and they will see that they will survive. The main purpose is to create general awareness regarding trees, their importance, bringing

Cover Story Volume 1 | Issue 4 | September - October 2016

people together and making them participate. In future also, TREDA members will be in front and participate. Since this is an ongoing process, I request members to do maximum plantations wherever they start new projects. We will be providing our continuous support to Haritha Haram throughout.”

CONCLUSIONGlobal warming is an issue that has posed a serious threat to the entire existence of human race and it is the governments that need to take charge of the situation. In that sense, the government of Telangana coming up with ‘Haritha Haram’ is

indeed a commendable initiative. Along with that, the way they were able to bring that momentum among the people to come forward and be a part of it is truly inspiring. Now that the movement has begun, let us wish that this noble initiative grows exponentially to create a ‘Haritha Telangana’ and becomes a role model to the entire nation.

TREDA HORIZONS12

Firstly, I would like to offer my green greetings on behalf of

‘Haritha Haram’ initiative. The state government in the leadership of Sri K. Chandrashekar Rao garu, Hon’ble Chief Minister of Telangana State has taken up many prestigious initiatives and one among them is ‘Telangana Ku Haritha Haram’. The main objective is, we have just 24% forest cover in the state and due to that there is less rainfall, rising temperatures and climate changes. The main cause for that is lack of proper forests. So, Haritha Haram has launched to increase the cover from 24% to 33% which is the standard average. The entire initiative is our honorable Chief Minister’s brainchild. In the coming 3 to 4 years, the entire state right from every gram panchayat to village to every town to city to every assembly constituency, 40 lakh plantations would be done reaching a total of 230 crore plantations. Not just plantation, it is the duty of the people to protect them. In the past, China took up a program of 500 crore plantations, Brazil with 300 crores plantation but recently in India the only newly formed Telangana state with a newly elected Chief Minister taken up such a stringent and dare step of planting 230 crores in the Telangana state is a great and huge task. Our Chief Minister Sri.K.Chandrashekar Rao garu doing it with his strong determination after taking charge is commendable. The idea is, though the present generation is suffering, the coming generations should not be suffered and they should live in peace, happiness and good health. Everyone must plant a tree either in their backyard or their fields or in any other

place possible such as open lands, grounds etc., From our end, every official has been assigned a role and they have taken up positively and are doing it effectively.

Few countries across the world have a particular average of trees per person, some Countries have Thousands / Hundreds per person but in India on an average we are having only 27 trees per person and for the newly formed Telangana State Government has taken initiation to increase the

forest coverage / greenery and count of average per person and to get good results in the rainfall, water storages in the Major and Minor Irrigation Projects and Canals and Ground Water level will also be increased. Simultaneously we can also observe growth of agriculture sector and so on everything is interlinked with one another. India is an agriculturally strong country and though government builds projects and canals with a good commitment to store the water, the root source for all that is increasing greenery and protecting environment, just like how a mother brings up a child with love.

This is the first time in Telangana history that for this year we have targeted to plant 46 crores plantation out of which a magic figure of 30 crore plantations have been crossed by the end of August 2016 across all the 10 District districts. The Government is also taking care of their protection. If rains come well this year, we have prepared a proper plan of action for achieving by the end of October 2016 and the coming months. Last year we started Haritha Haram and as part of that, we focused not just on open lands but inside forests also. As such, we found a lot of degraded forest area and focused on it in which three categories i.e., deep forests, normal forests and dry forests are available and are planning to have 100 crore plantation in the coming years in such areas. Today, throughout the state around 50 crore plantation is happening but we are preparing plans to have 100 crore plantations in these degraded forest areas.

Plan of Action in future is ready and

This is The World’s THIRD LARGEST HUMAN EFFORT

Sri. Jogu Ramanna, Hon’ble Minister for Forest and Environment Government of Telangana

Page 13: Cover Story Haritha Haram the Green Future file6 Haritha Haram the green future Cover Story 12 This is The World’s THIRD LARGEST HUMAN EFFORT 16 ‘I am Delighted with Hyderabad

13

from the previous two years we had a great experience with people and the societies where their cooperation and involvement was impressive. The common public, Institutions and societies etc., are coming in huge numbers to nurseries for want of saplings and demanding for particular species, the Government is also very well prepared supplying as per their requirement and to some extent we have been successful this year. In some nurseries where there is a demand for certain species and where there is shortfall for such type of species, the Government has taken initiation to buy them from other States and from Private Nurseries by way of open Tenders so that the same as required may be supplied to the indented. Next year we will be visiting every panchayat, towns, cities, interact with people and, take their requirement for supplying the same. If we can plant 230 crores saplings successfully, we can achieve the target of 33% forest cover so that the Telangana State and People of Telangana can live in good environment and health.

Of course, there are many challenges for it. And the 1st challenge of the Government is protection of the sapling planted as of now and for that those who are wishing to have more than 50 plantations in their open lands, government is ready to supply the plantation freely to all the institutions, homesteads and societies etc and also after plantations we are giving maintenance charges to protect each and every plant (Such as fences, tree guards, watering etc ) from the funds available with the Government such as from CAMPA and Rural Development etc.,. We have also made it clear to all the Villages and people in that state that if observed in any destroying a plant is taken as an offense and we will take action against them. We have also taken steps for the growth of animals with their lively food only inside forest but

not outside forest and if any animals are observed outside forest the officials concerned will take certain steps to leave such animal them inside the forest.

Similarly, there are villages surrounding forests so animals need to do their grazing. This is causing trouble so we are convincing the local public about protection of the forests for example if we have 100 acres of land, we will do seedlings for 70 acres and leave the 30 acres for grazing. In this regard the villagers are being educated about greenery and we are taking steps in arranging some space for them so that they can have their animals fed. The Government has taken it as challenge by involving the Forest Officials to identify such types to find a good solution. We have also suggested the people who are doing agriculture in forest lands to also have plantations and they can keep their harvest simultaneously. We are responding promptly to every challenge and even our officials are also taking care of such issues.

We do have some amount of challenge from the industries but then CSR is there and this time we have given them targets. Since Pollution Control Board (PCB) and Environment Department is under our control we are taking few steps. The major pollution comes from industries and to control that, we need to control industries from polluting the environment. Hence, we have set a rule that a particular area must have plantations and we are also allotting some private areas and assigning them targets. The industries must also protect them failing which action will be taken against them seriously. The meetings with industrialists are taking place regularly and they are also responding positively and promised to meet the targets of

green cover.

I would like to say that Haritha Haram is a great initiative and this is world’s third largest human effort. Two countries have done that but one small new state in the entire country doing this is something remarkable which is a blessing for Telangana people. Though we started a little late last year, this year the movement among people has picked up especially teachers, students, management, employees, public and private sectors etc., I recall one instance wherein we planned 1 lakh plantation for on one day and 2 lakhs were planted which is unbelievable. People have realized the importance of greenery and forests and they have given red carpet welcome to this initiative. Haritha Haram is above caste, religion or creed. This is required for the entire Telangana state. I am requesting people to be more forthcoming in a much aggressive scale, not just in rainy seasons but throughout the year until we reach 33% forestry because this is an ongoing process. Whenever you have time, just keep planting trees and protect them. As I have said earlier we touched a magic figure of 30 crores plantations in this season within 2 Months i.e., from July 2016 and in coming months cities and villages, homestead plantations will be focused. My urge to all is, please participate in large way. Officials are visiting many villages and taking their requirements, replacements are also being done. It is a wonderful opportunity which will benefit for the societies, lakhs and lakhs of people and for the future generations of Telangana State. All of us have to strive till we get the 33% forest cover in the entire State and the only program Telangana ku Haritha Haram is the only solution to reach the Target and make the land Green and pollution free.

TREDA HORIZONS16

The Haritha Haram program launched by the government of Telangana has created a lot of awareness and importance among the citizens regarding greenery and Mother Nature. As part of that, many government entities are doing their part and leading from the front is GHMC. Speaking to Horizon GHMC commissioner Sri. Dr. Janardhan Reddy, IAS, shared his thoughts-

The Haritha Haram program is a remarkable initiative taken up by the government of Telangana and the response to it from different corners has been encouraging. In the history of Hyderabad for the past 60-70 years, never has it happened that 25 lakh plantations took place in just one day i.e on July 11th and bringing about awareness in such a successful manner. This project by government of Telangana is commendable. Firstly, it is the numbers and secondly voluntary participation from the people. About 5-6 lakh people went on autos, cycles, cars to the nearest nursery and picked up plants. Even if it is few kilometers away they are going. It shows their love to plants and they

will certainly not kill it after getting it from so far. They are educated on all the details of planting, its maintenance, precautions and how to take care of it. This is good example for success and commitment towards a cause. We have about 85 lakhs population approximately and almost every individual of Hyderabad must plant one tree is the target. It could be of any form like balcony plantation, avenue plantation or any form. The government’s objective is to get one tree planted per person in Hyderabad. As it is, people have seen drought the last two years, how the water level has gone down, they have seen how they are getting Godavari from 145 kms, Krishna from 75 kms and how they shed teardrops for a water drop last summer. But this time we have seen good rainfall which is quite

good for Haritha Haram program and even people have shown their strong and united support to this initiative. They have taken this as their own project which is encouraging. If we can plant the right kind of trees wherever possible, it would be useful to environment, for soil conservation, temperatures will be reduced, oxygen levels will increase, eco balance will be established. We have a lot of pollution. If trees are there, they will absorb it and release oxygen which will reduce poll percentage. I understood Hyderabad residents have a lot of inclination towards having green cover so GHMC has managed to bring them together for this cause.

‘I am Delightedwith Hyderabad People’s Response’ Dr. Janardhan Reddy, IAS

We have provided about 80-100 species at various centers along with their locations, their incharge. I did the job of building a bridge between citizens and GHMC for Haritha Haram and I am very happy I could do that. First I thought it may not be possible but everything is falling into place. Together, we have to make it successful. I have felt really happy with the response of Hyderabad people. When you look at New Delhi, they have 45% tree cover. Ideally, forest cover as per national average should be 33% but it is not possible to get that number in any city due to development and concrete jungle. Due to Rooftops, roads, drains, tree cover is getting reduced. At least if we can get to the standard 33% it would be great. And it is very much possible with everyone’s support. We can look at rooftop agriculture, horticulture, balcony plantation, urban agriculture, organic farming. For this, soil is not required. With less water and less nutrients, vegetables can be grown and pollution will be reduced. We can also have food which is devoid of intoxicants. So, in all possible ways if we put our efforts Haritha Haram will become a major success. I am also wishing strongly that Hyderabad should develop as green city and

clean city in the future.

As such, many have suffered from pollution and many know about the future. All have the desire to reduce pollution and increase greenery and we are now facilitating it. Going forward, we will take an opinion from various groups and based on the demand we will grow plants in our nurseries and arrange for their access. We will also guide on where you can get plants, how much area, material is required for growing them. We will provide NGOs, technical experts, what type of protection such as tree guard, plastic guard for support. We will give guidance on who is manufacturing these guards, what is their address. I believe that instead of advising to plant trees, if we can create that environment many will come forward to make this a success.

We also have our website www.greenhyderabad.cgg.gov.in wherein you get nurseries list, location, proximity. It is constantly updated so you will get all the details there. We have done about 84 lakhs plantation across the city and we focused more on places where protection can be given such as universities,

institutions, real estate ventures. In terms of challenges, avenue plantation is one thing. In colonies, residential welfare associations should take care of protecting the trees. A tree guard is compulsory and security is required.

Being a fast growing city, Hyderabad requires real estate development and this increases the concrete jungle quotient. So, I would request all the builders that calculations need to be made as to while building a house or building, how many trees are being removed and how it should be compensated for green cover. I am very happy that TREDA played a major role in Haritha Haram program on July 11th, by doing plantations in Lahari, Pragathi Resorts, Neknampur lake. That way, if we can go with green sense in future, better sense will prevail and life will be peaceful. We are also approaching localities, schools, colonies and have conducted awareness campaigns and anyone who is coming forward we are offering our full support. Overall, the Harita Haram program got the right takeoff so if citizens also contribute their role on long term, Hyderabad will be a role model city and our lives will be less stress free.

TREDA HORIZONS18

The Hyderabad Metropolitan Devel-opment Authority Commissioner Sri. Chiranjeevulu, IAS in an exclusive interview to TREDA Horizon touched up on various greening activities of HMDA and its role in the Haritha Ha-ram program. Here are the excerpts from him-

Firstly, HMDA is not only a planning body but it is also a developmental body. It undertakes several infrastructure projects also apart from preparing a masterplan for entire 7257 sq kms of Hyderabad metro area. In this infrastructure, previously also, HUDA has taken up several greening programs in Hyderabad metro area. We have done a lot of work in reviving the degraded forests in HMR area with the support of Netherlands government and state government. So far, we have got several awards for these greenery activities. Even the most beautiful areas of Hyderabad are maintained by HMDA only. Notable among them are Assembly, CM’s residence, Governor residence, Secretariat and others. Similarly, the route leading to Shamshabad Airport and the route to Medchal is looked after by HMDA. Highways are an important part of any state and entire greenery in the middle of those highways are taken care of by HMDA. In the city also, under many flyovers we are adding green cover and we are adding beauty to Hyderabad city. We are also maintaining about 28 parks in the city for greenery such as Sanjeevaiah park, NTR Gardens, Lumbini park, Saroornagar park etc. The purpose is to have proper ecological balance.

Even in Outer Ring Road also which is a 158 km 8-lane expressway we are maintaining greenery all along the median and service route also. The service route again is 316 kms and nearly 500 kms comes under this periphery. These are the activities of HMDA in a crux.

Coming to Haritha Haram program, a total of 7 crores plantation target was given to HMDA. We are having about 28 nurseries. This year, we planted 3 crore saplings. Out of these, on our own 1 crore plantations will be done. 2 crores will be for distributions for various agencies including GHMC. GHMC has already taken 50 lakhs saplings from us. We are also supplying to Gram Panchayats situated in HMDA area and also to other districts. For that matter, even surrounding districts such as Warangal, Karimnagar, Nizamabad, Nalgonda have taken plants from us. HMDA aims at greening the entire HMR region as per the vision of our honorable Chief Minister. We are now taking up this greenery not only on the road medians or ORR or avenue or some block plantations, now we have taken up the new program of greening the lakes. We have given a call to NGOS to participate and they are responding. We are having about 2857 tanks in HMDA area. Initially, we want to take some areas in Hyderabad city or surrounding regions. We have given a call and about 5 NGOs came forward. The first phase is only for greening. We want to test their sincerity towards greenery and based on the output,

we will go for another set of activities. The pitting cost, plants we are giving but maintenance and protection is their job. We are also asking other agencies to do the same. To ensure this reaches people in the right manner, we have opened up about 50-60 distributions centers in the city. We have already distributed 25 lakh saplings for home street plantations in the city. NGOS or individuals who want to take up can approach our officials. We will depute our people and they will give technical guidance and the plants. We will also guide them on how to go for pitting. Protection and maintenance has to be taken care by them. As far as the residential greenery goes, it comes under GHMC jurisdiction and HMDA cannot step in. We will operate outside GHMC as far as residential and layouts are concerned. The roadside, avenue plantations can be done by us but the other permissions are given by GHMC so they will take up activities from their side. From our end, we have taken the greenery programs particularly layouts are something we are focusing. I have given target to my team to have minimum plantation in layouts and we have done 10 lakh plantations in layouts. We are also looking at places where residential buildings and permissions are given by GHMC.

No initiative is successful without proper follow-up. Hence, we have a strong monitoring mechanism and it is axis controlled. We have made provision for water supply and protection to avenue plantation such as barbed wire fencing or

HARITHA HARAMis a Community Participative Program

19

brushwood fencing. Most of the greening programs we have taken up in institutions. For instance, in DRDO premises we have taken up about 1.5 lakh plantations at one single stretch, you can see the difference now. It is protected by a compound wall and similarly we took up 25,000 sapling plantations in Agricultural University. In a similar format, we are selecting some institutions and doing focused plantations.

The main issue is financial support because this is a massive capital intensive program. It is not only about raising of nurseries, it is also about plantation, maintenance, protection. All this requires funds. So far, we are getting enough support from government but if NGOs and institutions can come forward we can take it up on larger scale. Currently, we are getting it from government but it is not adequate, even communities and stakeholders have to participate. Secondly, awareness has to come among the people. Wherever we are not able to take care, people have to come forward. Thirdly, for houses when we distribute for home street plants, they should also take it up with sincerity. If they take those

plants and don’t do the needful, the very purpose gets defeated. Point is, this is a community participative program. We have destroyed environment to the extent possible and we will not be excused if we don’t give posterity the necessary green space. Already, we are witnessing global temperatures going up due to want to afforestation. Trees are a must, everyone has to be sensitized and need to take part in it for tree protection and plantation. This is one service we can do for nation without much expenditure. Everyone must think they are doing it as a service for the nation and it is also a service to God because you are protecting nature.

To those who wish to have details of our activities, we have all statistics available in HMDA website www.hmda.gov.in which is updated from time to time. The Urban Forestry tab has more specific details. We are also doing Geo-tagging. As for Haritha Haram, it should be more of a people’s movement. The government officials and other bodies, political executives may give a call but ultimately success depends on people owning the

program and participating in it. In the interest of our own, we must involve because already we have done enough damage to environment but now there is a chance for us to revive and make up for it. Let us protect the nature and enjoy the environment also. If temperature is going up, who is going to suffer. Let us realize the importance of trees in our day to day activities and involve in this program with all might. This has to be done with ‘Trikarana Suddhi’. We have enough space available in Hyderabad though a lot of built-up area has come. On the roadside, open spaces are there which can be used. If you see the city from top, you will see thick vegetation though there are high rise buildings. The reason being, they have planted trees and protecting them with a lot of interest. There is a lot of potential we have as Hyderabad is growing very fast and we are having advantage of ORR also. No other city in the country has this and our city is expanding towards that side. So, Haritha Haram is a gifted opportunity for us to make Hyderabad and the Telangana state a greenery rich state and give something for the future generations.

TREDA HORIZONS20

The Haritha Haram program initiated by the government of Telangana has spread across the four corners of the state and is garnering an overwhelming response. In order to achieve this, it takes special efforts from the government to drive the movement successfully. One such role was played by Ms Priyanka Verghese, OSD to Haritha Haram program. She got to share her thoughts exclusively with Horizons as below-

Bringing about a green movement is a great initiative and there are many layers to it. For instance, middle class segments are quite positive to this and further push is needed to drive this strongly among the affluent sections. The best response is coming from the rural areas where people are taking care of plants like their own kids. We have also prepared a perfect plan for the coming summer. We have the geo-tagging of the plant locations and we have a mobile app. So, if we take a village, half of it is taken care of by MRO and his team, the other half by MDO (mandal development officer) and his team. They have been given this phone app and every 15 days, they go to the place where plantations have been done, take picture and upload it on our website www.tgfmis.com . I can see the status of each location sitting from my office. We are targeting 23 crores plantation and already 3 to 4 crores have come to the right platform. Since planting is happening now it will take time to see the real results. However, if you see places like Rajiv Rahadari, there is already good plantation. If the plants get few rains, they take that water and sustain themselves. After that, once a week or fifteen days if we water the plants they will take care of themselves.

The other good thing is, Telangana

soil is quite conducive for plant growth so we need just one watering per week. If you visit Harita Haram website, you will get a complete picture of where the plant is located and what is the status of its growth. The key point is, survival is important for the plants. Even if we are able to keep 50% alive it is a great achievement. I am sure that in the next 3-4 years you will see a new Telangana. I am noticing how extensive the plantations have happened and protection is being given. I am very happy to see that. We have also made mandatory in all government offices to have plantation done. Every office will have a nodal officer who will ensure all plants are protected and taken care of. Incidentally, I can see a lot of shift in the mindset of the officials who have taken Haritha Haram very seriously and working towards it. This initiative is a thought which came in the mind of our honorable Chief Minister and it is now a huge movement.

He has also said it is going to be a long term campaign so except 2 months in a year i.e April, May which is summer, rest of the time we should focus on that. We have a geo monitoring platform this year and we have given user id and password to each gram panchayat as unit. The MROs, MPDOs will upload the pictures periodically and replacing them with team of officers. It comes collectively as a division and from there to district to state. The process is doing fairly well so far. Planting is one thing but protection is key so revisiting these sites is important. Even GHMC is also coming up with an activity known as ‘revisiting day‘ wherein the places where plantations have taken

place will get revisited. It is already happening in districts.

On the other hand, we also have ‘Green Cells’ to stress the importance of greenery everywhere. There is a purpose behind setting ‘Green Cells’. For instance, GHMC has an urban biodiversity wing but officers are less. Our honorable CM felt we need to have a dedicated team and monitoring should happen throughout the year. So, people should be there. Similarly, we don’t have dedicated ‘Green Cells’ in municipalities, we have horticultural officer. So, if ‘Green Cell’ is there there will be a budget, dedication, manpower, monitoring. That would be under direct supervision and we will not lose track of the activities. Even urban bodies will also have ‘Green Cells’. In Hyderabad also, we are planning to have Basti committees. The ‘Green Cell’ has started on basic Gram Panchayat level with focus on greenery and dedicated team to work on it.

Coming to Hyderabad, space is a constraint. But as I have mentioned,

TODAY’S DREAM IS TOMORROW’S REALITY

Ms. Priyanka Verghese, OSD

Page 21: Cover Story Haritha Haram the Green Future file6 Haritha Haram the green future Cover Story 12 This is The World’s THIRD LARGEST HUMAN EFFORT 16 ‘I am Delighted with Hyderabad

Volume 1 | Issue 4 | September - October 2016

21

we have asked Basti committees to have a green team. Each corporator will also be given responsibility to greening the street. Plantations will be their responsibility. We have explored many places like Central University, Osmania University, other open places, ICRISAT. We went to Dhanwada near Chilkur road scouting for places. Wherever it is available, plantation will be done. The second challenge is, sensitizing green cover’s importance among urban crowds. The key challenge is educating them on why trees are mandatory for us. The rural areas are quite proactive and connectivity to them is easier but for some reason, cities have not been the same. It really needs a good heart to take care of a plant. Everyone says but that intent is important and it is cities that need more green cover than anywhere else.

So, we have GHMC unit officers under zonal commissioners and there is a team which is identifying locations across the city as to where plantations can be done. Since most of Hyderabad has majority of private properties, the owners should come forward and offer support. The self awareness should come in citizens. About 35-40 lakh plants were distributed to people by GHMC, only time will tell how many have planted and taken care of them successfully. Basically, this is a 4-tier approach. First, government is visualizing a idea, second is driving idea into zone offices and sensitizing, third is going to public which is also happening now, fourth is people responding to government’s idea and this is the most crucial. Unless people

come forward it cannot become successful. Things cannot happen overnight so whatever greenery we see today are the efforts of someone in the past. If aerially seen, Hyderabad has become a corporate jungle.

In order to ensure this campaign goes long term, green cells will drive this movement and they will be monitoring constantly. We are trying to do what best we can with our budgets. I would like to talk about one NGO, the AOL. It has done a wonderful job with lot of dedication. The members have got 2.5 lakh plantations done across a span of 200 acres endowments land. Now, the villagers are taking care. It is easy to construct 100 homes but planting a tree and taking care of it is quite a challenge. Also, a movement like Harita Haram, one individual cannot do it. Like our CM sir said, it is actually a movement and only that passion and intensity will make it successful so it is now picking up.

Also, we have an act called WALT act and as part of that, you are supposed to do plantations while constructing a house or a building. The GHMC and HMDA will take care of it. So, taking an average, even if 5 out of 10 stick to it the mission is success. It is more of a qualitative operation. This will bring the change. In order to reach the standard 33% forest cover, it would take 5-7 years but it has to be done with the same intensity. There are few challenges. For instance, there are nearly 24 departments involved so coordination is required. I am doing whatever I can to

facilitate the communication and to a fair extent I have been successful. We are learning and bettering ourselves with passing time and our approach has become focused.

I joined in December 2014 and we prepared 4500 nurseries since then. A lot of groundwork has happened. We have gone ahead and planted 23 crore plants which is beyond comprehension. Due credit for that goes to the vision of our CM. The whole stretch of ORR is planted which is 156 kms and in another two years different colors of plants would be seen. It would be a treat to the eyes. Already flowering is happening in few stretches and it was CM sir’s idea to have different types of flower plants. It would be an experience to travel in that stretch. We are doing the same in many other roads too.

Prior to taking this assignment, I was posted at Dhulapally and there was a regular route I used to take. I always dreamt it would be nice to have this route filled with flowery trees. Within 3 months I took up this role as OSD to Haritha Haram and got into action. Today, if you pass through Kompally-Dhulapally area, you will find well protected trees. It would be a happiness to travel because that stretch is filled with colorful flower bearing trees. I believe today’s dream is tomorrow’s reality and now it is happening.

Hyderabad as a city has few challenges. For instance, electrification is one aspect, underground cabling needs to be done. Insulation is also required. Media is also an important wing to be sensitized. They play a key role in this and if they can take this campaign to the people strongly, the impact would be higher. We also have a Haritha Haram website where statistics are given so anyone can visit and get an idea. Our social media is active and Facebook page shows the latest set of activities happening. To conclude, the Haritha Haram program is a long journey but I am glad we had a good start and confident we will be achieving our goal of seeing a greener Telangana soon.

TREDA HORIZONS22

Haritha Haram is the brainchild of our honorable Chief Minister and being a strong politician with a steely resolve, his thought is commendable. There are many who speak but to get it into action and implement it is something else. Haritha Haram has been his original and passionate idea. He also strongly believes that if green cover is provided for Telangana the rainfall will be better and there are many other advantages.

This program was initiated last year also but due to lack of rains we didn’t push it too much. It was more of a strategic decision. This year, the entire government machinery is involved and we are asking everyone to be a part of it. The most important thing is, the civil society has to come forward, particularly the urban civil society. The government is giving so many ads, appeals but the response from the urban civil societies has been lukewarm. There are many societies in urban areas and a lot can be done to increase the greenery. It is needed also because it would bring many positive changes.

Mr Rao also suggests to TREDA, the other real estate entities and developers that they should sell green with pride. Tomorrow, a much greener place can be sold at a higher price because having a pollution free environment is the need of the hour in an urban setup. They should convince people and focus on making environment and nature as the USP. Unless they try it, the change will not come. Currently, a good part of the efforts go in cutting the trees, breaking the naturally formed rocks or covering a tank or water body but Developers should now work towards not doing it and instead use these gifts of nature as the USP for selling their ventures. This will be quite a sizeable and significant contribution from their end towards Haritha

Haram program.

The Telangana state is fully involved from top to bottom but equivalent response is yet to come from civil society. However, I am positive it will come slowly. The water situation in Telangana will also improve year by year through mission Bhageeratha, mission Kakatiya and other projects. It needs to be remembered that this is not just a government program. We are giving free plants, guidance, taking care of pitting costs so we are looking forward to more proactive approach from the citizens. On the

other hand, the real estate industry should sell environment as a product but they are not doing it.

They are still thinking keeping a tree is not required. I have not seen a single developer who has taken nature like trees, rocks and water bodies as a USP and sold the properties. There is so much land in Hyderabad. The normal thought is, how to fill water body, how to chop the three. But with more consciousness and awareness, the realtors might look at future differently. HMDA has 2000 plus water bodies and millions of rocks. The real industry can plant trees around that lake and sell their properties. They should use the

natural beauty as USP. If not in multi-storey buildings, at least in gated communities. I am hoping things will improve soon.

Being part of the UN at one point

of time and given my international exposure, nowhere have I come across a state or a state government involving in a program like ‘Haritha Haram’. The CM of state driving the whole project is remarkable. A lot more needs to be done but for this, people have to be forthcoming and get involved. Haritha Haram is not just for our existence but it is also for the survival of our future generations.

[As told by Mr. Papa Rao, IAS (Retd), Advisor to Government of Telangana (Policy and Institutional Development)]

“A nation that destroys its soils destroys itself. Forests are the lungs of our land, purifying the air and giving fresh strength to our people.” These words from the famous US President Franklin D. Roosevelt must have inspired the Americans and the result of that can be seen in the way that nation has green cover.

In India however, the situation has not been that great when it comes to green cover. Today, India has an average of 28 trees per person which is extremely scary and well below the national average. The main reason behind this is the indiscriminate felling of trees for

various reasons but thanks to technology we have reached a stage where a tree need not be chopped but carried to another place.

This is possible through Tree Translocation. To put it in simple terms, it is the process of shifting an entire tree to another site with its roots intact. All the trees are not suitable for Translocation like Neem, Mango etc. The city of Hyderabad has been witnessing a rapid growth in the last decade and half which led to the reduction of tree cover. While the scope for growth still exists, it is imperative that tree

translocation needs to be done in a much aggressive manner. It takes a collective effort of the government authorities, the technical experts and the like-minded organizations to come together. There are many benefits of tree translocation.

For starters, it not only saves the greenery of the city but also creates awareness among the people on how to save trees and not cut them. An important aspect to be remembered while doing this translocation is the roots must not be damaged and they should be covered with sufficient soil. Also, the leaves and branched

need to be pruned properly so that further damage doesn’t take place. Once the tree is planted at its new location, it takes about twenty days for recovering its growth. There is a need for many voluntary organizations to come forward and be a part of this initiative.

TREDA first introduced Tree Translocation to Hyderabad in the year 2008. TREDA as part of its CSR activity take up the responsibility of translocating about 30 trees from the ESI hospital, Erragadda when all of them are removed for construction of new buildings. Tree translocation process is considered to be expensive and sometimes it may go upto Rs 15,000 per tree. Major cost in this is Transportation of the Tree to be Translocated. It takes just eight to ten minutes to chop down a tree but it takes nothing less than eight to nine years for it to grow its full size. Once the Translocated tree is established in the new location, we will start enjoying fresh air and reduction in carbon levels immediately. Some of these Trees from ESI hospital were planted in “Green Grace” project developed by S&S Green Projects Pvt. Ltd at Nanakramguda near Oakridge International School.

This was also part of the forefront of the greening of Hyderabad in Metro Corridor route and TREDA again actively participated in this initiative. Since then, members of TREDA have been actively participating in the tree translocation initiative as they strongly believe that while growth and development is important for Hyderabad, it cannot be done at the cost of sacrificing the greenery.

It takes ambition to become successful in career but it is only determination that drives you to attain that success. The city of Hyderabad has seen many successful individuals like that but some have created a mark which will be remembered for many years to come. One such person is Mr Hari Babu, Chairman & Managing Director, Lahari Infrastructure Limited. He

owns the famous Lahari Resorts and recently we had the opportunity to have an exclusive tete-a-tete with him. Here’s Mr Hari Babu in his own words.

Tell us about your career pathFrom the start, we believed in having a diversified approach to our work. It all began for us in the year 1976 and we took off with Sericulture. In the year 1978, we stepped into the real estate business and by the year 1981, we also got into fabrication and other engineering related businesses. In

1989, we had our presence in the Steel Plant and our company was called Powmex Steels Limited. As part of our expansion, we also got into the entertainment industry and in the year 1992, we started a film banner by name Swapnalahari Films. We made few films under that and also won 6 prestigious Nandi Awards. The Film “Hindustan The Mother”

was selected for International Film Festival. All these films were Directed and Produced by Mr. Hari Babu. We have also diversified into infrastructure development and Lahari Infrastructure is the result of that.

Some insight on your real estate verticalWe got into the real estate market way back in the year 1978 and considering the situation during that time in Hyderabad, we can say we were the biggest players

during that era. We took off with three large ventures in the industrial areas of, Bollaram, Kazipally and Gaddapotharam Industrial Estate. In the year 1982, we started our company with the name ‘Lahari’ and we came up with the venture ‘Lahari Estates’. This is a 360 acres venture adjacent to Kukatpally. There are three formats of ventures and each one is different

from one another. In the year 2006, we came up with a venture called ‘Jade Residenza’ at Bhanoor. This is a 138 house gated community primarily for the middle income group. We are now busy with two more large scale projects happening simultaneously.

How did Lahari Resorts form?Since I come from the family of agriculturists, importance and affinity towards Nature has been a priority. With that in mind, in the year 2004, Lahari Resorts came into

being and in the year 2006 it took its full shape. The name ‘Lahari’ is actually a combination of the first few letters of Lakshmi (my wife’s name) and Hari Babu (myself). The whole extent of this venture is 1500 acres out of which, 30 acres has been utilized to develop the resort. Today, we have a 60 room accommodation facility in the 3 star hotel. Along with that, there are water bodies, flowerbeds, aesthetic landscaping and water fountains. The idea is to give our guests a total experience of real Nature and along with that, few avenues for them to unwind. We have received awards twice from the department of tourism as the ‘Best 3 Star Classified Hotel’. The rest of the land we have focused on coming up with real estate ventures but ensuring the balance between construction and nature is restored. Though it is a gated community concept, we decided that we shall manage the whole venture with our own team and taking support from the locals. Overall, I am satisfied with the way I wanted Lahari Resorts to stand apart.

We heard your role in ‘Harita Haram’ program was quite extensive, how was the experience?Yes, Lahari group has always given utmost priority to nature and green cover so we were quite happy with the ‘Harita Haram’ initiative of the Telangana government. As part of that, we planted around 1.25 lakh saplings right on the first day across

our old and new layouts. Since it is a community initiative, we gathered around 2000 school students from 5 different schools and made them part of this campaign. It is important to do that because they are the future generation and they need to discover the need for nature and preservation of trees. Out of the total plantations, about 76000 were supplied by the local government authorities while 50000 were purchased. The overall campaign was a major success and care is being taken to ensure that the maximum number of plantations is fed with water and have tree guards. This has been a wonderful experience.

The real estate situation in Hyderabad pre and post bifurcation?Things have been rather interesting in terms of real estate scenario in Hyderabad in the last few years. I would say that the period 2005-2007 was the golden period because there was a major boom and land prices reached their peak. But from 2008 onwards, the downslide began and it has continued till 2015. Of course, many factors attributed to this deadlock situation but 2016 again has shown a positive upward growth. I am expecting this phase to last for some more time because we have a stable government, their policies are proactive and it has encouraged investors and companies from outside to focus on the city. The areas towards Shankarpally are going to see a nice spike.

Do you see another real estate boom in the near future?

Not at all, the thing is, a boom in the real estate market happens only once in thirty years and we have already seen that phase about ten years ago. So, it would take at least another 15 to 20 years to see a massive boom. But having said that, it doesn’t mean the market is not encouraging. Hyderabad is seeing a lot of growth in the recent years and there is still ample scope for it. hence, there will be an organic growth happening wherein the plot values will be appreciating at 18% per annum, villas would be at 10%-12% growth with rental yield, apartments would be at 8% growth along with rental yield.

How did you envisage doing large scale projects?Given the fact that we have been in the real estate segment for many decades, we knew how to anticipate the requirement of the future. For instance, we came up with the project “Lahari Avantika” and it receives many appreciations from our clients. I would say it is the most beautiful project among our works. Though we made it few years back, we laid 100 feet roads right from the start. We could foresee the population boom and knew that having a 60 feet road would not serve the purpose. Today, our estimation worked right and traffic congestion doesn’t happen in that area. So, it is important to have a basic idea of how things are going to be in the coming years and then go for the construction rather than focusing on the present trend.

Though Hyderabad is growing, it has seen an alarming decline in green cover, your thoughts on that?It is true but in a way, it is also

31

Page 32: Cover Story Haritha Haram the Green Future file6 Haritha Haram the green future Cover Story 12 This is The World’s THIRD LARGEST HUMAN EFFORT 16 ‘I am Delighted with Hyderabad

inevitable. For instance, so far we have planted nearly 5 lakh plants from a long time but today almost 3 lakh have disappeared due to various reasons such as road expansion, apartment construction, real estate plotting and other reasons. So, we need to follow

the law of nature. The way I see it, whatever tree we plant today, it gives us a service of twenty years and after that it will be removed due to various development plans and projects. Hence, we need to constantly focus on plantations and preserving the green cover so that the balance is maintained.

How about your presence in Andhra Pradesh?Presently, I am holding the position as the President of A.P. Real Estate Developers’ Association (APREDA). APREDA is having branches in North Andhra, Guntur and Vijayawada. Recently, APREDA is having affiliation with Visakhapatnam Apartments & Builders Association (VABA) at Visakhapatnam & Capital Region Builders Association (CRBA), Vijayawada. The membership strength of the APREDA including affiliated organizations is 1030. APREDA requested the Government of Andhra Pradesh to allot 500 acres of land to develop multi model smart

Volume 1 | Issue 4 | September - October 2016

city which is under consideration with the Government of A.P.

Your advice to the current generation realtors?Gone are the days when anything and everything was possible while constructing a building or an

apartment. Things are going to get very tough with passing time and the most important phase would be post June 2017. This is the time when the RERA act would be implemented completely and business is not going to be easy. Only those with good IQ, strong financial base and proper health can survive. So, the current generation realtors need to be cautious about that and prepare themselves for the future or else they will sink without a trace.

What kind of value system do you work on?There are a few principles that I live upon and that’s brought me satisfaction and success. Firstly, do not cheat your customers. It is equivalent to cheating your own family. In real estate, word of mouth and integrity is most important so if you manipulate the faith of your customers you are doomed. Secondly, you need to deliver your promises. Whatever you commit,

you need to deliver and make your best effort to do it before the stipulated deadline. Last but not the least, deliver whatever you do with quality. Without quality, nothing works in the long run.

A bit about your family

We are originally from Guntur District but settled in Hyderabad from nearly 46 years. My wife is Lakshmi and I must say that her luck has added to my luck and we have reached a fairly comfortable stage in life today. I have two children. My youngest son is Sanjay and he is now taking care of Lahari Resorts completely. My other child is a daughter. Her name is Swapna and she is currently busy with the construction of a Gated community along with a multiplex near Pragatinagar. They are also taking care of the other venture Lahari Jade Residenza near our resort.

Given your experience and your long journey, challenges would have been inevitable, how did you deal with them. Confidence and common sense defeats challenges. Always go with that and it would ensure you will overcome all problems be it work or any other aspect of life.

The world we see today is as a result of the efforts of a set of people who have the ability to lead. However, there is always that visionary who stands in the forefront of the milieu to show them the path. Such visionaries are rare and you can count them on your fingers. The feeling of meeting such a person would come to you when interacting with one and only the ‘Green Warrior’. Yes, here I am talking about Dr G B K Rao, Chairman & Managing Director of Pragati Green Meadows and Resorts Limited. This Green Warrior has been conferred upon doctorates from a Malaysian University for his work on environment and rural development and another in Ayurveda from Association of Ayurvedic Professional of North America. Dr Rao and his company have been decorated with more than 150 international, national and state awards. Horizons team had the privilege of interacting with this doyen for an exclusive.

Tell us about your journeyIt all started for us in 1980 when we were into manufacturing of milk powder equipment and juice making machinery. This was happening at Pune and we were approved by big entities like Lloyds, PDIL and others. Our company was called Mech Fab Engineering and there was no other unit which was preparing such type of export quality machinery as per international standard in India. In 1983, we became the number one company in manufacturing of solar water heating equipment. We were also the first to supply solar air conditioners by absorption system to big names like Advani Oerlikon Semi Conductor during 1983-85. We supplied systems for converting ice at -19 C (minus nineteen degrees

centigrade) into water even to defense units like RDG. In 1991, we set up a high-speed steel plant in Titlagarh in Orissa called Powermex Steels Ltd to manufacture hi-speed steel indigenously (Tool Steel) which is used in space and aviation industry. We adopted 15 villages and provided employment to the locals. Whatever we did during those times, nobody else would

have attempted with such precision.

In 1994 after stepping into Hyderabad, we started Pragati Bio-Diversity Knowledge Park spread over 2,500 acres near Chilkur Balaji Temple in RR district. I chose a location off from the hustle and bustle of city. It was a barren waste land with no water being a No-Go area. I took 100 acres first in Proddutur village and started doing plantations by resorting to water harvesting. On 17th August, 1996 Pragati Resorts part of the Pragati Bio-Diversity Knowledge Park was inaugurated officially.

Tell us about Pragati‘Pra’ in Sanskrit means heaven and ‘Gathi’ is path or in other words Pragati implies the road to heaven, this is how the project came to be known as Pragati. The Logo is inspired from the essence of ‘Panchabhootha’ and respecting Mother Nature. Pragati has been guided by my belief in ‘Vriksha Rakshati Rakshitaha’, ‘Gow Samrakshana’ and ‘Prakruti Mataku

Neerajanam’. The plants were chosen after taking reference from Atharva Veda based on the direction of the Sun, wind and water according to Solar system. The 27 lakh plants comprising of 780 varieties of Indian Native herbal heritage medicinal, fruit bearing, wood yielding and ornamental plants here have enabled to maintain the temperature 5 to 6 degrees centigrade below city levels. Some of the plants with their refreshing aroma have made the area free from mosquitoes, bad bacteria and viruses. This is no hype or speculation. You can experience

it yourself when you visit the place. These plants have the capacity to absorb toxic emissions and make the surroundings pollution free.

65 varieties of birds have found a secured habitat here, some of which can only survive in zero pollution environment as certified by WWF in their Biodiversity Inventory Survey conducted at Pragati. The place is cohabited by 15 to 20 rare animal species too. This has been possible by resorting to ancient natural farming methodologies and water conservation. We also have a Gowshala (cow shed) which has won many awards. The Gowshala is the hub for collection and conservation of rare breed of cattle and livestock. Pragati is thus one of the places in

India with a unique flora and fauna.

Until you have visited Pragati it may appear merely like a resort where you can go and unwind yourself but it is not so. The very essence of Pragati Resorts Biodiversity Knowledge Park is about dissipation of information on Ayurveda, Naturopathy, Unani, importance of various medicinal, herbal and aromatic plants to the public. We have scaled up the Green mission by adopting and promoting innovative ways of plantation and proposing new forms such as rooftop gardens, vertical gardens, hanging

gardens and square foot gardens. Our ongoing urban forestry programme also is in line with the modern day threats, posed by industrialization and resurgence of concrete jungles.

Pragati believes in bio conservation and conservation of Indian Heritage. We have several sacred herbal heritage plants and even the plantations are done as per Vedic rituals and heritage. Each of the Vanams like Navagraha Vanam, Nakshatra Vanam, Rasi Vanam, Panchabhoota Vanam have a Vedic ethos. We have a rich genome bank and a nursery which houses mother plants from India and different countries across the globe. A dedicated team of scientists,

taxonomists, horticulturists and experts are constantly engaged in research and development. Recently Pragati has entered into an MOU with Environment Protection Training and Research Institute (EPTRI) to work jointly on Tissue Culture of Mother Plants.

Your thoughts on ‘Haritha Haram’In 1953, the greenery in Hyderabad was 37.5% but today it is only 5%. Even on a national level, the average number of trees per person is just 28 whereas countries like Canada have more than 8700 trees per person.

In Pragati, the average number of trees per person is 5000. The state government’s ‘Haritha Haram’ is indeed a wonderful initiative coming from the government of Telangana and I am really happy about it. We undertook 1, 17,000 plantation comprising of 180 varieties at Pragati on 11th July, 2016 in support of state government’s plantation drive to plant 25 lakh saplings on one single day with the massive participation of the public from various walks of life and sections of the community.

The government got inspired by Pragati’s efforts towards nature and green cover. Our honorable Chief Minister K Chandrasekhar Rao gave a clarion call to the people of Telanagana in all his public rallies

especially after the launch of his Gramjyoti programme last year to study the Pragati model and replicate it in their respective areas. Since then many teams comprising government civic body, district rural development and gram panchayat officials from Nagole in Hyderabad, Chinnamulkanoor and Yearawalli in Medak, Gangadevipalli of Warangal to name a few visited Pragati for first hand information.

In April this year there was a three day orientation workshop for all the newly elected TRS corporators

from Telangana at our resort. It was presided over by the honorable Chief Minister K Chandrasekhar Rao. Sharing his thoughts, he said “Why don’t we repeat Pragati in Hyderabad”. From our end, we have been giving our inputs periodically to the state government. A Chief Minister so encouraging and being receptive is something great. The movement has begun and the momentum has to pick up. A continuous effort is required and we must look at it positively.

Real estate as an industry for growth and developmentYes, there is no doubt that real estate is important especially in a city like Hyderabad where there is rapid growth and requirement of dwelling units. However, we need to strike a balance between real estate and nature. Every problem has a solution. On one side, the government should come up with regulations to maintain this balance and even people should be made responsible to respect them. As such, we have a lot of land and we can expand further. Secondly, I strongly believe growth has to come in villages. Since people there can no longer depend on their villages, they are coming to city.

How can green cover be increased in Hyderabad Technology has given us many new methods of preserving the green cover and water conservation. Firstly, gardens have to come up within every home. Living in the midst of nature is the key to survival. Government should also drive towards community living. To put it frankly, Hyderabad is on the edge of the cliff in terms of its greenery but the good thing is, awareness has grown towards importance of nature, environment and health so change will happen gradually. In the year 1994 when I was

buying land for Pragati, I paid extra to land owners with grown up trees. The usual practice is that Neem, Moduga and other trees which grow naturally as a result of bird dropping; villagers cut them every three years for using it as cooking f u e l . B u t i n

o u r c a s e

encouraged by the incentive offered

to the people a green forest with 25 year old trees has emerged in the surroundings of Pragati Knowledge Park falling under the three mandals of Shankarpally, Chevella and Moinabad.

Your advice to the readersUrgent and important words are gone. Mother earth is sitting on the brink of a disaster. The likes of Hud Hud and Tsunami that devastated the Indian coastline causing havoc in the recent past, the depleting Ozone layer and the ever widening Ozone puncture are some of the manifestations of the environmental imbalances created across the globe. They are the alarm bells for us to rise up to go on a race to increase the green cover. We cannot be merely engrossed in accumulation of money, engaged

in our businesses or jobs. Constant focus on conservation of nature and environment is of paramount importance.

A bit on your personal front

I was born in Repalle Mandal, Guntur district and

I hail from an agrarian family. Interestingly, my surname

‘Gaddipati’ refers to Green Meadows so you can relate to the name of our enterprise. My father’s name is Sri Raghavaiah

who was an agriculturist and mother i s Smt Sarojinamma. She

was a rather practical lady. We are three brothers and two sisters. It was my

father’s vision that our hand should always give and not

take that drove me so far. I am the first engineer

from my village and my sister is the first graduate.

My wife is Smt Venkata Kumari and she is the finance director of

Pragati. My son is Ajay Chandra and he is also totally involved in handling the affairs of our family business. As for me, I believe that hard work, upholding the principles of ‘Satyamev Jayeta’, ‘Dharma Rakshati Rakshitaha’ ‘Vande Mataram’. I have implemented that all through my life. My hobbies are yoga, meditation, reading and in search of God’s true knowledge. India that way is very good at testing your innate strengths and we must always be prepared to face challenges.

The Haritha Haram initiative by the government of Telangana is creating a new wave of enthusiasm and commitment towards a noble cause. Bringing a green cover to the entire state is the need of the hour. Many experts are also contributing in their own way and we had the opportunity to get few exclusive thoughts from Mr Anil Kumar Epur, Chairman CII/GBC Landscape. This is what he had to say for some of our queries.

Haritha Haram - Its Objective And Journey So Far

Haritha Haram is an excellent initiative of the Government of Telangana in greening the State and thus facilitate in building a greener and healthier State as well as counter the ill effects of climate change. Telangana Ku Haritha Haram envisages to increase

the present 24% tree cover in the State to 33% of the total geographical area of the State. The journey thus far has been inspiring. CII with its members and partners had the honour of partnering with the Government and over 10 million trees were planted in the mega plantation drive. We are sure the Haritha Haram initiative will go a long way in increasing the green cover of the State.

The Parameters To Make This Successful

Haritha Haram should adopt a multi-pronged strategy in ensuring the success of this green initiative. Some of the parameters, especially in the first 3 to 5 years, include the following:• Selection of native trees

which are drought resistant, are environmentally friendly and provide a habitat for birds, bees, butterflies and wild animals.

• Regular monitoring of plantation ar-eas and understanding special needs of the plants and environmental fac-tors affecting these plantations.

• De-weeding

• Soil and Water Conservation initia-tives.

• Proper measures for protection- like tree guards, fencing, etc.

• Involvement of local community, es-pecially children

• Training and capacity buildings of on-ground staff for due care and maintenance

To Ensure Implementation

Adopting a holistic and scientific approach will ensure the successful implementation of the initiative. Some of the suggested measures include the following:

• Proper inventory of species planted and the areas thus covered

• Geotagging of plantation areas

• Record of required maintenance in-terventions

• Collection of feedback

• Periodic visit by officials along with implementation partners.

What Are The Possible Challenges & How Can They Be Overcome

Some of the possible challenges include the following:

• Wrong species of plants

• Water shortage - semi arid zone, wa-ter conservation

• Withering of plants - Water stress, diseases, grazing etc.

• Unfertile soil; soil erosion; soil con-servation

• Improper spacing between plants

• Weeds

• Grazing

However, the above challenges can be addressed by better understanding of species, sun, soil and water requirements, growth pattern, and impact of other climatic conditions on the plants. Proper selection of native plants that are drought resistant and not edible to domestic animals is the single most important step to be taken. We do not want “Green Deserts” but greenery that is useful to all the creatures in Nature.

How Do You See The Future Of This Campaign

Haritha Haram is indeed a step in the right direction in building a greener and healthier State. With the support of all the stakeholders, this green initiative will go a long way in creating healthier, recreational and inspirational green spaces in urban, rural and forest habitats. Social forestry, with properly selected species, will also receive increased attention. We are sure, this initiative will encourage other States to take up similar green initiatives.

Haritha Haram & It’s Importance In Hyderabad

With rapid urbanization and fast depleting green cover, Haritha Haram would be an excellent initiative in increasing green cover of Hyderabad. These green spaces will provide a better quality of life and ameliorate some of the ill effects of Climate Change. Haritha Haram will also facilitate in generating awareness on various plant species and biodiversity and their importance. This initiative will also enable in enhancing the biodiversity in urban areas and thus provide suitable habitats for all living creatures. Haritha Haram should also facilitate in introduction of new techniques and approaches like vertical landscaping, rooftop gardening, urban horticulture. The future is indeed bright and greener. The emerging digital media offerings have changed the way we process things and get tasks completed. While many areas of our lives have been impacted and bettered with the use of digital platforms, the home buying experience, in particular, has undergone a major metamorphosis. Unlike earlier, when the initial step used to involve site visits and meeting brokers in the field, today’s homebuyer accesses various property listings online as a shortlisting tool. Homebuyers have thus have transitioned from offline field research to online property search and that’s where 99acres.com offers a befitting option, serving as a one-stop shop for buying, selling and renting properties.

India’s premier real estate portal - 99acres.com - offers over 8 million listings from across the country, spanning over 25 cities.

Innovation with product offerings, robust customer service and a host of options available for buyers, sellers and brokers are the key differentiators keeping the portal ahead of its competition.

We constantly renew the services offered to our clients. The latest among the top ones are 3D floor plans, map search, ‘deals and offers’. For striking B2C and C2C transactions, property listings, builders’ and brokers’ branding and visibility through microsites, home page links and banners are some of the notable features on the site.

The recent feather on our cap is the brand new Property Posting Form (PPF) for both residential and commercial properties.

Speaking about the company, Narasimha Jayakumar, Chief Business Officer, 99acres.com, avers, “99acres has set benchmarks in innovation, whether it is 3D floor plans, map search or ehome and mobile upgradations. We continuously improve our services by expanding our listings database and dealer network.”

Features such as Advice Menu, Insite Report, interactive Buyer Guide, Price list and Map search set us apart from competition and can prove to be catalysts for more innovative products in the future. “Price list” is another added feature wherein you can know the estimated cost of a house in a locality of your choice. Map search is an extension to the advance search tool, which allows the customers to filter out relevant listings from a vast pool available on the site. It allows you to get the exact location of a project/property on Google Maps.

99acres has carved its niche in the research space with Insite, a quarterly report on the top seven metros across the country. Our constant innovation in the design and content space has helped us

achieve phenomenal progress in the open rates of Insite emailers sent out to our broker and individual database.

The report captures capital and rental market as well as demand-supply dynamics. According to the report, Hyderabad market displayed signs of recovering in Jul-Sep quarter, giving stiff competition to Bangalore and Pune markets.

Numbers reveal that during Jul-Sep 2016, average weighted values rose by four percent in Hyderabad residential market, after muted growth in the previous quarter. Private equity funding, commercial expansion and a strong retail market have been the propellers for growth.

On the supply front, real estate transactions started improving in Hyderabad, particularly in the western quadrant. Majority of these transactions are taking place for ready-to-move-properties in the mid-income housing segment. As for demand, nearly one-third of the apartments in Hyderabad were available within the budget of Rs 40-60 lakh in Jul-Sep 2016.

In terms of configuration popularity, 2BHK units were the favourite with over 50 per cent demand. However, supply in this unit type remained meek. Barring those located near the IT hubs, majority of the 2BHK units in Hyderabad are available in the mid-income housing category.

When we started Dhruvansh in Nov 2014, it has only one objective- My Earth My Responsibility. We observed that materialistic environment has totally replaced all values related to physical environment. Somehow we are disconnected from nature and our kids totally avoid it.We realize that this is high time to initiate an awareness program which will not provide awareness but effective awareness. It must touch to the hearts and compel them to care for environment. With this view, we planned that a lot of awareness programs which are needed among students be it schools or colleges. They need to be connected with nature.Students must understand the definition of saving a living being and saving the earth. After civilization, now there is need of humanization that helps us to feel that every sapling, every human, every living organism on this planet needs care. When all these survive, humans will survive.Human tendency implies that someone else will save it. If we keep on destroying the surroundings due to ongoing human activities or due to increase

of population, development and growth, ultimately we are going towards our end. Constant environmental destruction leads to complete death of the planet and civilization. This is the main soul

of Dhruvansh (www.dhruvansh.org).We started this organization with just one motto- My Earth My Responsibility.

We are doing lot of awareness programs in this context. We have done Global Warming awareness programs in many schools and till now we have covered 40 schools. We do presentations and competitions. We are doing Awareness events of

World Earth Day (Bhoomi) every year, World conservation Day (Prakrati) Coming to HarithaHaram, when we started it last year it was tough because my experience was challenging. A lot of plantation happened but nobody took care of them in areas like Manikonda, Puppalaguda and surrounding regions. In fact, referring Manikonda region of Hyderabad, there is high deficiency of water and you know water tankers are very costly. The plantations are going to be easy but survival rate will be tough. For this year 2016, Ms Farida Tampal referred my organization to HYSEA group and Green Hyderabad to do Plantation in Manikonda Area. After a long discussion, it was decided that Greenery of lakes will be an ideal option. Therefore, we decided to do plantations and cleaning of Neknampur lake. In due course, Mr Vijaya Sai, Secretary, TREDA and Managing Director of S&S Green Projects Pvt. Ltd came forward and joined us to support the initiative. They helped us for cleaning the bunds for plantation, fencing for the plants and all other required support and

man power. As a result, from 100 we were able to do 3000 plantations around the lake with the help of about 100 residents of Green Grace and 11 schools students who did plantation with us on 11 July at Neknampur lake. We are very happy that we are taking care of them. My aim is to give 100% sustainability rate and we were able to do this with the support of the above mentioned members.

The future of this lake’s greenery preservationis going to be crucial becauseof various factors. For instance, August will be good due to rains but September will be a challenge due to rains shortage .Secondly we have Ganesh Visarjan coming up .For Plant protection and lake awareness, dhruvansh has initiated lots of programs in last one month like Saplings day out-students met with saplings and planted support sticks plus self-watering system for saplings, Lake cleaning event-did shore ceaning,Chuttalabai promotion

by Film Industry and plantation by movie Actors ,Create the Creator -A clay Ganesh event with NGC and pollution control board Telangana. With all our endeavours ,Neknampur lake has been selected the First lake in Telangana for Bio remediation which will clean the lake water nearly 80%.At present ,my family has comprised of 3000 saplings so our responsibilities have also increased. A small support, a little care, few mintues in a day can lead to big revolution in our life. Harithaharam can be deemed successful if together we can and we will ensure the sustainability of saplings as this is our Earth and our responsibility.

Mr Satyanarayana who is assigned as the OSD to Buddha Poornima Project has been working extensively towards the ‘Haritha Haaram’ program and as part of his assignment, he is also focusing on the revamping and greenery of the lakes. He was part of the Neknampur lake cleaning initiative organized by S&S Green Projects, TREDA and Dhruvansh (NGO) and other entities. Here is what he had to say in his own words regarding Haritha Haram and greening of lakes .

‘Haritha Haram’ began in the year 2014-15 and it is the brainchild of our honorable CM K Chandrasekhar Rao. His thought has resulted in 230 crores plantation which would happen across the coming 5 years. As part of that, last year, I was DFO at Nalgonda district and I have grown around 4 crore plants in two years. Since this is happening in large scale, it is important that everyone should play a role and contribute. When I say all, it means people from different walks of life and ages, people’s representatives, school kids and others. Currently I am the OSD (Officer on Special Duty) for BPPM. In my current assignment, lakes are also important and along with that different types of plantations are happening in places like Outer Ring Road, National highway. Even block plantations are happening. This year we have focused on lake greening. In HMDA jurisdiction, we have about 2800 lakes. If individuals or NGOs can come forward and adopt them, it would be great. Greening doesn’t become successful with one attempt, it has to be a continuous process. Every year focus should be there and hence, our commissioner gave a press note recently about lake adoption. In response, about

15 NGOs came forward with their action plans and they have adopted few lakes. Since the first priority is greenery so as part of that HMDA is supplying free plants such as Eetha, Silver Oak and others. For open lands, we are supplying suitable plants free of cost. Similarly, pitting cost is also borne by HMDA for creating the pits. As for the clearing of unwanted shrubs and trash also, HMDA will support to an extent. Going forward, if NGOs can do more adoption of lakes and cleaning process and greening, HMDA will recognize their efforts. Even our commissioner sir is coming up with a special scheme on this. In lieu of that, the Neknampur lake was taken up by Dhruvansh NGO with the support of S&S Green Projects, TREDA and it is developing very well. We have witnessed the change and immediately we got into action. Planting is already happening and more needs to be done so we are supplying the plants. As part of cleaning, a government organization NECCAP in collaboration with one Bangalore based company has come forward. Their concept is bio remediation.

They claim that if this process is implemented, all stench and other dirt would be removed from the lakes. They add that cleaning will happen keeping freshwater lake parameters in mind. Our Commissioner sir has chosen Neknampur lake as pilot project for implementation and we have already given a work order. The company has volunteered to do it free of cost and based on the success of this project, we will implement it in other lakes as well. All this is happening on behalf of HMDA.

Speaking about the lakes under HMDA the territory covers Nalgonda, Ranga Reddy, Hyderabad and surrounding regions. Government has started Mission Kakatiya for revamping of rivers and it has already started across the state in phased manner. There is a separate department of lakes who are looking into it. Even few HMDA lakes faced some encroachments so resurvey is happening. Almost 190 lakes have been identified and borders have been fixed. This process will continue further and once boundaries are fixed, the cleaning and greenery programs would continue for them as well.

“GREENERY IS THE FIRST PRIORITY”

A Realtor is a patented terminology exclusively used to refer to a real estate consultant who is a member of the National Association of Realtors, U.S.A. with over 1.1 million members across the globe. NAR-India which is present in about 31 cities in India is the Indian chapter of NAR. HRA (Hyderabad Realtors Association), formerly known as APRA is the Hyderabad chapter of NAR-India.

The objectives of NAR-India are to streamline and promote the profession of real estate brokerage in India so that we achieve transparency, accountability, fair and ethical practices for overall good governance in the industry.

The association has been set up for the public good, providing quality service, ensuring consumer satisfaction, creating credibility in the industry and facilitating profits for all the stakeholders.

HRA’s focus is to bring all the real estate consultants on a common platform, to educate the Realtors on best practices in the field of real estate consulting and evolve standard business practices for the benefit of the Industry.

Our Member Realtors, due to constant exposure to best business practices and training on soft skills, are ideally suited to represent a developer in the market. A realtor is conscious of a brand and the importance of the brand image and will do justice to its positioning compared to any other unorganised broker.

A realtor is a zero cost, feet on street model for developers in expanding the pool of leads and is paid only on success. The hidden benefits of increased walk-ins and the positive word of mouth have not been quantified but must be evident to all the developers.

A prospect walking in with our member realtors are qualified leads and belong to the target segment that the developer is focussed on. This qualification and nurturing of a lead is done by our members using their own resources. A prospect is also well informed about the market and his expectations are already in line with the current market conditions, because of his interactions with our Member Realtor. Thereby reducing the effort that the developer or his team have to invest on the prospect.

Developers can involve and take the opinion of the Realtors at the conceptual stage of the project as Realtors are in constant touch with the end user day in day out and are very well aware of the market trends. It enables developers to produce the right products and also help them sell at ease.

A customer will also greatly benefit as our Member Realtors, hand hold them through the entire sales cycle and often up to possession of the property, without a break in communication. HRA ensures that its members are informed about latest market trends, the due diligences required and best practices. This ensures the customer benefits from our combined experience as an association.

Hyderabad Realtors Association strongly believe that “a home is not just built with bricks and beams but also of hopes and dreams of an end user”. HRA always strives to endeavour not only to include more Real Estate Agents / brokers into its fold but through its continuous education and focus on ethical standards, it helps them define, evolve and practice, standard business practices. When brokers turn to realtors it benefits all stake holders and leads to a positive change in the Real Estate Industry.
