This course provides two semester hours of college credit or 32 hours of classroom credit. It is a core real estate course and is required by The Texas Real Estate Commission.

COURSE DESCRIPTION An overview of licensing as a real estate broker and salesperson, ethics of practice, titles to and conveyancing of real estate, legal descriptions, law of agency, deeds, encumbrances and liens, distinctions between personal and real property, contracts, appraisal, finance and regulations, closing procedures, and real estate mathematics. Also includes federal, state, and local laws relating to housing discrimination, housing credit discrimination, and community reinvestment. The Texas Real Estate Commission requires this course for new salesperson applicants.
LEARNING OUTCOMES Demonstrate a comprehensive working knowledge of the principles of real estate and how they apply to the real estate industry.
COURSE OBJECTIVES The student shall exhibit knowledge of the field of real estate by answering multiple-choice questions covering reading material from the text.

The textbook that we will be using has 24 chapters. However, you only need to read the first 11 chapters. The remaining chapters are for Principles of Real Estate II. The textbook is for two courses.

The grades will be posted on the web site by the fifth day after the last class day. If quizzes or tests are not received by the instructor, an “I” (incomplete) will be given for the grade.
NOTICE Students who repeat a course for a third or more time may soon face significant tuition/fee increases at HCC and other Texas public colleges and universities. STUDENT EVALUATION
EGLS3 will be available for student evaluation of instruction online beginning November 28. This is HCC’s version of the SETE (The Student Evaluation of Teaching Effectiveness) developed by the University of North
Texas and implemented by Smarter Solutions. The new EGLS3 will facilitate student evaluations of their instructors, allowing college-wide comparison in key areas and provide a measure of teaching effectiveness as perceived by students. For students, it is their opportunity to be heard. For faculty, it is an opportunity to be
recognized by their students for a job well done and to learn of areas in which they can improve. The EGLS3
scores for a particular instructor can be used for self-evaluation and improvement and for measuring improvement over time. Administrators can also evaluate the scale scores to make assessments for continual
improvement of the institution. Finally, the EGLS3 satisfies the requirements by the state to conduct end-of-course student evaluations of faculty and to make those evaluations available on the institution’s website. The
online implementation of the survey will provide flexibility, transparency and accountability. To learn more about

HCC Course Withdrawal Policy
WITHDRAWAL Per the HCC Student Handbook, if necessary, it is the student’s responsibility to officially withdraw from a
course.
MAKEUP WORK In accordance with Texas Real Estate Commission guidelines and departmental policy, no makeup work will be accepted ninety days or more from the ending date of the course. The State of Texas imposes penalties on students who drop courses excessively. Students are limited to no more than SIX total course withdrawals throughout their educational career at a Texas public college or university.

To help you avoid having to drop/withdraw from any class, contact your DE professor regarding your academic performance. You may also want to contact your DE counselor to learn about helpful HCC resources (e.g. online tutoring, child care, financial aid, job placement, etc.).
In order to withdraw from your DE class, you MUST first contact your DE professor, PRIOR to the
withdrawal deadline to receive a “W” on your transcript. After the withdrawal deadline has passed, you will receive the grade that you would have earned. Zeros averaged in for required coursework not submitted will lower your semester average significantly, most likely resulting in a failing grade of an “F”. It is the responsibility of the student to withdraw from the class; however, your professor reserves the right to withdraw you without your request due to excessive absences. If you do not feel comfortable contacting your professor to withdraw,
you may contact a DE counselor. However, please do not contact both a DE counselor and your DE professor to request a withdrawal; either one is sufficient.
STUDENT SERVICES
DISTANCE EDUCATION ADVISING AND COUNSELING SERVICES Much DE student information can be found on the DE Student Services website: de.hccs.edu. Advising or counseling can be accomplished through our online request form Ask DECounseling. Counselors and Student Services Associates (SSA) can assist students with admissions, registration, entrance testing requirements, degree planning, transfer issues, and career counseling. In-person, confidential sessions, can also be scheduled to provide brief counseling and community referrals to address personal concerns impacting academic success.
DE STUDENT SERVICES The Distance Education Student Handbook contains policies and procedures unique to the DE student. It is the student's responsibility to be familiar with the handbook's contents and part of the mandatory orientation. The handbook contains valuable information, answers, and resources, such as DE contacts, policies and procedures (how to drop, attendance requirements, etc.), student services (ADA, financial aid, degree planning, etc.), course information, testing procedures, technical support, and academic calendars. EARLY ALERT HCC has instituted an Early Alert process by which your professor will “alert” you through Distance Education (DE) counselors of concerns that you might fail a class because of excessive absences and/or poor academic performance.
INTERNATIONAL STUDENTS International Students are restricted to ONLY ONE online/distance education class per semester. Please contact the International Student Office at 713-718-8520 if you have additional questions about your visa status.
STUDENTS WITH DISABILITIES Any student with a documented disability (e.g. physical, learning, psychiatric, vision, hearing, etc) who needs to arrange reasonable accommodations must contact the HCC Disability Support Service Office (DSSO) of their respective college at the beginning of each semester. Faculty is authorized to provide only the accommodations requested by the Disability Support Services Office. NOTICE FOR STUDENTS OUTSIDE OF HCC SERVICE AREA Students who live or work outside the HCC service area and cannot take paper exams at one of our HCC testing locations MUST make arrangements for a proctor. Please see the DE Student Services Additional Resources webpage for more information.
VIRTUAL CLASSROOM CONDUCT As with on-campus classes, all students in HCC Distance Education courses are required to follow all HCC Policies & Procedures, the Student Code of Conduct, the Student Handbook, and relevant sections of the Texas Education Code when interacting and communicating in a virtual classroom with faculty and fellow students. Students who violate these policies and guidelines will be subject to disciplinary action that could include denial of access to course-related email, discussion groups, and chat rooms or being removed from the class.
SEXUAL HARRASSMENT It is a violation of HCCS policy for an employee, agent, or student of the College to engage in sexual harassment as defined in the Equal employment Opportunity Commission (EEOC) Guidelines. Any student who has a complaint concerning this policy has the opportunity to seek resolution of such a complaint in accordance with procedures set forth in the Student Handbook. Report any complaints immediately to College Administration or call the Institutional equity & Compliance Office 713-718-8271.
POLICY ON ACADEMIC DISHONESTY The following is an excerpt from the Student Conduct section of the College System catalog: “Scholastic dishonesty includes, but is not limited to, cheating on a test, plagiarism, and collusion.” Students guilty of academic dishonesty can be given a grade of “F” or “0” for the particular test or assignment involved.
STUDENT CONDUCT Adult behavior is expected. Disruptive behavior/activities, which interfere with the teaching and learning, will not be tolerated, and may result in an administrative withdrawal without refund.
