Advice to people buying propertyThere are very few purchasers who buy the home of their dreams and do not want to change anything.

All too often when you view a property you see it as it is, not as what it could be. The best way to view a property is to use the viewing record page in this guide. List all the positive and negative points of the property and your feelings about it. Then in your own time sit down and work out how much it will cost you to alter the property to your own tastes and requirements. The businesses featured in this guide are there to help you do this.

At the end of the day the choice is yours, however in my many years I have seen so many property transformations which have taken a sad and dilapidated property and turned it into a home anyone would be proud of. Think on, see the future, not the present.

Advice to people selling propertySelling your property quickly and gaining the best possible price has got to be a priority for any prospective vendor and there are a few simple steps which you can take to improve your chances greatly.

First impressions are very important, your prospective purchaser will form an opinion within thirty seconds of drawing up outside your property. So make sure your garden is kept tidy, a well kept garden usually looks

larger and needing less maintenance than an untidy one. A fresh coat of paint can work wonders to improve the appearance of your front door and window sills.

Make sure the interior of your home is free of clutter. The smell of fl owers can make a room feel more welcoming as can a warm home in Winter and open windows in the Summer.

If you are showing people around your home try to be as helpful as possible and answer all their questions truthfully. If you have a dog or cat, try to keep them isolated when people visit as not everyone likes animals.

Local InformationNorthwich is located at the centre of the Cheshire Plain near the confl uence of the Rivers Weaver and Dane. The suffi x ‘wich’ was used to indicate the presence of brine springs and salt which was fi rst extracted at Northwich by the Romans. Salt mining began again in the town in 1670 but by the 19th century it had become uneconomical to mine for salt. Instead hot water was pumped into the mines to dissolve the salt which was then extracted from the brine.

One of the most important tourist attractions is the Anderton Boat Lift in nearby Anderton. It links the River Weaver and the Trent and Mersey Canal. Built in 1875, the Anderton Boat Lift was the world’s fi rst and is

currently England’s only boat lift, the only other working UK boat lift is the Falkirk Wheel in Scotland. After being out of action for almost 20 years, the Lift reopened in 2002 following a £7million restoration. Another highlight of the area is Arley Hall and Gardens, located fi ve miles north of Northwich.

Winsford is to the south of Northwich and developed during the early 18th century when the river was canalised which allowed freight to be transported northwards to the port at Runcorn on the River Mersey. In 1844 a new salt mine was opened in Winsford and by 1897 it had become England’s largest producer of salt. Now the Salt Union mine at Meadow Bank is the UK’s only working rock salt mine, with salt quarried from more than 150 meters below the surface. This salt is known as ‘grit’ and is used on Britain’s roads during freezing weather. Modern Winsford has an impressive industrial estate and has become an important administrative centre, housing the headquarters of the Vale Royal Borough Council, Cheshire Fire Brigade and Cheshire Police.

If you are selling your home you will have to have a Home Information Pack (HIP) available from the fi rst day your property is put on the market.

The HIP for freehold properties must contain● Home Information Pack Index● Energy Performance Certifi cate

(EPC) or Predicted Energy Assessment (PEA)

● sustainability information (required for newly built homes)

● sale statement● evidence of title● standard searches (local authority

and drainage and water)

The HIP will also contain a Property Information Questionnaire (PIQ). The PIQ, which you will need to complete, will provide a summary of key information about your property in one place. This compulsory one-stop checklist gives buyers information they need to know before making any decision. First-time buyers, with little experience of buying a home, will fi nd this particularly helpful.

You can compile it yourself or you can hire an estate agent, solicitor or HIP provider to do it for you. Always make sure that your HIP provider is signed up to a code of practice, like the HIP Code.

HOME INFORMATION PACKS (HIPS) SURVEYOR

There are three types of survey which will vary in cost dependent upon the level of detail required. However you will be well advised to ask for the best survey you can afford. The three different types are detailed below.

The most basic survey is called a Valuation Report. The purpose of this report is simply to establish whether or not the property is worth the price which has been agreed between the seller and the vendor. It is an inspection of the property by sight and will detail obvious faults that can be seen, however, it will not look for faults or defects which may be hidden behind walls, under fl oors or above ceilings. The second type of survey is known as the RICS (Royal Institute of Chartered Surveyors) Homebuyers Survey & Valuation. This survey is far more detailed than the Valuation Report and will examine areas such as the roof space and the state of the timber.

The Buildings Survey & Valuation, formally known as the Structural Survey, is the best you can get and should always be

the fi rst choice of the buyer if possible. This survey examines every possible facet of the property and will provide the buyer with a completely detailed and totally comprehensive report on the property, including all its defects and plus points. It will tell the buyer whether or not they are buying a potential minefi eld or whether they are making a sound investment.

True, this type of survey will cost a little more, however, it could save you thousands of pounds in money and a great deal of grief in the future.
