$10+ M i 16,000 SQ FT i RAnCHO pAlOS VERDES, CAThis custom home is situated on a breathtaking 20-acre parcel overlooking the Pacific Ocean. This cutting-edge residence is unique in every way, from its cast-in-place concrete walls and steel framing to its titanium roof and subterranean parking garage.

This project includes construction of a library learning Resource Center (llRC) building as well as managing new infrastructure and underground utilities. The Miramar College campus sits on a 125-acre site and accommodates more than 12,000 students each semester.

This program consists of five high-rise/low-rise mixed-use projects offering inspiring architecture, spectacular views and exciting amenities. Each project ranges from 200 to 755 residential units with ground floor retail space.

This commercial and office development includes the construction of 351 condominium units situated in eight buildings, a total of 598,890 square feet. Each building will vary in height from two to six stories built over subterranean parking.

$250 M i VARiOuS pROjECTS i El CAjOn, CAThis $250 million capital construction program was funded by the local bond measure proposition R for ongoing repairs, renovation and new construction to the District’s two campuses over the course of 10 years.

The Great park will be a major metropolitan park to include extensive natural areas in addition to recreational and cultural uses. As design manager, Gafcon has formed a joint venture partnership with lead architect Ken Smith for the project.

professional cost consulting staff has many

years of combined experience encompassing

a broad range of knowledge and training

in both the public and private sectors. Our

estimating staff is accustomed to recognizing

and identifying “hidden costs” at the conceptual

and schematic levels and often works directly

with the design and engineering teams.

Our qualified estimators also interact daily

with other staff consultants including financial

analysts, development program managers,

construction project managers, architects,

civil engineers, schedulers, quality inspectors

and computer professionals. in addition to

our permanent staff, we maintain ongoing

professional team relationships with specialists

in all phases of real estate development,

construction technology, design and

engineering.

Our professional relationships give our services

a “real world” edge that other consulting firms

lack. Our cost management team does not

rely solely on generic listings and databases

to help formulate budgets and costs for

projects; we apply the lessons learned from

the challenges and successes of past projects

from our in-house construction management

SCheMatiC eStiMateFurther define budget and the feasibility of the project through the refinement of the plans and basis of design. This is the beginning of trust and confidence shared by owner and estimator in their journey toward a successful project.

deSign developMent/Budget appropriation it is prepared from no less than 25% of completed preliminary design drawings and draft specifications. it depends upon the information gathered in level one and two estimates. its purpose is to define probable costs within the range of available information that is set forth by the design team. The team can now begin the important value engineering process.

projeCt Control eStiMateit is prepared from no less than 75% of completed design drawings and specifications. This estimate is prepared based on very well-developed criteria, defined parameters and specifications. it depends upon the information gathered in all previous levels, and benefits from a greater amount of accuracy. The greatest application of value engineering is considered and implemented, before the completion of specifications and design drawings. its purpose is to “contain” the budget and maintain the original vision of the owner and his design team.

ConStruCtion doCuMentS ContraCt drawingS/definitiveit is prepared from no less than 90% of completed design drawings and specifications. This estimate is prepared based on very well-developed criteria, defined parameters and specifications. it depends upon the information gathered in all previous levels and benefits from a greater amount of accuracy that is possible. its purpose is to define the probable project cost and the final cost estimate analysis prior to bid.

Bid/CoSt ControlWith the project bid, negotiated and or contracted, the estimate is converted and transferred to field cost control systems, providing management the opportunity to closely monitor and control construction costs as they occur. From this, a company’s historical database of cost information is culled and nurtured.
