This is a very excitingproject with residential and commercial uses within a short walk of the boarding platform. It has frontage on one of themost traveled corridors in SW Volusia and averages 30,000 vehicle trips per day!The name of our project is called The Junction due to the fact that it is at the hub of several major transportation systemsincluding I-4, Central Florida Greenway, Sunrail System, and Major Bike trails including the Coast 2 Coast and River 2 SeaLoops (500+ miles). All these systems make The Junction easily accessible by multimodal means of transportationincluding automobile, bikes, foot, and commuter trains.The Junction will have between 500 and 600 residential units with several types of housing including traditional luxuryrentals, lofts above retail, and fee simple single-family units. There are several other neighborhoods under construction andplanned in the immediate vicinity with around 2,000 additional homes with builders including DR Horton, M/I Homes,Vintage Estates, K Hovnanian, and Dream Finders.Phase I consisted of Master infrastructure to support Integra 289 luxury rental apartments. The construction of Phase 1 isunderway with completion expected by the end of 2019. Phase 2 will consist of several retail outparcels, 150 single homesbeing built by Vintage Estate Homes, and mixed-use buildings with street retail fronting 17/92. Construction is expected tobegin this fall of 2019.The Sunrail system has recently seen a surge in ridership as new stations were added to the south and new TOD projectskeep popping up along the route. The Debary station is the 3rd busiest station in the system.Demand for the ridership is expected to rise as new stations are added and connectivity to other regional transportationsystems including Virgin Brightline trains and the Orlando International Airport are completed. Demand for newdevelopment including residential, office, and retail components within close proximity to stations is expected to surge.
