Minor Site Plan Application
Dear Planning Board Members:
On behalf of C.N. Brown Co., Site Design Associates is pleased to submit a
Minor Site Plan application and supporting documentation for review. As we have discussed with you, C.N. Brown Company is proposing to add a drive up window and the associated site improvements at the site of the existing convenience store and Dunkin Donuts take out location.
The project will involve the construction of a 5.33 ft x 12 ft bumpout for the pick
up window, construction of a service lane and bypass lane around the building, relocation of the dumpster and propane tank enclosure, and associated grading and drainage improvements. We have included 8 copies of the following information for the staff review:

The project will result in approximately 4,980 sf of new drive and structure area. Accordingly, we have also enclosed a check in the amount of $498.00 for the application fee.
The convenience store with fuel pumps was originally approved by the town in
March of 2000. Subsequent to that the car wash was added in 2004. The project is subject to a Maine DOT Traffic Movement Permit (TMP), and an application for modification of the permit to accommodate the drive through has been submitted to Maine DOT. The project meets the Maine DOT requirement for drive through queue length, which is 15 vehicles from the pick up window and 12 vehicles form the order board.
The project as designed will maintain stormwater runoff patterns similar to the
existing conditions. Given the relatively minimal increase in impervious area, we do not anticipate an impact on the existing infrastructure.
As noted on the site plan, the project will impact a portion of the existing
landscape beds behind the building. We are currently working with our landscape architect to evaluate whether the plant materials can be salvaged and relocated or whether new materials should be installed. We will be prepared to report our findings when we meet with you and the review committee.
