General Notes
1. Use Figured Dimensions in preference to scaling;2. All Dimensions & Site Levels are to be verified & checked on siteprior to construction commencing;3. All Works are to comply with all relevant Australian Standards,NCC Regulations, the Building Act 1975 & all other StatutoryProvisions as required;4. Any discrepancies within Contract, Consultancy &/or SchedulingDocumentation & on site conditions are to be referred to Bark DesignPty Ltd;5. Refer Geotechnical Engineers Report/Documentation for allearthworks, footing, slab, articulation joints to brickwork and retainingwall details;6. Moisture resistant linings to wet 'areas' in accordance to BCA;7. Lift-off hinges to W.C doors of PWD bathrooms;8. Smoke detection and alarm system in accordance with currentBCA (Qld) Edition. Smoke alarms shall comply with AS 3786 and beconnected to mains power (AS 3000);9. Termite Protection: Any chemical treatment barriers of relevantareas to be in accordance with BCA and AS3660.1 and other partsthereof shall be installed by a licensed pest control operator andauthorised by the manufacturer.10. Generally provide physical barriers, caps and Termimesh(orapproved equivalent) as applicable in accordance with BCA andAS3660.1;11. Member sizing, Bracing and Structural Details are not validwithout suitable certification from an Engineer, or as documented andcertified by project Structural Engineer;12. Fire Resistance Levels of materials and all other requirements ofI-Fire Engineer's 'Fire Engineering Report' are to be met.14. The Insulation R values and slip rating values as listed in theMaterials & Finishes Schedule are to be met.15. The glass U values, SHGC and all other requirements of CertisEnergy's 'DTS Report' are to be met.16. All light switches to be located 1050mm above FFL.17. All GPOs to be located at either 300mm or 1050mm above FFL,unless otherwise noted on the Joinery Elevations.18. All door hardware to be located at 1050mm above FFL.19. All Bathroom walls to have adequate reinforcement included tomeet the requirements of Element 6 of the Liveable Housing DesignGuidelines.20. Units 29, 30, 33, 34, 37 & 38 are to comply with the GoldStandard of the Liveable Housing Design Guidelines 2017. Referpages 36 - 41.21. This Architectural Documentation is to be read in conjunction withall other Consultant's Documentation, inlcuding (but not limitied to)the Fire Engineering Report, Building Approval, Plumbing Approval,QFES Compliance Advice Report, Section J Energy EfficiencyReport, Geotechnical Report, Stormwater Management Report,Safety in Design Report, Architectural Materials & Finishes Scheduleand Architectural Specification.22.
