Sometimes people have the skills but lack the confidence to impress at interview stage.

Last month our employment team held its first Get that job course for those of you looking to get ahead in the job market.

Having interviewed lots of potential employees over the years I know what employers look for when interviewing, so I was pleased to be able to pass on some tips when I went along to give practice interviews.

I was really impressed by the motivation and the excellent

quality of those on the course, and hope that the course helped build their confidence and gave them the strength and skills to go out to get that job.

Back in September, staff spent a day out visiting residents on benefits to warn them about the coming welfare cuts. I visited about 10 homes.

In total, my staff spoke to nearly 1,000 of you on that one day. By the end of the day I felt concerned that a lot of you were not aware of the coming benefit changes (you can read about them

on pages 4 and 5). Or, if you were, you felt there was nothing you could do about them.

You may not be able to stop the cuts but there is a lot you can do to prepare for them, to avoid a negative impact on you and your family. This could be getting a job, taking in a lodger, or learning how to make your money go further.

The cuts will hit some of you hard. If they will affect you please, please start planning now!

In the last few months we have won more prestigious awards, beating many other well-known organisations. Our customer care line has risen even higher up the ranks of the Top 50 for call centres in customer service, getting the highest score of all the housing associations rated.Greening Communities, pictured left, won a Community Impact award in the category of 'improving neighbourhoods' at the National Housing Federation’s south-east awards. And last but not least, our efforts to help into work those of you looking for a job made us overall winner of the National Housing Federation's London region awards.

KEEPING YOU SAFE FROM ABUSE HOW WE CAN HELP

‘Safeguarding’ means keeping vulnerable adults and children safe from abuse. If someone is hurting or bullying you or doing something else that causes you harm or distress, like neglecting you or helping themselves to your money, then that is abuse.

All our staff have a role to play in keeping you safe from abuse and are trained to help. If we spot any cause for concern or worry, we will step in. But we also need you to tell us if you are worried that you or someone you know is being abused. We will do whatever we can to help.

YOUTH ACADEMY BACKS TIGERSWe have awarded a community grant to sports club Lambeth Tigers, pictured left, following the tragic death of one of their coaches – 15 year old Junior Nkwelle. The grant will let the club carry on coaching teenagers. More than 50 young people and their parents attended a tournament in Junior's memory at Myatts Field park during the half term break.

BENEFIT CUTS ARE COMINGDON'T BE LEFT COUNTING YOUR LOSSESIn April 2013, major changes will be made to the benefits system. If you are getting any welfare benefits, you may get less if you are of working age (under 61). If you are affected by the changes, don’t panic. Find out your options and plan ahead so you can carry on paying your bills and rent

A NEW BEDROOM TAXUnder new government rules, if you have two children under 16 of the same sex, or aged under 10 of different sexes, then they will be expected to share a bedroom. No extra bedroom is allowed for children visiting at weekends.

Under the new rules, if you have one spare bedroom in your home then your housing benefit will be cut by 14%. If you have two or more spare rooms you will lose 25% of your housing benefit.

A CAP PER HOUSEHOLD ON INCOME FROM BENEFITSUnder the new system, there will be a limit on the benefits any one household can claim. That limit is £500 a week for families or £350 a week for single people who have no children.

The cap will affect most benefits, including housing benefit. Any cut will hit housing benefit first.

The cap will not affect you if:●● you, your partner or child get

disability living allowance or attendance allowance

●● you or your partner gets a war widow's/widower's pension

●● you or your partner gets working tax credit

●● you or your partner gets employment and support allowance with the support component.

LESS HELP PAYING COUNCIL TAXCouncil tax benefit will stop and your local council will instead run a new council tax 'support' scheme instead. Most people of working age will have to pay some council tax under the new system. Your council will have much less money to help people who cannot afford to pay their full council tax.

SOCIAL FUND COMES UNDER COUNCIL CONTROLCommunity care grants, budgeting loans and crisis loans will stop and people of all ages will have to apply to their local council instead for financial support in a crisis. Your council will draw up its own emergency payment scheme.

Mr and Mrs Hassan, who have eight children, get £531 in benefits each week. From 1 April they were due to lose £31 a week from their housing benefit because all their benefits were to be capped at £500. Mr Hassan suffers from a number of health problems and is partially sighted. He was helped by our welfare rights team to make a claim for disability living allowance. It was successful so he now gets an extra £41.10 per week. But it also means the family is exempt from the benefit cap so won’t have to find an extra £31 to pay their rent every week.

Lindsey is a single parent with two small children – a boy aged four and a girl aged six. She lives in a three bedroom flat in Islington. She doesn’t feel she has any spare rooms as they are all taken up by her and her children. But under the new government benefit rules her two children will be expected to share. That means that in April Lindsey will have a 'spare' bedroom and her housing benefit will be cut by 14%. That's £16 a week she will have to find to make up the shortfall in her rent. Lindsey says: 'I like where I live but knew I'd struggle to pay the rent after the benefit cuts so decided to try to get a job. I was nervous as I hadn’t had a job in years. The employment team made me feel much better. They put me on a childcare course, and helped me get a work placement. I found out yesterday that I’ve got a part-time job. With the new job and working tax credit, I’ll now be able to afford my rent in April, and I'll have a bit left over to spend on the kids.'

Household numbersIf you will be affected by the bedroom tax you will need to find a way to make up the amount that will be cut off your housing benefit or move to a smaller home charging a lower rent.

There are masses of overcrowded families wanting a bigger home on www.homeswapper.co.ukWe’ll even offer cash help if you downsize to a smaller home by swapping. Call q0300 123 3456 for the housing options team.

Another option is taking in a lodger or boarder. You will need our permission to do this. If you get housing benefit, the first £20 of rent a lodger pays is ignored by the government benefits office, so that's £20 to help pay the rent.

TIME FOR TEA AGAINArtist Liam Hassan-Beserekumo, who lives in one of our supported schemes for people with learning disabilities, exhibited some of his remarkable paintings at this year's Time for Tea event in Dalston Square.

Joint effort The event was held to mark World Mental Health Day and was the combined effort of local housing and community groups. It has now proved a huge success two years running, with local residents of all ages queueing up for free tea and cake.

'It was a great opportunity to show my art and raise awareness of learning difficulties and mental health,' Liam said.

Our London care and support team ran craft workshops in knitting and ring painting. Gerville and Nina tried knitting for the first time. 'My mum tried to teach me but she couldn’t,' said Nina. 'Now I can do it it’s really fun.'

VIVA THE FANTASTIC NEW HACKNEY DOWNS RANGERS FC!

Residents at Eleanor Close in Haringey, who called the Greening Communities team for help with their shared outdoor space, have made their priority the grassed area at the entrance to the close.

Ready for springAlready the residents have made a mosaic for the outside wall, put in a table and benches, and they’ve planted bulbs for spring. Plans are now underway for a small play area where the children can play safely.

This may not have been a great year for most gardeners, but at Marsh Hill mental health hub our gardeners have grown tomatoes, beetroot, amusingly shaped carrots and much more in their eight new raised beds.

Expert advice Helped by expert project worker Linda Tibbetts, the gardening group has learnt how to construct raised vegetable beds, compost waste matter and deal with garden

pests. They’ve also

taken part in weekly cooking sessions, learning new ways to cook the food they grow. Next year the group plans to grow more fruit, install a water butt, and harvest even bigger pumpkins.

'TIS THE SEASON TO BE PENNY WISEChristmas is an expensive time of year and many people turn to illegal money lenders or loan sharks, ending up in even more debt. Read our top 10 tips for a stress-free Christmas

1. PLAN AHEADWork out a realistic budget. Decide how much you are going to spend on each person and stick to it. Don't lead others to get big hopes about what they'll get from you.

2. SET A BUDGETSet a food shopping budget and stick to it. Don't be tempted to buy expensive brands with pretty packaging. Look for ‘buy one, get one free’ when you do the shop.

THEY GOT THAT JOB!One in four of the first 22 of you to finish our Get that job course have landed a job already, just weeks after completing our three-day October workshops.

All angles coveredFazia from Southwark said the course was 'well planned and delivered'. 'It covered everything I need to get a job,' Fazia added. 'I felt my smile light up the room by the end. Wow!'

Another attendee said: 'Brilliant idea. I've never been to anything like it before.'

Fazia, who plans to work in accountancy, will shortly start a second training course, funded by a grant she is getting because she completed our course.

DON’T BE BLIND TO THE DANGERSWindow blind cords and chains are often overlooked as a danger to young children in the home. The British Blind and Shutter Association has recommended the following guidelines to keep young children safe

●● If you have blinds in your house, do they have a looped control chain or cord without a safety device fitted? It is easy to install a device which tidies the cord or chain away and keeps it out of reach.

●● Make sure all blind cords and chains cannot be reached by

children. Move cots, beds and furniture away from windows and blinds. Remember – children love to climb.

●● When buying a new blind always look for one that does not have visible cords or chains but instead has hidden cords OR an in-built safety device.

WE DID... introduce customer satisfaction phone surveys. We now phone all new tenants once they're settled to ask how they felt about the lettings process, and what we could improve. If you were unhappy with repair standards, we set up a visit.

YOU SAID… You were still having delays and errors trying to get refunds, where due, for communal supplies.

WE DID... set up a new process so we now pay refunds faster and there is less chance that a mistake will be made where a new tenant has moved into a property.

YOU SAID.. you wanted more support from us to take matters into your own hands where a management company is failing to meet leaseholders' standards.

WE DID… produce a new information leaflet that explains the best way to go about reporting problems with maintenance and building defects.

AUDIT COMMISSION DATA SHARINGThis year we will again be helping the Audit Commission make sure public money is well spent.

As part of its anti-fraud initiative, we will share the data we hold on all tenants and leaseholders so it can be compared with information provided by other public bodies. This will help make sure no one is making an unlawful housing benefit claim or illegally subletting properties. We will follow up any suspected fraud.

The Audit Commission uses data this way exercising its statutory powers, set out in Part 2A of the Audit Commission Act 1998. It does not need the consent of the individuals concerned, under the Data Protection Act 1998.
