10 PROJECT DESCRIPTION
1000 Project Introduction
A. The Project Design Description is intended to outline the general scope, building systems, project standards and reference applicable codes to be used as the basis for developing the schematic, design development and construction documents. It is also intended to compliment the various drawings issued by the design team.
1. This document shall serve the following additional purposes:
2. Document specific design direction that the design team has receivedfrom the Owner.
3. Document specific design assumptions or recommendations of thedesign team where the Owner has not given specific direction.
4. Identify and document other sources of design direction such as buildingcode authorities and zoning regulations.
5. This document is intended to furnish information to the Owner toestablish an estimated cost of construction for the project as it ispresently envisioned.
B. This PPD represents the scope of work by CBT Architects.
1010 Project Summary
A. The Project will provide a prominent address for the Spitzer School of Architecture. CBT Architects is responsible to enhance, articulate and deliver the vision established by the Spitzer School of Architecture.
B. The Project is located in New York City. The site is triangular and bordered by 6th Avenue on the West side, W Broadway on the East side, and Canal St on the North side.
C. The building will be 120 tall, with 8 floors above grade, an occupiable roof and 1 cellar floor.
1020 Project Program
A. Reception/Lobby 1. The hotel will have a ground floor lobby at the first floor with an entrance on W
Broadway. The main hotel lobby and reception will be located on the first floor on theeast side of the building. The ground floor and second floor will have a bar andrestaurant. Floors 5, 6, 7, and 8 will have additional lounge spaces.
B. Entertainment, Meeting and Events space 1. Level 3 will have a full floor outdoor space which will act as additional
lounge space to be landscaped accordingly
2. In addition to the restaurant located on the first and second floor, the roofwill feature an outdoor bar

B1010 Floor Construction
A. Gravity structural options studied: Engineer has studied several different optionsprior to the Schematic Design issue on date. Options studied include:
a. Concrete Slab Structure with typical column grid spaced an average of 24 ftapart
b. Outrigger System utilizing steel trusses.
c. Steel Hat Truss System utilizing hangers and steel framing on levels 4-8 andtwo way concrete slab with typical column grid on levels C-3
d. Suspended slab system using pretension concrete slabs tie into concreteshear walls of core.
B. Lateral structural options studied: Engineer has studied the following prior to theschematic design issue on date.
a. Concrete shear walls.
b. Cables bolted to foundation to brace lateral loading
C. Structural option chosen: After reviewing the above options with the architect andthe owner, the structural option chosen for the schematic design issue on 11.3.14was a steel Hat Truss System utilizing hangers and steel framing on levels 4-8 andtwo way concrete slab with typical column grid on levels C-3. The lateral structuralsystem is concrete shear walls at the core.
D. The structure was designed to conform per the following building codes:
a. The structure is designed per the 2008 Building Code of the City of New York,including latest amendments.
b. American Institute of Steel Construction Specification for Structural SteelBuildings.
c. American Concrete Institute Building Code Requirements for StructuralConcrete
E. Design criteria - The structural system shown was designed for the followingloading:
a. Dead Load = Self weight of the building
b. Superimposed Load = 30 pounds per square foot
c. Faade Load = 200 pounds per linear foot
Live Load = 50 pounds per square foot
B20 EXTERIOR VERTICAL ENCLOSURES
B2010 Exterior Walls
A. Description: The main residential core of the building (Levels 4-8) will feature a glass curtain wall withoperable photovoltaic louvers on the West, North East, and South East Faade.Unobstructed glass curtain walls with mullions will be on the North, South, and lower levelexterior walls. The exposed core on level 3 in the center of the building, will be comprisedof concete.
B. Functional Requirements: The Horizontal Photovoltaic louvers will be attached to the glass curtain wall and beoperable to maximize daylighting and solar gain within the building, as well as aid indirecting wind hitting the faade of the building. Each lover will be custom shaped creatingto create the appearance of an undulating surface along the faade of the building. Inaddition to varying the dimensions of the lovers, the frequency at which they occur will bedetermined by the intensity of sunlight on the given faade, ranging from a spacingbetween 2 and 4 feet. The opacity of the glass pane will fluctuate between lovers to createa more dynamic lighting effect across the faade.
C. Components: The Horizontal Photovoltaic louvers will be attached to the glass curtain wall systemcomprised of 4 x 10 double pane glass panels measuring approximately 1 inch thick. ThePhotovoltaic louvers measure approximately 10 by 8-18 with a thickness of 1. The depthof each louver will fluctuate between 8 and 18 to create an undulating surface. The louverswill be made of glass with photovoltaic panels on one side to maximize energy gain to thebuilding.

A. Description: a. Combines the functions of solar shading with the generation of electrical power.b. From Colt Shadovoltaic Louver Product InfoShadovoltaic describes a fixed or controllable external solar shading system that
incorporates glass louvres with photovoltaic cells integrated into the glass so as to generateelectricity at the same time as providing shading. The louvres are available in various colours,surface finishes, patterns and coatings to meet specific design requirements. Both monocrystallineand polycrystalline cells may be used. The photovoltaic cells may be integrated into the glass,either by attaching them onto the reverse side of the glass panels or by laminating them betweentwo sheets of glass.

A. Roofing System 01 (RS01) - Membrane Roofing Assembly shall be constructed as an inverted roof membrane assembly (IRMA). The system will be comprised of the following:

d.) Unit shall exchange sensible and latent heat between outside air and toilet exhaust.

a.) Toilet exhaust systems shall be installed with exhaust fans, registers, dampers and ductwork. Air exhaust shall be a minimum of 50 cfm per water closet.
b.) A Locker Room exhaust system shall be provided for the fitness/spa locker room. Exhaust system shall be installed with exhaust fans, registers, dampers and ductwork. Air exhaust shall be a minimum of 2 cfm/sf.
4. Toilet Exhaust Systems (Hotel Guest Rooms)
a.) A toilet air riser for each toilet shall extend vertically through the floors and ventilate each toilet. Each toilet room will be provided with a two position constant airflow regulator (CAR) damper which will exhaust 50 cfm in the high flow mode and 25 cfm in the low flow mode. The high mode will be initiated when the bathroom lights are turned on.
b.) Toilet exhaust connection to riser will be accomplished utilizing a 22 sub duct for exhaust risers that exhaust upward and fire dampers where exhaust flow is downward.
c.) Each riser will bring the toilet exhaust to the exhaust side of a central energy recovery unit.
1. Commercial Kitchen Exhaust
a.) Kitchen exhaust and mechanical equipment will be located directly above kitchen on level 2 and comply with all standards for ventilation.
2. Miscellaneous
a.) Elevator machine rooms will be mechanically cooled and smoke venting will be provided with exhaust fan controlled by smoke detector.
b.) Ventilation for switchboard and transformer rooms, pump rooms, emergency generator and mechanical rooms shall be provided.
c.) Provide exhaust systems for locker rooms, electrical rooms, employee cafeteria, laundry chute room, housekeeping, vending rooms, etc.
d.) Provide heating for the entrance vestibule, loading dock, stairs, etc.
e.) Provide heat tracing system for all piping subject to freezing.
f.) Provide secondary drip pans with float switch for all horizontal fan-coil units.
D40 FIRE PROTECTION
D4010 Fire Protection
A. Description:
1. The Fire standpipes and combination standpipe/sprinkler systems are provided asper 2008 NYC Building code Chapter 9, Appendix Q, NFPA 13, 2002 edition andNFPA 14, 2003 edition. The facility consists of two zones: high-zone and low-zone. This building is R-1 occupancy. Marriot Design standards are to be providedin accordance with local codes. Fire pump to be connected to emergency powersystem.
A. Functional Requirements:
1. The source of supply for the low-zone standpipe system is via a 1000 GPMAutomatic Fire pump located in Cellar C-2. The automatic fire pump is supplied byone 6 fire service from 7th Avenue and one 6 fire service from 45th Street. Thehigh-zone and low-zone standpipe systems are interconnected in the Cellar C-2level. The high-zone is furnished with fire reserve tank capacity of 30,000 gallons,15,000 gallons in two tanks, and special service fire pump. Primary water supplyfor each tank is supplied by a dedicated tank fill line that feeds the buildingdomestic water system also. The special service fire pump for high-zone is locatedon Mech level 1 of the hotel. The pump is rated at 750 GPM and will pressureboost the upper portion of the combined fire standpipe/sprinkler system.
B. Components:
1. Fire Standpipes and Combination Fire/Sprinkler standpipe and sprinkler risers arelocated within fire rated stair enclosures. At each floor level at stair landing, thereis a fire hose valve, sprinkler connection with branch valve and tamper switch,water flow alarm indicator and inspectors test connection
D4030 Fire Protection Specialties
A. Description:
1. This building contains several occupancies that will be designed for eachseparately in each fire rated area.
B. Functional Requirements:
1. Sprinkler demand will be calculated based on occupancy and use classificationindicated in the New York City Building laws, as follows:
a.) Light Hazard - Hotel rooms, corridors, gymnasium, restaurant seatingarea, and lobbies, are designed for a density of 0.10 GPM/Sq. Ft. /minimum per apartment or in 1500 sq. ft. Quick response heads to beinstalled in light hazard areas.
b.) Ordinary Hazard (Group 1) - Storage, commercial kitchen, and mechanicalrooms are designed for a density of 0.15 GPM/Sq. Ft. / minimum in 1,500sq. ft.
C. Components:
1. Sprinklers specified for different hazard areas shall not be mixed in the same firearea.
2. Smoke Exhaust
a.) The smoke control systems comply with Marriott Design Standards Module 14, NFPA 92, and NYC Building Code 2008 Section 909 for life safety purposes.
b.) Mechanical smoke exhaust is required in all public areas, including the guestroom corridors, pre-function, meeting rooms, ballrooms, lobby, restaurant, nightclub, etc. to comply with Marriott Module 14 and NYC Building Code 2008 section 909 Smoke Control System in its entirety. A manual post fire smoke purge system is not acceptable.
b.) The smoke exhaust system must activate by both area smoke detectors and water flow alarms-independent from each other on guestroom floors. On non-guestroom floors, the smoke exhaust system must activate by area smoke detectors.
c.) The smoke exhaust system for the different spaces can be achieved by a series of exhaust fans located at the floor. The fans will connect to a plenum that will connect to a louver. The exhaust fans will be emergency power system.
d.) The air intake for the smoke exhaust system will be through either motor operated louvers located or make-up air fans and will be on emergency power system.
a.) Manual fire alarm pull stations must not activate the smoke exhaust system.
b.) A manual override is required.
3. Stair Pressurization
a.) The mechanical pressurize stairwells are in compliance with The Life Safety Code, NFPA 101. The stair pressurization system must have a pressure difference across the barrier of not less than .05 in. water column.
b.) The stairs will be provided with a stair pressurization system. Each stair will have two (2) fans located on the 10th floor mechanical room and the roof mechanical room.
D50 ELECTRICAL
D5020 Electrical Service and Distribution
A. Description:
1. The electric power distribution system shall include all the elements necessary toconduct electricity in an approved, safe manner to all lighting fixtures, airconditioning equipment, sanitary equipment, kitchen equipment, elevators,appliance outlets, and signal and communication equipment.
D5030 General Purpose Electrical Power

a.) The main fire alarm control panel (FACP) will be located at the mainentrance lobby the main fire alarm control panel is installed in an areamonitored by a hotel personnel at all times. In addition, the systems willconsist of a remote annunciators, Data Gathering Panels, manual pullstations, area and duct smoke detectors, heat detectors, audible(speakers) and visible (strobes) devices, two-way fire departmentcommunication devices, auxiliary devices and equipments and allinterconnected wiring.
b.) Area smoke detectors are required in all public common areas formechanical smoke exhaust activation such as lobbies, restaurant, meetingroom/ballroom, public corridors, etc.
c.) Area smoke detectors will be provided in top of elevator shafts, elevatormachine rooms, and all mechanical, electrical and telephone equipmentrooms. Weatherproof type fire alarm devices are required in allunconditioned areas.
d.) Ensure all guestroom smoke detectors are system photoelectric type withsounder bases. The smoke detectors must only sound a local alarm andreport back to the fire alarm panel with the exact location.
e.) Duct mounted smoke detectors will be provided for the air distributionsystem per NYC Mechanical Code.
a.) Manual pull stations will be provided not more than 5 feet from entranceto each exit.
b.) Sprinkler system water-flow switches and tamper switches will beconnected to the fire alarm system via addressable monitoring modulesfor alarm and trouble indication.
c.) ADA compliant strobes will be provided in common use and public areasand large mechanical and electrical rooms, and selected hotel guestrooms.
d.) Emergency voice/alarm communication devices will be provided atelevator lobbies, corridors, rooms and tenant spaces exceeding 1,000square feet, hotel guest rooms, areas of rescue assistance and stairwells.
e.) Generator, fire pumps and fire water storage tanks (if required for thisproject) will be monitored by the fire alarm system via addressablemodules.
f.) The Fire Alarm System will be connected to the Central Monitoring Station.
g.) Ensure a fire alarm speaker is installed in all guestroom sleeping areas forgeneral alarm notification purposes. Hearing-impaired guestrooms musthave a speaker/strobe in the sleeping area and a single strobe in thebathroom. The strobe must be programmed to activate upon local andgeneral alarm.
h.) Install magnetic door hold open devices for all meeting room/ballroomentry doors serving the public corridor. The magnetic door hold opendevices must be monitored by the fire alarm control panel and releaseupon general fire alarm with its associated zone.
i.) Provide signal circuit and auxiliary function disconnect capability byindividual disconnect/disabled buttons at the fire alarm control panel forthe following:
1.) Speaker/Strobe (Audible/Visual). 2.) Magnetic Door Hold Open Devices. 3.) Elevator Recall. 4.) Stair Pressurization/HVAC.
3. Ensure all fire alarm devices correspond with the permanent guestroom roomnumber signage and stair signage.
