IM Global Property Consultants Sdn Bhd (IMG) with registered address at No 47-2, Second
Floor, Wisma IMG, Jalan 3/76D, Desa Pandan, 55100 Kuala Lumpur was incorporated in 2005
to suit the present and future services encompassing property consultancy, facilities and project
management within Malaysia and Asia Pacific Region. Since then, IMG has been actively
involved in the valuation, real estate agency, auction and project management services.
IMG is a fusion of young energetic entrepreneurs with innovative ideas taking full advantage of

2.4 Statutory Reporting
Valuations are required for different accounting purpose in the preparation of the financial
reports or statements of companies and other entities. Examples of different accounting
purposes include measurement of the value of an asset or liability for inclusion on the
balance sheet, allocation of the purchase price, impairment testing, lease classification
and valuation inputs to the calculation of depreciation charges in the profit and loss
account.
Asset Impairment Test / FRS Valuation
Undertake impairment reviews for intangible assets, particularly those with
indefinite lives, goodwill, property investment and other intangibles reported in
the balance sheets.
Provide breakdown values of land (freehold or leasehold), buildings, biological
assets (cultivation), plant, machinery & equipment, motor vehicles and office

Real Estate Corporate Finance Advisory are required for different purposes including
acquisitions, mergers and sales of businesses, taxation, litigation and insolvency
proceedings and financial reporting.

Real Estate Corporate Finance
Financial Modeling – The task of building a model for a financial decision
making situation which is designed to represent the performance of a financial
asset or a portfolio or a business, a project, an asset, or any other form of

Yield Calculation – The rental yield is calculated after incorporating prevailing
rental rate and the cost of investment. The rental yield is inversely used to
