Currently, the company holds about 20 buildings, each houses

commercial and residential units, and about 30 commercial and residential

independent and compound villas, shops, garages and warehouses. These

properties are strategically located in key areas across Dubai, specifically the

central districts of Al Karama, Al Satwa, Bur Dubai, Deira, and Jumeirah, and

across Sharjah. The company’s main office is situated in Sheikh Zayed Road,

Al Wasl area. It also has a satellite office in Buhaira Corniche, Sharjah.

Nad Al Shiba Real Estate gives credit to the people behind its

continuous success. The company boasts of its hardworking and highly

motivated staff. As high regard, the company commits itself to promoting

COMPANY HISTORY

Then history of Nad Al Shiba Real Estate shall be spoken of the history

of how the UAE’s economy as well. Stories told all over again about the

greatness of Dubai’s visionary leader, the late Sheikh Rashid bin Saeed Al

Maktoum. Under their governance Dubai made a big leap towards a booming

economy. Every economy has experienced ups and downs. For Dubai, the

upswing of the economy merely revived in 1990’s during the time of the First

Gulf War and the Iraqi occupation of Kuwait. This was also the year of

mourning for the Emirates nation for the passing away of a great leader.

However, it was never a sad ending for Dubai. Dubai lost a great leader but

gained another one, Sheikh Maktoum bin Rashid Al Maktoum. During this

time, oil prices are at the highest and Dubai has the most advantage because of

the Jebel Ali Free Zone, which was created in 1980. Most of the supplies to

the reconstruction of the oil field after the liberation of Kuwait came through

Jebel Ali and as expected, the business upturn that followed the First Gulf

War was enough to compensate for a slump in local business. Consequently,

hotels, offices and other real estate project followed. From way back then, the

economy of Dubai has consistently stepping up.

With all these events, a humble man, saw the increasing need for

housing units as well as commercial spaces in Dubai. This was the time Mr.

Hilal Salim Bin Tarraf, with the help of a friend, initiated the foundation of

Nad Al Shiba Real Estate in 1993. During the company’s early years, it only

managed one building in Karama. The office, where all the business activities

are taken cared off, was then headquartered in that same building with only 5

employees. As the years passed, the sole owner of the company grew the

company under his management. It began to acquire new buildings as early as

1995, only 2 years after her started the business.

The company’s success continued. As one of the pioneers in the real

estate business, following the great real estate developers like Nakheel and

Emar, Mr. Hilal had foreseen that the economy will face a constant economic

upswing. Nad Al Shiba Real Estate grew bigger as the years passed with the

acquisition of buildings, villas and other properties for leased. The growth of

the company led to an increase number of employees. Mr. Hilal stepped out as

the manager to be the company’s great adviser, and then hired a new manager

whom he entrusted most of the entrepreneurial decisions. The new manager

served well but had to step out in 2001 for personal reasons.

In 2001, Nad Al Shiba Real Estate was under new management in the

person of Mr. Khalid Al Bahtity, an Egyptian national. This was also the time

when Mr. Hilal had to stop working and pass the full responsibility to his son.

Mr. Mohamad Hilal Salim Bin Tarraf, the Managing Director and Sole

Proprietor of the company. The office moved to a more appropriate place in

Sheikh Zayed Road, Al Wasl Area, where today has the easiest access to

almost all establishments. The new management did not face reluctant

activity. In the first phase of Mr. Bahtity’s governance, he was already faced

with a sudden change in the real estate industry. In 2002, Dubai issued a

decree allowing foreigners to buy property freehold following quite

unsuccessful the 99-year leases for foreign purchase. The giant real estate

developers were the most successful during this time, constructing and selling

of low-rise villas and high-rise towers. On the other hand, Nad Al Shiba Real

Estate did not allow himself to be drifted apart from the competition. The

company released very effective marketing strategies, spearheaded by its

manager who is empowered with undeniably great managerial and

entrepreneurial skills. The company expanded its ventures to Sharjah and

even acquired new properties and attracted investors and property owners as

well. It grew bigger in terms of investments, activities, markets and human

resource.

As to date, Nad Al Shiba Real Estate remains one of the largest

companies in the UAE still under the management of Mr. Bahtity and

directorship of Mr. Mohammad Hilal. Its growth and success is proven by the

establishments of other business ventures—Nad Al Shiba International

BUSINESS ACTIVITY

Leasing is the backbone of our company. We are maintaining properties

that are situated in central business districts of Dubai and Sharjah.

The larger portion of our activity lays in Dubai, which is the more

developed emirate. The properties are located in the busiest districts such as

Al Karama, Al Satwa, Bur Dubai, and Deira, best for people who prefer to be

near establishments and for business entities that are looking for a high

volume of human traffic. Other properties like compound and independent

villas are suitably positioned in the calm and peaceful streets of Jumeirah and

Umm Suquim. The villas here are perfect for people who seek tranquility after

a stressful day at work. There are also commercial villas that are strategically

positioned near famous landmarks like Burj Al Arab and Wild Wadi. The

satellite office in Sharjah on the other hand, handles buildings which are

accessible to transport, affordable shops and shopping centers.

The company employs only the traditional marketing strategy but very

effectively. We do not rely too much on print ads. As we have known for

In this rapidly growing economy, it is a must that we have the ability to

respond quickly to what the market dictates, in terms of current policies and

competitive price. We have established our position in the industry for 20

years already; however we still acknowledge the threat of new competitors.

To keep the market aware of our brand and maintain the company’s position,

we practice to keep a room for improvement in every aspect of the company’s

INFRASTRACTURE

As a premiere real estate company, our main strategic investment

is allocated to maintenance of existing and acquisition and construction

of new buildings and other properties that can cater the rental sector of

UAE, specifically in Dubai and in Sharjah. We currently have about 15

commercial and residential buildings and about 30 commercial and

residential compound and independent villas, shops, garages and

warehouses in Dubai. In Sharjah, we are managing five high-rise

buildings, all of which house commercial and residential lessees.

Our investment ventures are not only kept on properties; we are

also open to other opportunities that are in line with the current

business. In fact, we are in the process of widening our horizons,

Currently, he is the sole owner of Nad Al Shiba Real Estate. Aside from the properties under the management of NASRE , Mr. Mohammad Hilal also owns one of the biggest shopping center in Dubai, the Lamcy Plaza, and some properties in Fujairah. He has been very successful in its endeavors and other business ventures. His name is known to UAE and other neighboring countries for he has already made a great mark in the industry. CURRENT TRENDS AND DEVELOPMENTS

However traditional our main business activity is, our company is

abreast of the current trends in the market. Advances in technology are

being integrated in the whole business process.

Developments in the rental sectors especially in Dubai have

progressed at a rapid pace. First in the list are changes in policies and

new regulations that the Rent Committee is implementing. One of the

major changes is the implementation of EJARI system in Dubai. This

was set off to regulate rental prices in the market. During its

commencement, real estate companies were summoned to attend

seminars. NASRE, as a rule abiding entity as it always been, humbly

complied with the new policy maintaining its credibility to the UAE

government. Thus, our staffs are well-trained professionals that can

participate greatly in the industry.

New buildings are being constructed and priced at the lowest

possible rate, which has greatly affected the real estate industry. Most

of the real estate companies were obliged to lower their prices. Through

the efforts of NASRE’s management, the company was able to maintain

its rental rates, still in compliance with the government’s rental index.
